I have spent hours searching this forum, so don't be too upset with me if this has been covered on other threads. I really did try. Besides, every village needs an idiot.

I'm a wannabe in NY STATE...my R.E. Tax Bill here comes in 5 (FIVE!!!) installments.
one county installment due in January
Two school tax installments, due March and October
Two city installments due September and May.

In my searches for what RE Taxes might be based upon property values, in TV,
I have found a formula based on Sale Price, and county millage rate. I won't be getting a homestead exemption for several years, because I'm such a kid and I'll be up here working for a while.

My question: Is that it? Just one bill? Is it County? Is there no separate school tax bill?

Just one bill here. Discounted if paid early.

That one bill also includes bond payment due, if applicable, as well as annual maintenance fee. Everything is itemized.
We also get a preview prior to the actual bill. It spells out what we will pay if there are no changes as well as what we will pay if proposed changes are passed.

What maintenenace fee? I thought we paid a monthly amenity fee and that was it for basic fees. Enlighten us newbies please.

The monthly amenity fee pays for amenities such as executive golf etc. There are too many amenities to list here.
The annual maintenance fee takes care of maintenance of common areas. Landscaping etc.
To get a true picture of costs you may want to contact a sales rep.

This nuts and bolts covers most everything but has no mention of a maintience fee in the tax bill. It says

Property Taxes $200-400 ***

"*** Florida resident with Homestead Exemption. No bond. This depends on the appraised value of your home. You can get the millage rate from the county appraiser. In 2007, this included the non-Ad Valorem (CDD4 ($371) / fire ($120) / water/waste ($68) charges.* If you have a bond, it will be included in your taxes. It is a 30 year bond at 6 or 7%.* You will have to calculate that number yourself.
