We have some questions about buying a new home in TV, so do any of you know of a realtor to recommend?

Have y'all been here yet? I know you have had several issues and worries so far. Glad to hear The Villages has held up to scrutiny.
In about a minute a person who either IS an MLS agent or was one will tell you that the Sales staff for The Villages are NOT realtors, spelled with a big R. I love that the Sales Staff for The Villages generally doesn't PUSH or stalk you.

I would strongly recommend Lance and Sharon Hamilton. What a great realtor team. Live in Pennsylvania and always sent new listings and kept in touch and found us our dream home in The Village of Pine Ridge.

If you are buying a new home here, you cannot use a realtor. You use The Villages sales staff. I highly recommend Justin Wilson. 352-753-2270.

Correct. He could not be more personable, low key, and professional. We never felt pushed, rushed or urged to buy. In fact, Justin recouped a good size sum of money for us from a previous deposit. He has sold homes to three of our friends.

We bought our new home using Priscilla Hart. When we were not able to buy while we were here, her helped by email, and when that did not work, she was very helpful in finding a lot so we could build. As far as we are concerned she went out of her way to help. She can be contacted at the villages sales office.

Another vote for Beth Pope. I believe she now lives in TV. Personable, efficient, professional and knows her stuff.

We had good experiences with Kelly Shipes at 954-431-5311. She gave us a lot of useful information and insight when we were still a year out from buying, helped us buy remotely while back home in NC and never gave us any pressure. It's been almost a year since we bought and she's still helpful as ever whenever we have a question.
Judging from all the recommendations, it sounds you you wouldn't really go wrong with any of the staff from The Villages if you're thinking of buying a new home. If you're thinking of buying a pre-owned home, those might be listed by The Villages or not. If not, you'll need to find an outside realtor and I've got no recommendations with that, having not dealt with any.

Jim McLauglin helped us with both of our homes here. He is laid back, very wise and diplomatic and married to a wonderful woman named Patti.

I had Nitin Mhirbat 352-874-6373 for the Villages listings and for the homes not listed by the villages I used Ken Weber 352-396-0789. I would recommend both. And you will need 2 to have the access to all listing in the Villages. I bought one listed by The Villages and Nitin was a great help.

I would highly recommend Audrey and Kevin Sullivan. 352-516-4836 (Audrey). 352-516-4842 (Kevin). Very personable couple who looks out for your needs. They can show you new and preowned homes. Some people have a misunderstanding about the Villages Sales representatives. They do have a Florida real estate license.

Thanks very much for all of your responses. We have a contract for someone to buy our house in Virginia and, if the deal goes thru. we will head to TV in the middle of May, rent for awhile, and almost certainly buy a house.
We have been looking at houses for the last few months but have found very few resales we would want to buy, so we will probably buy a new home. We like Osceola Hills because we could get to both the Neighborhood Pool and the Village Pool without having to turn left onto a 4-lane road like Hillsborough or Moyer or Pinellas.
Based on what we have seen on the computer, we think we have a good idea what type of house and what type of lot will suit us, but I know we will surprised to see everything in person.

Except for a few new homes that John Porta has built in the historic district, you can only buy new homes from Properties of The Villages. I used Nitin Khirbat for both of my homes and he was very good.

We used Chris Terrill, sales and marketing rep when we purchased our home 2 years ago. She is great! Not pushy at all and very patient! Her phone number is 352-304-0463.

We love, love, love Judi DiPietro!! She gives a party at Katie Belle's for all of her past/present clients every year and I just took my friend with me to this year's luncheon. My friend said, "She is AMAZING! We never heard from our sales agent again." She sends an emailed quarterly newsletter, is available always for your questions (like this year when I needed info on the value of my house vs lot it sits on, and she sent me the website for the info in about two minutes!) and she's just one of the nicest people on the planet.

Jim VanOstran with Grizzard ERA if you are looking for a resale. Be sure to look at homes listed with The Villages Realty AND with an Independent Realtor or you will miss many available homes

Congrats on the VA contract!
Glad you have whittled down what you will need in the Villages - but - please also remember that it will likely be some time before you have shopping and services which are not yet available to those new villages. You have surely read that here and are aware.
