In the summer it smell's. Some people want to think it is the golf course but it is the dump. I was here before the golf courses were built and it stunk. Take a ride on morse blvd. and see for yourself when it gets a little warmer.

South of 466a, the smell is an issue, but is probably somewhat exaggerated. There are water/drainage issues in many of the villages south of 466a. Getting these corrected can be an unbelievable headache.

Agree - but it doesn't answer the question. We lived north of 466A, not far from Colony, and the "dump" was never an issue. It is actually a facility for yard waste and construction debris - no garbage. You can take a ride up there and see for yourself. When we had a large amount of yard debris we would take it there to dispose of.

Regarding any smell from the dump located off 466a. We live in the Village of Sanibel, less than 1 mile from the dump. We have been here full-time for four years and have never had any smell from the landfill.

I bought new from The Villages and although I'm very happy with my house it was a harrowing experience.

If you're going to pay cash, it's not a problem, but they give you a closing date 30 days from the day you sign the agreement to buy and there is a $250 per day fee for every day that you are late. Additionally, there is no loan contingency with The Villages. You have to put 10% down and if you dan't get the loan for any reason, you lose your deposit.
