CDD Maintenance Fee

I'm trying to get an approximation of the monthly payments regarding the CDD Maintenance fee specifically for District 10 where it appears the newest homes are being built . I have scoured the CDD and Sumter County assessor websites but for the life of me I cannot determine what this fee will be per month in perpetuity. The information I see is that there is a range of 100-600 per month. I looked at the 2015-16 approved budget which gives figures for different "units" but I cannot determine if these are yearly or monthly assessments. So, my question is what is approximate monthly fee for these new homes in district 10 regarding this CDD Maintenance fee? Thanks in advance for any insight any of you can provide.

If the fee you're seeing is in the $145-$155 range, that is a monthly charge.

June is the month when all districts approve their next years (2016-17) budgets with September being a final review and approval month. That is done at the monthly Board meeting. If you will go to the District government web site and find the June agenda for District 10, one item will be approval of the 2016-17 budget. One item in that approval package is the Annual Maintenance Assessment by parcels. You do need to know your parcel and it is on your Villages ID card. On your Village ID is a U/L #, often something like Sxx.nnn where Sxx is the Unit Section number and nnn is your lot number. Maintenance Assessments are by Sections within a district. It is shown as an Annual figure not a monthly figure.

Still having trouble, show up at any Welcome Wednesday meeting at the District Offices in Sumter Landing at 11 AM on any Wednesday, ask your question, and you will get an answer.

It can vary but $558 per year is a reasonable number to work with.

Maybe. You do in CDD #10, the CDD the OP inquired about. The CDD Maintenance fee will show up on your taxes in November. The $149/month is the amenities fee and is bundled with your monthly bill that includes water and trash pick-up.

They are for everyone.

Depends. Mine is less than $600/year. You can check on districtgov.org. I believe there are a couple of CDDs without maintenance fees. Check the budgets.

Look at your tax info. or tax bill on line. bottom of bill is the Non-ad Valorem Assessments. Fire - Bond - Maint. Mine is less than $160.00 a year. Depends on where you live.

All info. is available on line....no secrets. And yes, one of those orientation meetings would give you a ton of info. :)

Thank you for your question. Yes you may view the current year FY15-16 adopted maintenance assessment rates on the District’s website. According to the address listed below, you live in District 6. If you go to the website and click on the “Your District” tab then click on “District 6” you will see a blue line that states FY15-16 Adopted Budget. Click on that line and scroll to page 7 to view the maintenance assessment schedule that reflects the 15-16 maintenance assessment rates by unit in the last column. You will note that District 6 had a 5% DECREASE in their rates for 15-16. You can follow this procedure to view any/all of the numbered districts schedules online.

District 6 just approved its FY16-17 Proposed Budget and proposed maintenance assessment rate schedule. They will be going on the website shortly. They proposed maintenance assessments rates are the same rates as the rates in the FY15-16 rates as they did not make any adjustments to the rates for the Proposed Budget. The rates adopted in September cannot be higher than what was approved in the Proposed budget.

I looked at the 13 cdd's . It appears only Village center and lake sumpter don't have that maintenance fee. I ass-u-me it's because the businesses pay it there.

This is perhaps one of the most misunderstood items in The Villages. There are 3 things that are paid that are often confused, in a nutshell it looks like this:

The Amenity Fee – paid monthly with your water bill, about $145 + or – a month and will depend on when you purchased the home as there are annual CPI adjustments. This is paid perpetually. This pays for the pools, rec center, executive golf, etc. – this is the money for the fun stuff here in The Villages.

The Annual Maintenance Fee – paid annually in your county tax bill and will vary depending on type of home and district (see below) and the CDD annual budget – This is paid perpetually. This pays for the pretty and functional stuff like side walk maintenance, landscaping, cart paths, and building maintenance. A significant portion of this money is turned over to manage project wide things like irrigation of the common areas and general maintenance of the villages.

The Bond Fee – paid annually in your county tax bill and will also vary depending on type of home and district – This is a 30 year bond and once paid for a home is gone. This money paid for the infrastructure of the CDD during construction – roads, water and electrical distribution systems, retention ponds, etc. In the case of CDD-10 there are two bond, one for Phase 1 and one for Phase 2 but home owners only pay on the bond for the phase they are in. The bond can be paid off early if desired (see the district.gov web site). The older areas of The Villages are coming to the end of their bonds, I believe that District 1’s bonds are now paid. For some of the older homes you may sometimes see “low bond” when they are up for sale meaning they only have a few years left to pay and have a low remaining balance. The Villages uses this method for development costs for a variety of reasons while most developers simply roll the cost into the price of the home, either way you are still paying for it.

The basic method for calculating the Maintenance or Bond amount is as follows:

The amount of the bond or the annual maintenance fee

Divided by

The number of assessable acres in the CDD (home site acres?)

Multiply by

Number of acres of a subdivision/unit

Divided by

The number of homes in the subdivision/unit

This yields a dollar amount that each home is assessed in each subdivision/unit. Using this formula Premier home communities have larger bond amounts and annual maintenance fees because of the larger average lot sizes and Villa communities have much smaller bonds and maintenance fees. Everyone in a subdivision/unit pays the same fees, it doesn’t matter if you have a huge corner lot or a smaller inside lot, the fees are the same in that subdivision/unit.
This applies to the residential districts CDD-1 through CDD-11 and one could also assume to the soon to be CDD-12. The other 3 CDDs are business districts and have a different structure not relevant to this discussion.

I think it is because everything in those districts is owned by the developer and there are no residents in those districts. No residential properties. No residential properties in Brownwood either.
