We have had serious problems with our rental management company. The biggest problem being extremely late payments with no explanation and unresponsive to calls , texts and e- mails. I can't mention the company
Has anyone had any luck with companies besides The Villages?
We are full time but travel frequently and work so I think it would be difficult to Manage ourselves.

I know this doesn't answer your question, but I managed my rental from New York State. I rented it on my own and used a house watcher to take care of the tenants. I took care of the contract, deposits, and rents with ease. I advertised on a local rental website for a small annual fee.
If you are unhappy with your rental management company, consider renting it on your own.

If you are talking about the Villages home watch people, I had nothing but bad luck with them. I would do a search on this site for home watch, there are several local companies that as I recall have very good ratings on this site. I have not used any since we moved in, so I cannot make any recommendations.

kfierle, good to know you could manage from out of state. All the details seem overwhelming but I think we can figure it out.

We rent our home ourselves as well. Our home watch people are great. Our renters even commented on how much they liked working with them. We use Cunningham's Complete Home Services.

We also do this. I do all the interaction with tenants and have a home watch company who will go in person for any problems (that's not happened yet). I prefer to vet my renters myself, so I feel good about whoever is in my house. I believe a rental company is happy to take money from any person who wants to give it to them.

We use thevillagers4 rent. My average email is 65 people. I can weed out 50 right away, dates, pets smoking. Send each an email of sorry. From 15 I speak to by phone. Most offer reference and credit scores. Usually comes done to 2 or 3 and then gut feeling. My homewatch person has also met them and a wonderful relationship has begun.

Wow! Although I don't think any property management company is perfect, or possibly even the ideal way to go in The Villages, I would recommend looking into either Realty Executives or JD&V Property Management. At least you would be dealing with someone reputable and getting paid. I agree with others on here that probably renting yourself and having a homewatch is best. But if you're uncomfortable with that approach, do your research on this forum. The 2 companies I mentioned are the only ones with which I have had first-hand experience. There are probably others.

Florida online site. Never had anyone below 820. We are long term rentals. Have used rental companies listed on this site. Fired 2 of the most prominent companies in the villages. How do you know there are problems with your rental agency. Show up at your house unannounced, when it's empty. Then call your agent, with list of what's wrong.

This isn't sounding good at all. I would like to point out that The Villages sold the rental division to someone about five years ago. I wonder if they are now sorry they sold the name too. It sounds like mismanagement big time.
I personally know the Cunninghams and cannot say enough good things about them. They would be my choice.

The Villages Hometown Property Management web site looks the same as The Villages web site. I would have believed it to be under the same management.

Rick. I was teasing you a little.
I knew because nothing else works on me but my memory. I remembered reading this and it was six years ago, apparently.
