Should I go through a property manager to rent? My husband and I came to the Villages in November. We would like to stay a month this summer. We would also like to come down 4/4/09-4/10/09. In the mean time, we are ready to move!!!

I rented from TV Property Management in December for a month and was very satified. I know this in not the true high season but for that month I would do it again.
For the summer months I think I may try a private rental. This is the the slow time of the year and there should be plenty available no matter what the style of home or location. Pricing may be better due to supply and demand.
About the only thing that I wish would have been different in using TV Properyt Management is that you do not know where you will be located until the day you arive. In my case I was in Bonnybrook and it worked out great. This would only be a problem if you are wanting to be in the same neighborhood with friends.

I also have a Courtyard Villa (3 br Bonita) that is available for rent, with a golf cart - until we move down permanently in 4 years and 3 weeks (not that we're counting).

Twice I have had tenants who rented my unit partly because they were considering buying the same model - I think that's a really great idea. There are lots of sites (thevillages.com) and (Lylessellsfla.com) where you can get a really good idea of prices and floor plans and operating costs. Many snowbirds only want or need a 2 BR - we have 4 kids and 2 grandkids (so far) and lots of visiting friends/relatives, so a 3 BR made more sense for us.

In general (and TOTV people, please correct if I'm wrong) I would say that both Patio villas and Courtyard villa neighborhoods tend to have more snowbirds and rentals (usually owned by people like us who are renting their properties out until we can retire) and ranch/designer neighborhoods tend to have more year-round residents. Operating costs are a little less for villas than for houses on larger lots, but not much.

We rented a houes through The Villages last November. Never again!! The house was not for for purpose!! And I am sure the homeowners did not know what condition their home was in!
I have owned a rental home in Kissimmee for quite a while, and if my home was in the same condition as this was, I would lose my clients in a shot!!

Just the time we wanted. Does anyone know if Largo has anyone around in June or only part-time people there....some other post mentioned that it can happen depending on the village you are in.......not worried, we will have a wonderful time either way. The town square, swimming, golfing....like camp for adults :) Can't wait......

We have good friends in Largo. They are there year-round as are many of their neighbors. You didn't say house vs villa - but their take on this is that the villas have more snowbirds. This stands to reason as they are generally lower maintenance which helps if you have homes in TV and up north.

Patio villas and Courtyard villa neighborhoods tend to have more snowbirds and rentals. Never gave it a thought that certain neighborhoods would have alot more snowbirds vs. frogs...

Can you tell me which neighborhoods you're familar with that have mostly snowbirds? I'd like a CYV but I also want a neighborhood that have full-time residents.

I certainly learn alot on TOTV.
