Member EdVinMass sent the following for your reference, and his scan of the
document is attached. When you open it in Adobe reader, you will be able to
search it.

The VCCDD website has a watered down version of the restrictions, but it
leaves out a lot. So I had The Villages send me copies of the restrictions for
the original Orange Blossom Hills and also one of the newer villages.

I scanned the newer one in and converted it to a searchable PDF and added
a footer indicating it is a Sample Only.

I think this would be very helpful for wannabes like me wanting a closer
look at the restrictions. The declarations are public information so it should
not be a problem to post this sample on TOTV.

I can also scan and convert the Orange Blossom Hills document since it
differs from the newer villages in a number of ways. Just let me know.

Thanks, you answered our question before it was asked.

OK - I don't live there yet, so bear with me. Why is there seemingly a separate document for Orange Blossom Hills? Does the Lake Sumter document cover everything else in the Villages or are there others?
thanks.

Each village has a separate set of covenants and restrictions. The original villages, Orange Blossom Hills (and Village of Silver Lake) established in the seventies, was on the eastern side of 441/27 and was essentially a mobile home retirement community. When TV expanded to the west side of 441/27 in the nineties, it quickly evolved to site built homes and the restrictions were modified to keep in synch with the changing times and preferences.

A prime example is that the statues and pink flamingoes that were popular in older mobile home communities are allowed in Orange Blossom Hills, but not in the newer villages.

Although there are minor differences in the restrictions of each village, generally the Orange Blossom Hills document is indicative of the older historical side and the Lake Sumter document, the newer villages.
