Greetings Everyone,
My husband and I are planning a trip to TV and would like some assistance with how best to do this. We are retiring in a couple years and want experience the best of TV and what it has to offer. Should we go through the TV website and have them set it up or do it ourselves? In my research I've found numberous homes for rent through **** but most want $500 - $750 security deposit. Geez! I would like a home with 2 bedrooms, 2 bathrooms, a screened porch and a golf cart.
Also, we want to come at the end of December - after Christmas and before New Years. Would this be a good time?
I've asked my dad to come with us as he's always wanted to see what its like there. He and my husband both love golf and the thought of free golf is very appealing to them.
Any advice or suggestions on accomodations and how best to experience TV would be greatly appreciated.

If you are only coming for a few days you can go thru the villages lifestyle program and they will rent you a place for several days I don't think you can rent that for longer than a week. you usually get a golf cart, some golf passes and movie passes then they show you around and show you houses. there are several hotels. but regular houses here usually require the minimum of a month some are 3 months rentals and will require security deposits and stuff. we did not do the lifestyle program as we did not know it was available we just went to the hotel but then could not golf and stuff. good luck in finding what you want. and welcome

If you are coming in December, you should be able to find a home that you can rent for a week. The 3 month rental requirements are usually January-April. Most rentals require a security deposit and a cleaning fee. I've always had to pay $125 for a cleaning fee.

Strongly recommend the Villages Lifestyle program. It is geared to give you a Village experience with No pressure to buy. You will not believe how little pressure there is. The people you come in contact with treat you like a visiting relative. I think they give you a map. If they don't, spend the 5$. It is the most important item in your visit.

Well, yes. Wouldn't you if you owned the home?
It appears you want to visit for a week. You can come on a lifestyle visit or stay in a hotel. It isn't necessary to use a golf cart to get a feel for this very, very large place when you come for the first time.
You will just not believe how beautiful and wonderful this place is. As most will tell you, bring your checkbook, you may want to commit.

First of all, welcome to TOTV. This is a great forum to get information if you are considering moving to The Villages.
I have visited in TV several times since 2011. I have done one week and 10 day rentals of private homes in The Villages in the summer and fall. I have also done The Villages lifestyle preview visit arranged through The Villages sales office; that visit was for 6 days. I have not rented in The Villages in December, so I don’t know how easy it would be to get a weekly rental at that time.
When I rented a private home in TV, I was more than happy to pay the security deposit, even if it was $500-$750; after all I was occupying someone’s home, and they didn’t know me from Adam. I have always received 100% of my security deposit back within a week or two after the rental ended. Some owners will deduct some money (usually around $85) from the security deposit for a cleaning fee.
If you can get a short term rental of a private home or participate in the lifestyle preview visit through The Villages sales office, I would recommend either one of those to get a better feel of what it is like to be a Villager. If you do go on the lifestyle preview visit, it is not a high pressure “buy now” sales pitch. I only saw the sales rep. assigned to me for about 4 hours of my 6 day visit. He knows I cannot buy in TV now for family reasons, but he was more than happy to take me to see homes in my price range while I was on the lifestyle preview visit.
I hope you get to visit TV in the near future; it is a beautiful place and it sells itself. :wave:

The LSV (Lifestyle visit) is usually for a orientation type visit with one of The Villages' salesman. When we came in 2011 you could book from 4 to 14 days and normally they are scheduled up to two to three months in advance. The fee varies according to the season, in December it would probably be $150 per day. If you know your dates, I would book now, you can cancel later. We had originally scheduled for a February but when the weather during that time was very cold, we rebooked for April and had blue skies and 90 degrees everyday. The rental is usually a new furnished Courtyard Villa and has a golf cart and two bicycles in the garage, and The Villages Sun Newspaper is delivered to the driveway each day. Which is great for finding out what is going on and you can plan your day.
I don't mean a sales orientation in a negative way. Our salesman Tony Trussler was never pushy or demanding and was very accommodating. We came for 7 days and after checking in and going to the square the first night, we met Tony the next day. I told him I wanted to see new Courtyard Villas (CYV) and Cottages. He took us in his car and we went and saw every model of CYV and cottage, they were actual homes on the market. The next day I called and said I would like to see Patio Villas. He took us to a new Patio Villa community and we looked at both models (Cabot Cove & Colony) and those with vaulted ceilings and without. The next 4 days we visited both squares (only two in 2011) and saw a movie, ate at several restaurants and I played one round of golf at an executive course (Heron) and one round at a Championship course (Cane Garden) and then left on the Autotrain from Sanford, Florida back to Maryland.

Hi you can rent or buy through the newspaper, the Sun you can visit on the lifestyle program they only show you the homes listed by the Village mgt. You can rent or buy through the newspaper, thru the local realtors outside of village, REmax, Grizzard and there are others. You can rent thru **** rentals by owners. Take your time and be patient and do not impulse buy or you may be sorry. The village Lifestyle program will rent you a villa maybe with a cart and maybe with bikes. Best to agree on an area first, Location, location. / We rented three times here before buying, take your time, if you do not like it then you may be stuck for awhile so be aware and take it easy. Why should the security fee be an issue ? The owner is simply protecting what he owns in case damage occurs. The lifestyle doesn't impose a fee, but rest assured if substantial damage does occur the full weight of the developers resources will recover any losses from a renter.

A few years ago, I rented a patio villa in the Village of Summerhill (great central location if you want to be near restaurants and shopping). I asked the owner if most renters he dealt with got all of their security deposit back when the rental was over. He said that in all of the years he had been a landlord in The Villages, that there was only one time when he had to make a substantial deduction and not return a renter's full security deposit because of damage done by the renter.

Check the website v r b o FOR RENTALS IN THE VILLAGES. some, not all, have an option to pay a nonrefundable security fee of 49.00 in lieu of a deposit. It could be an option if you don't want to tie up your funds. I'm sure there are folks that won't agree it's a good use of funds - but it works for others. Good luck in your search!

Since the security deposit is putting you off, I would try the Lifestyle visit.
A few days in TV and you might want to buy. There will be no pressure form any salesperson as TV sells itself.

Since we've never been, looks like the Lifestyle Visit is our best option. We want a true taste of TV and what it's like to live there. Your assurance there would be no pressure eases my mind. A couple of you mentioned bringing our checkbook. Really? You make it sound so inviting and beautiful. I'm going to call ASAP for reservations.
May I ask - what sold you on TV? Any one particular thing? The price? Or the community as a whole?

Mary, What sold us 8 years ago was the list of activities in the weekly Villages Recreation News. Now that list is doubled and it only gets better. The beautiful landscaping, golf carts, and people we met were major influencers in our decision which I often say is the best decision we ever made. Enjoy your visit.

All of the talking about it, can never truly capture what it's like to live here.
Having rented a month for two straight years, it became apparent that this is where I wanted to LIVE the rest of my life.
And that is probably the crux of it, when you move here you are choosing to LIVE...and not just exist.

Start with the LSV. But you will want to come back and rent for a month or more to get the real feel for living here. I own two rentals and a security deposit is just making sure you make the commitment. Remember that when you make the deposit, I pull the place off the availability market.
In 8 years of renting I have only had one time the security deposit was not returned in full. And that was an issue where the person told me what they did and agreed to pay to have it fixed. So it's really more about making sure you're committed to come then a damage deposit.

Despite the occasional quibbling here on TOTV, almost everyone you will meet is friendly and outgoing. No guarantees on the line at Publix, though.

If it works for you the way it worked for us all you have to do is get here. The rentals here are very reasonable and the lifestyle week was very informative. Instead of purchasing a whopper size house for us & the dog it helped us to decide to downsize our life & home. We purchased in Country Club Hills and are as happy as a couple of clams at high tide. We also rented a Patio Villa for a month and I struggled with the security also, I am glad you brought it up for discussion. I am also happy for the explanation of security being a commitment and the very valid point of how fair would it be to rent without any security. Our security is due back Monday evening.....I think we'll be fine...landlord is a peach. Best of luck to you.

Don't rule out staying in a hotel on your first visit. Especially if it is just for a few days. Get a map and do some research on line (lots of info about this place is out there). Once here, spend time chating with people at the squares, restaurants, and bars. Stop in one of the sales office and spend some time with a salesman. That was what we did on our first visit. It was enough to know that we would be coming back for more.
This is a very large place. Prepare to be a bit overwhelmed at first.

