I've just been viewing "The Cottages" new homes on TV site. They are for sale, not rent, as I've read in other posts. Or, are these "cottages" different from the ones that have been talked about as being for rent in the Lifestyle Preview?
Another odd thing about these "cottages" is that while one of the styles is 1392 square feet and it looks like an Amarillo, it has a different name, Sun Kissed. The floor plan is not yet available. Other new styles and names for view.
What can you tell me? Are these the same cottages that others' thought would be for rent? Anything else to know?

Go to .www.thevillages.com, click on "Homes" and you'll see where to link to The Cottages (There's a red star ... well, kind of a star.)
I'd share the exact link with you, but I'm on a new computer, laptop, and I don't yet know how to cut/paste on the darn thing.

It seems "The Cottages" are in Amelia. ANd check those prices! TV is clearly responding to the current market with these homes.

The sun kissed is 1392 square feet. A corner lot was $160 something. It looks like they have a regular 2 car garage instead of the 1 1/2 car garage that the patio villas have. And it appears they are 3 bedroom. They are advertised as low maintenance, so I expect the lots are tiny.

Yes...it looks like they are very smiliar to other Amelia homes....just not with the Golf Cart Garage. I saw prices from $130's to $190's.....must be the view or lot size that matters.
Interesting.

These are The Cottages in the Village of Amelia and I agree that the prices are different from what we paid for an Amarillo in Amelia. I'm not sure what the differences are in the Sun Kiss model over the Amarillo model. It will be nice to see a floor plan when they become available. In hindsight I guess we should have waited a little longer to buy considering the lower prices in TV now and the fact that we haven't sold our home yet. Oh well! But we do love TV and now we have a place to visit on a regular basis.

They almost look like a cross between a ranch and a patio villa. Another choice for buyers in the less expensive end of the market, and that's a good thing in these times.

It is good to see market movement, Steve, but it also makes me wonder if there is a master plan that MUST be followed or is density not an issue. I would love to see the balance of building types there are now in TV.

There are many over half million dollar homes in Amelia. I saw some new homes on the way home near Havana CC and I remarked they kinda looked like barracks. But they weren't landscaped yet. They will be beautiful I am sure.

That's reassuring, GG. Perhaps this change in plans has been expected since the inception of TV buildout.

While they look really nice, the model homes newly listed as "The Cottages" are nowhere near the style or value of the cottages used in the Lifestyle Preview program. I believe the Lifestyle Preview cottages would sell for a minimum of $500K, and I wouldn't be surprised to see some of them in the $750K+ range; maybe even higher. They are really high quality homes in one of the best locations possible in the Villages. We stayed in one, and the only drawback was it's lanai's location on the road, looking toward the supermarket. But I could live there, as it was a gorgeous home - 2B/2BA with a den.

We viewed these "cottages" with our in-laws sales agent the day they became available. It was a friday about 3 weeks ago. Our agent said that these were a trial by the villages as they were an attempt to use lower quality products and less features. They are exactly the same old floor plans with just new names. They were actually pretty impressive since they were suppose to be lower quality. Things like no sliding pocket doors to guest bedrooms in the old amarillo model, but really not much difference from what I could tell. Some still had vaulted ceilings and six panel doors. Oh yea, they didnt have garage door openers.
They were putting all types of homes there. Including patio villas and CYV on full size lots right next to ranches. Of course you then had the full size lot bonds.
The villas started in the low 130s. My inlaws would have considered there except the lots were pretty sloped.

I also looked at "the cottages" three weeks ago when they became available. It seems that they took basic models - such as the patio villas - put them on a larger lot with full bond. The prices were lower as they left out a few features - some had flat surface fiber doors (not pressed 6 panel fiber), no ceiling fans (the wiring in the ceiling was capped), no washers and dryers, no automatic garage door opener, no window blinds and a few other missing items. The new cottages may appeal to someone that wants to do these upgrades themselves.
Our choice for a rental was to purchase a "normal" patio villa with these items and a lot lower bond. The larger lot may appeal to some buyers, but, to us it would be more maintenance.

As for the patio villas, our realtor said they are a "test model" that may replace the patio villas. They are supposed to be like an Amarillo, but are distinctive in that the lanai is on the side or side/front and not in the back. Personally, I don't like the patio layout. From that standpoint, they look more like a patio villa than a ranch home. That said, when they are occupied and people add their own landscaping and other touches, I'm sure they will look fine. :)

Wow, we just got bubbles in our pee! We were so excited thinking the cottages at LSL were finally for sale. We stayed in one during our Lifestyle Preview and absolutely loved them. Those little Cape Cod cuties with verandahs. A stone's throw from the Lake and from LSL. No, what a disappointment, not "The" Cottages.
As Collie pointed out, they'll probably sell in the $500,000 to $900,000 range, if ever they are placed on the market.

I went out to Amelia and looked at the Sunkiss. It is the same as my Amerillo
Name change and lower price trying not to make Amerillo buyers that paid a high price not to feel to bad.

When looking at the pictures of the cottages. If you scrool down to features this stands out on all the houses I looked at Appliances: Garbage Disposal thats it. Do you have to buy all other appliances yourself?

If TV is advertising "cottages" for $200 K or less, they surely aren't the cottages near the water at Lake Sumter Landing. Those cottages are beautiful and I'd guess are going to sell for $500K or more. The LSL cottages will probably be sold including their absolutely stunning interior furnishings.

I believe the ones they are talking about is off of odell circle,, north of 466A the ones beside lake sumter landing are really nice,, those would be high dollar if sold.
