Last night a group of us went to see RATR's and the Bowzer Christmas special. A ton of fun. Anyway, a member of our group stated ..."all the 300 new homes in Buffalo Ridge at Sumter Landing are rented through the winter into spring." You gotta be kidding me.

Doesn't sound like a joke to me, rshoffer, as we sit in yet another snowstorm, (BLIZZARD), this AM and we haven't even reached the beginning of winter. We have seen so much ugly weather to date in the Upper Midwest and I think people want out of this junk for awhile, (perhaps permanently). May I remind all of you living in TV's right now just how lucky you are? A white Christmas is way overrated, arrrgghhhh! :cus:

As I've said before.....I now believe that the good Lord never wanted anyone to live where they can see their breath.......geez, the BIRDS are smarter then i am, THEY leave NY for the winter.
I wanna live where the Palm trees live. I just got back from some early shopping...cars skidding everywhere, trying to push the shopping cart through the snow. The roads are not plowed yet, etc.

927 days....then all this will be a distant memory.

Getting back to topic, I think that many snowbirds took a hit in their retirement savings, and may change their snowbird plans....but some hopefully minimized their risk with their nesteggs, and can still rent for the winter. Their may be less, but I only need one, and am confident that my place will always be rented during "season" until I live there myself for good.

My place is usually rented for the next season by January the year before.

This is our first winter in the sun. Anyone who tells you they love the snow is streaching the truth. Hey Frank, I was born in Batavia and grew up 18 miles to the west (Akron) where we got some real snow. You know the lake effect snow (Lake Erie) ends at Pembroke.

My own opinion is that is more rumor than fact. I called the lifestyle preview office the other day to get some clarifications on new terms/benefits and the lady said they are renting Creekside (old Buffalo field) starting Feb 1. There are 202 units there, far more than the cottages they had before near LSL. Very few private homes were probably used for lifestyle in prime Jan/Feb/Mar months. So, TV has far more supply than they used to for preview. I didn't ask for specific dates but I didn't get the impression that they were sold out yet for the prime months.

A few tidbits...for Feb/Mar, the rates are 150 or 175 per couple per night; 175 probably for the 20 or so designer homes and 150 for the Villas; homes include bicycles and a 2 passenger gas golf cart. Usual, non-specific assortment of restaurant meals and 1 or 2 rounds of golf depending on how long you stay. If 4 people stay there, the second couple pays an extra $50/night for the golf, meals, etc. No twin beds...so, not a good location for 4 college girlfriends to spend a week. I still contend this is a great directon to point your friendly visitors who either like their privacy or whom you'd rather not have underfoot all the time.

As to the rentals....thanks for the info. Perhaps the fact that more boomers are thinking about Florida retirement, and their numbers are just beginning to show will or are already offsetting the downturn in the economy. There will always be those who have the means to check out and acquire the good life.

The 200 "cabanas" were thrown up in a heartbeat because the Developer had information that there would be sufficient rental demand during the 2009 high season. As construction began, the reservations poured in. However, as the economic crisis deepened, there have been far more cancellations than anticipated.

This info comes from our secret source in the TV rental department.

ps: our northern home is between Niagara Falls and Buffalo and we get much less snow annually than folks 20 miles to the south or east of us. So even though we just got back from a brief period in TV and there is some snow here, it will mean a white Christmas. And to me, they are NOT overrated!

If those new villas and designer homes were built as long term rentals.....they will be vacant. At $175/night that is $5250 per month. I think they were for the come and see me visits.

You would think we in TV are encapsulated and apart from the world.
If they are truly rentals would there not be a promotion of some sorts...some where?
Or has it been blanked from access if one lives in TV.

It is too easy to find what they are as they would be happy to have a customer.
Instead we are trading rumors and inputs from secret sources and contacts.

Try to rent or buy one...they will tell you all about them and be glad to take your money.

Maybe I will try just to have something different to do.

Buffalo Ridge is not at Sumter Landing. Buffalo Ridge is north of 466, and boasts Parkwoods, a family community. (Also soon to be home to Red Lobster and Olive Garden).

Creekside is at Sumter Landing and has the new lifestyle preview and rental homes.

I do not think TV will have any trouble in filling the homes. They are Lifestyle Preview and not long term. What better location could one choose and get all the freebies (yes I know that you are really pay for thing). I do believe it will hurt the home owners that have their homes used in the LP program. TV will want their property rented first.

Trust me, it is. I am at the firehouse for a 24 hour shift, and I snowblowed again last night and this morning. We are expecting 40 mph winds, whiteouts and more snow this afternoon. I love my 4 wheel drive Jeep, but can't wait to give it all up and move down there for good. 9 degrees is cold. Enjoy!!
