What are the positive and negative issues of a lot backing to a preserve? Would there be more insects?

I visit a lot of homes here in TV's and those which back to a preserve definitely have way more bugs. Not necessarily inside, but outside, on the doors, windows and screens for the lanai. The positive obviously is you have a lot more privacy.

Build a birdcage. We live on a lake and a preserve. Gorgeous, birds galore of all types, sparkling blue water. We can see people out on the lookout when they are viewing what we see all day. Sometimes there can be mosquitoes but not all year, and again, get a birdcage. The mosquitoes are not out in the day and it is very peaceful and interesting to live on a preserve. Go for it. We did and are very happy. It's peaceful and private.

We lived on a non-preserve lot for several years before moving to a preserve lot and have noticed no difference in insects. We have seen far more other creatures -- frogs, snakes, rabbits and of course lots of birds. Definitely build a birdcage and enjoy the glorious privacy (no golfers wandering around) and view -- and listen to the frogs croak at night.

We live across the street from a pond. Great view of birds,but when they fly over the house, lots of presents are left on the screens

Privacy, glorious views of nature and wildlife and seasons, yes seasons.


More bugs on screens, not in house, but not if you have a nice birdcage.


We envy our friends with views of preserves. I personally would prefer it more than a golf course view, but not Sweetie.


Osceola Hills has some breathtaking lots.

Love ours, the birds, hearing the frogs, I'm a nature person so it was perfect for me. We lived on a golf course for 2 years and moved to the preserve and love it. My husband was hesitant as he loved the golf course but once we moved to the preserve he loves it even more.

Some north end residents are upset about the reality that lakes ponds and preserves morph over a period of years. Trees grow and obscure views. Invasive species pop up, etc.

Displeased residents are now claiming that the" Developer" had mislead them and charged a premium for lots that now have blocked or less attractive views.

Make sure that you understand that these areas are on their own and that there will be little or no intervention to maintain the present conditions.

I believe Osceola Hills abuts the east side of Lake Deaton. Untouched, all woods, nothing to worry about.

The lots that we saw yesterday were in the new section of Pine Hills (Lake County) and required Premiere homes. Beautiful views but pricey---one lot for sale @ $695,000----others only $495,000! Bugs and various "critters" live in or near what I call a swamp----others might call it a Preserve. The views are beautiful but there are other things you might want to consider before you decide.

You are right as usual and on the plat the area frequently says "may or may not hold water". It is kind of like any vacant land anywhere, it MAY change.

Preserves reflect nature's beauty. Preserves reflect nature's allure for all of God's creatures. Waterways are essential for all of God's creatures.

Nothing is certain but I do anything I can to discourage God's creature from finding my property hospitable.

Life is a trade off so there are many acceptable choices for people here.

I think you've made a wise decision. You will enjoy the birds and privacy.
One word of caution --- if you have pets, please be prepared to always supervise them closely.
There are coyotes (usually very shy) and other creatures living in preserves.

The wording in many (all?) for the agreements indicates that bodies of water may or may NOT contain water. Keep this in mind as during a drought condition your very expensive view may be negatively impacted. There special screens available for lanais and birdcages that are 'animal resistant'. I have these for our lanai and birdcage, I wanted to keep the cat safe. No idea how effective these would be against a coyote. Do a search on CDD1 complaints about invasive species, and Evans Prairie area about deterioration of wetlands. As stated above the view you pay for today is not guarentted to be there tomorrow.

I'm with Sweetie on this choice. A carefully chosen golf course lot is my preference too. Sweetie is a wise man--in more ways than one.

There are some beautiful golf course views in Osceola Hills also.

If you opt for a golf course lot, please be careful.
I suggest you make sure the golf cart path is not close to your house.
Gas golf carts can be noisy and smelly. So can golfers. :evil6:
I suggest you also make sure you aren't in an area where balls can go astray and break a window.
If you can get a view of a pond, go for it. There is nothing more relaxing than the sounds of birds and frogs.
