Very easy. I used Tri-County Title company and I'm sure there are others. They have a packet to walk you through the procedure.

I attracted the most buyers through having open houses. I had 3 a week at least. I bought beautiful water proof signs on Amazon, for sale by owner and open house signs with directional arrows. I put them at the ends of the streets and a big one in my front yard. The directional signs are very important, do not skip as you will lose out on people not finding your house. I had my house cleaned professionally including having the tile cleaned. I baked cookies the morning of the open house and served them, people congregated in the kitchen talking about how beautiful the house is. Cleaned closets and packed all knick knacks and photos in boxes and stored in the garage. I created flyers listing every feature of the house. Find out your bond balance as they will ask. Create a flyer telling them what to do if they want to make an offer. Get the packet from the closing company and fill out the disclosure paperwork and have it available if someone wants one. I put a box out on the light pole with flyers in it (Amazon). I advertised my weekend open houses in the daily sun For Sale by Owner section.

Posting lots of directional signs is a must, but it is wise to check every so often to make sure the signs were not picked up by Community Watch! I went out to pick up lunch and signs we're all there. 20 minutes later, the two most important and visible signs were gone. The next day, the new signs were gone went I went out. A nice lady told me she saw Community Watch pick them up. The third day the signs worked-we sold the house! Good luck!
