Is there an extensive continuing shower construction problem in the Villages?
Our contractor says he is doing shower rebuilds on houses 1-2 years old south of 466 as well as much of Santo Domingo. Our contractor says many showers are incorrectly built and leads to failures. He was surprised there isn't a class action law suit occuring due to the large number of failures and expensive cost of rebuilds. Is this true? Write back and note if you had shower failure and your village name. Let's see if this is true.
Failure shows up due to moisture under tiles causing mold, grout discoloration, water logged walls near shower, failed tile due to swelled backing boards. The showers are built without proper pan under tile, plugged weep holes, wall boards in contact with floor and other problems. End result is $3,000 repair/rebuild of lower half of shower.

I had some folks out to look at my grout in my shower. They told me the same thing that you have written about. They quoted me $3,400. to correct the problem. I havn't done anything yet. The people that I had out were to call me back with some people that they had done the same job for but that was a couple of weeks ago and I haven't heard from them.
I to have wondered if others have had this problem and if they had it corrected at less than the $3,000 area.

We had a similar problem about six months ago. Our house is in Sunset Pointe built in 2005. We called the Warranty Department and they sent an inspector come out. The inspector then called Great Lakes Carpet & Tile (the installer) and they sent someone out to look at the problem. The bottom line was they rebuilt the whole shower stall at no charge to us. We were actually shocked that they covered the problem on a three year old house.

Have you found a problem with the plumbing as well? I am having a problem with shower head leaking and kitchen sink leaking. House is 3yo.

Only problems in our 4 year old Gardenia:
Dishwasher quit working
Kitchen sink faucet leaks
We purchased a home warranty for our home. Is there a home warranty policy that we can purchase before we move into our home in the villages? It seems that the experiences you all have had, should be covered since these are new construction. Anyone pro-active out there?

If I recall the Villages warranty is 1 year on everything and 10 years on structural issues. A call to Home Warranty at 352-753-6222, should answer the question.

CJ, check with your agent/broker. There are home warranty companies here in Florida.
If you are buying new from The Villages you should not need one. If you are buying pre owned, as a former agent/broker, I highly recommend you consider one.

We have a ranch home with a Vikrell shower enclosure - floor pan/drain section, three interlocking walls and glass door/wall. Initially a portion of the drywall at baseboard level opposite the shower head outside the glass wall was wet. There didn't seem to be any way for water to get there, but it was there none the less. After several attempts to fix the problem, the warranty guys sent a crew around to remove and totally reinstall the enclosure and in the course of doing so used around half a dozen tubes of silicon caulk to ensure water could not get through any cracks. Problem fixed :coolsmiley:
I've had nothing but positive experiences with the warranty people.
