If Lake Deaton would flood, Morse road north of 44 is actually a dike that channels flood waters through a network of ducts, canals and wetlands to an area south of 44. Now you know the purpose for the waterway just north and behind the new shopping complex east of Rohan Rec center.

Cool. I was just looking at the report for Lake Miona and Black Lake because it's raining like heck up here right now. We can use it.

As Evans Prairie is not as large an area as Lake Deaton, I suspect that flood control relief for it is handled by the use of golf courses, retention ponds and other vacant areas around Evans. I have placed a red x where my property is located in Lake Deaton on both a Google map and the FEMA flood map. The FEMA flood map will probably be revised to reflect changes made during land development in the last 5 years.

Now, if only home warranty would finally fix the water issues between my house and the neighbors houses.

As Evans Prairie is not as large an area as Lake Deaton, I suspect that flood control relief for it is handled by the use of golf courses, retention ponds and other vacant areas around Evans. I have placed a red x where my property is located in Lake Deaton on both a Google map and the FEMA flood map. We looked at a few houses where you live. I walked between the houses and my feet went squishy squish. The Villages agent told us the irrigation had probably just turned off. It was late in the afternoon. We had been in The Villages for 6 days and it hadn't rained once.

If you have a problem with standing water between your homes it usually can be solved with a drain and most are surprisingly not expensive. Get several estimates.

We lived in West Des Moines for about 8 years and in that time we had (2) 100 year floods. Yes prediction were flooding possible every 100 years and we had 2 in 8 years:ohdear:

A better interpretation is there is a 1% chance of flooding in any given year. I suspect the term "100 year flood plain" came about because it is easier to say.

We lived in West Des Moines for about 8 years and in that time we had (2) 100 year floods. Yes prediction were flooding possible every 100 years and we had 2 in 8 years:ohdear:

1 I really didn’t want to try to locate my old statistics book.

2 As the developer has spent a lot of money building for the possibility of a flood …

3. I am surprised that anyone would think “there has to be something wrong with this place”

The Villages built around Lake Deaton may have also had the same disclaimer as The Village of Fenney “built in a FEMA flood zone”.

I am pointing out what has been built to minimize the damages from a flood. If someone wants to say more should be done, they are welcome to chime in. :icon_wink:
