The Villages Population

Not sure when they last updated their projections based on building activity, but, this would imply we are at approx 77K now. Then, the next question is, what counts? Number of resident IDs per household? Number of names on real estate title? Of course, many of these folks are seasonal residents and other homes may have one owner but multiple renters. So, 'population' is a fuzzy number depending on what definition you use.

CIB...some questions just cannot be answered. Why don't you call The Villages and ask them? Perhaps you can then answer the question so many of us want to know. However, I bet The Villages can't answer that question.

YES, bright.... logically I know this is true; still it's frustrating cuz if/when I purchase a home in TV it will be as a fulltimer and I'd sure prefer to know the stats, and live in a village neighborhood with more permanent fulltimers also, rather than transient/renters who come and go. There is really no way to know this and that's what is frustrating.

You think too much about the "ifs". You need to come and visit. You have hundreds of questions and wonder about many things yet you have never experienced our community.

My advice...your questions and concerns may be answered by a simple plane trip here. Have you considered that?

CIB, don't take this wrong but what difference does it make? Basically, patio villas have more renters than ranches or designers. Long-term renters are all over. I'd guess it is almost 50-50 to croakers and snow birds. But, as brightspot said, come and check it out. You'll find that most renters are as good as the homeowners in taking care of the property.

there are approx, 74,000 residents here , The Villages has no way of knowing how many are snow birds are here or an accurate numbers of renters as 2/3 of the renters are renting from private owners.....Any numbers given are pure speculation...........Even Gary Morse can't give you an accurate breakdown ............
However if I had to guess , I would say that only 5% of residents are renters...............
Now speaking of speculation , This Disneyland for seniors is limited in size and there is an end to it .....When it is sold out , the price of homes here will go right through the sky...The sales right now are short lived and when the housing market turns around (which is believed to be mid-year) You won't see deals like this again .............
Now you ask, why would I pay 50,000 more for the same style house in The Villages than in another community close by....
Well let tell you what we and our neighbors did today , First We had to decide which of the some 40 golf courses we wanted to play. We chose TRUMAN which is a new course on the south border of The Villages.....After a gorgeous drive in our electric golf carts thought the very picturesque landscapes of golf courses , tennis courts , swimming pools, rec. centers with their botche courts and riding and walking trails and multitudes of beautiful homes we arrived at out chosen course and played an extremely difficult course where you had to hit over valleys and ponds and strategically located traps to greens on hill tops that if you couldn't spin the ball it would never stay on the green, All this in a 15 knot wind .....Did we shoot well ???
NO!! But did we have fun trying , YOU BET!!!! We then had to decide where we would have a late lunch....How about HAVANA COUNTRY CLUB ??? we were close and we haven't eaten there yet so lets try it ......It was wonderful ,I had a glass of beer and a grouper sandwich with sweetpotato fries....the fish was so large they couldn't get all of it on the bun......We ate our lunch and lied to each other about if it hadn't been so windy we would have killed that golf course . ha ha .....We bid farewell to Havana Country club (which we belong too because as a resident we are members of all the country clubs) and headed home to the north end of The Villages where we all live.....And You Know what ?????? WE CAN DO IT ALL OVER AGAIN TOMORROW !!!!!

Where else in the world can you do all this for 8.00 bucks ( the price of the sandwich ) .....

Like any other subject or question on this forum or any others....you will get a many answers as there are participants...somewhere in the averaging they are all correct...including advising to c'mon down....there is no way to gage without being here....there really are no comparisons that would do the actual here any justice.....lotsa old(er) people feeling and acting younger than if they lived anywhere else on the planet!!!

These numbers are quite fluid as more snowbirds become snowflakes or even frogs and the number of renters changes drastically with the season. So, these statistics are valid only for COB, 26 December 2008.

Permanent, fulltime residents (Frogs): 43,684

Occasional partial-year residents (Snowflakes): 19,735

Half-year residents (Snowbirds): 17,492

Renters: 11,006

Numbers will overlap a tad in that many flakes and birds also rent their property. It was especially difficult to get an accurate count today as many residents are away for the holidays.

These numbers presented here are as accurate as can be compiled today. I apologize for their imprecision.

Muncle, thank heavens, finally someone has stepped up and compiled some accurate statistics. :laugh: However I think I may have to move from snowbird to snowflake category. That would be 17,491 snowbirds and 19,736 snowflakes.

I'm sure you want others to inform you of any category changes on a daily basis so you can keep your statistics accurate.

I read somewhere and my experience pretty much confirms that the demographics of the population of TV is that it is overwhelmingly white, Republican and Catholic.

Not that there is anything wrong with that.

Do you think it's a co-incidence that in the graphs provided by TV, that they move from actual numbers to "projections" right at the exact time the Fl real estate market started to correct itself from the big bubble?

Those of you who have been around, would you say that your impression of the growth in population and home prices over the span of '05 through the present is consistent with what happened before, as the projections would have you believe?

Mark Morse, the CEO of TV, reported that the population was 75,000 at his report to the Villages Homeowners Association last spring. At the rate they sold homes in the second half of the year, I'd guess that the current population is in the range of 77,000-78,000 happy people.

Morse said the "final build-out" population will be in the range of 110,000, so we have a way to go yet--particularly with these economic conditions. To be honest, looking at the yet to be built lots north of CR 466A and all of the property in the early stages of development south of 466A, it's hard to believe that all that space will only represent another 15,000 homes/villas. It seems like there's more space than that. I know there's another 3-4 championship golf courses, another ten or so executive courses, and countless more rec centers and pools that are already on the drawing board. I heard that every single street, lot, golf course and pool has been planned out with very precise GPS coordinates. In fact, I heard that TV offered all the street GPS information to the mapping companies so they could actually put the new streets and amenities on their maps as soon as they are built and opened.

As far as how many of the population are snowbirds, no one seems to have a handle on that question. All I can say is that there's a lot less traffic, it's easier to get into the restaurants and country clubs, and far easier to get golf tee times in the months other than the January thru March high season. Many who live in TV full-time say they prefer the convenience of the "smaller population" months.

Those numbers came from both Mark Morse and TV director of golf. From there, it's just a matter of subtracting those that are being played to see how many are yet to be built.

Also, the sales center has a one page Villages "General Area Map" that shows the entire villages, all the way down to Brownwood/SR 44. For the areas below 466a it shows all the proposed golf courses (no names on them) and their general layout. You can pretty much tell which are exec and which are championship by the course/hole layout. I got one of these maps about a year ago and assume they are still available.

Currently the population is over 72,000. When built out we are expected to house 100,000. That time depends on the economy.