I am still a wannabee, but what is so attractive about The Villages is the great variety of classes and activities offered, the beauty and excellent planning of The Villages and the friendliness of the people who live in TV. There are homes for sale from the low 100's to over a million dollars, so there is a home for just about everyone's budget.
If you are visiting TV later on this year, don't hesitate to ask people you meet during your visit questions about living in TV. Most people are glad to share their experiences with those thinking about moving to TV.
And as another poster mentioned, The Villages is pretty large, but don't let that overwhelm you. You probably won't be able to see all of TV during your Lifestyle Visit. There are open houses for both new and preowned homes held daily in TV, which is a nice feature for prospective buyers who are only in TV for a few days or a few weeks.
And keep reading TOTV to get info. about life in TV. I have learned so much and continue to learn about TV by reading TOTV. :wave:

LSV is a good choice! No worries.
There aren't enough words to describe TV and it's beautiful surroundings and it's people. It is kept immaculate. It's more of a feeling that you get, when you visit. It is an active community and the lifestyle is very relaxing and enjoyable.
Bringing the checkbook is a running joke as many people who have visited TV, ended up buying, after a couple of days. There will be no pressure from sales people.
One friend bought a house after being here 4 hours! Another friend, after a couple of days was informed by his wife, I want to move here because "what's there not to love".
Let me just say, "you will see, when you get here"! :smiley:

Mom and I are still in Michigan. In December 2011, we were at our home on St. Augustine Beach and decided to visit The Villages for three days! We stayed at the Comfort Suites near Spanish Springs but a friend hooked us up with a realtor to show us around. There was no pressure but I fell in love with The Villages! I put a down payment on a lot on that visit and went back to St. Augustine and put our condo on the market! I had a design team meeting in February and they broke ground on our home in March! In April, we came down for our Lifestyle Visit and closed on our home in May 2012. Talk about backwards!
Unfortunately, I've been renting my home as a long-term rental since 2012. Mom is 92 and doesn't want to live in TV full time. My tenants just moved back to Atlanta so I'm now furnishing my home for the seasonal rental market and hopefully, we can visit a couple of times a year. It breaks my heart that I'm not in my beautiful home!
I love The Villages for all of the activities! There is so much to do. And, it sure beats the Michigan winters≥/,,

My husband and I are still a few years from retiring and moving to The Villages but 3 years ago we purchased a property. We rent our property for three months Jan thru March to one couple and charge $750 security. We have also charged that security deposit for a one month rental. This deposit takes our property off the market to all other renters. Only once did we keep a small part of the security deposit when our renters lost a garage door opener. We only have rented for a week to a neighbor whose children were visiting.
My dad and his wife have lived in TV for 8 years and we have been there at least three times for Christmas and the week after. I would not visit at that time. Lots of family visitors with crowded squares, restaurants, pools, etc.

The first time my wife and I visited TV we stayed at a hotel in Spanish Springs for 3 days. We were overwhelmed by the size and really didn't learn much. That stay was last May. We came back to TV two weeks ago via the lifestyle program and stayed for 5 days. What a difference it made having a salesman take us around. No pressure and lots of information. We ate at various Restaurants , swam at different pools, used a gym for a per day fee, visited rec centers and squares. Learned a lot. Cost was $99.99 per night and included a golf cart and bikes. Was well worth the cost. Everybody was very friendly and helpful. We got lost the first night on the golf cart path, stopped a security person who didn't tell us how to get back he said follow me and he got us home. We are coming back

What sold us on The Villages???? The LIFESTYLE, of course! :-) We loved that there are so many people out and about at all times of the day, starting at dawn. Moving, doing, LIVING life, not sitting at home waiting to die. And the choices of activities is staggering. My hubby likes to play basketball and he can play there 6 days a week. We also love to golf and play almost every day. We love to dance at the squares. We love to eat out. We love to sit outside and enjoy the air. We love to DO!
We will not be retired for several years, so we bought a home and rent it during the high season. That pays all the expenses for the year. I am able to come for six weeks in the spring and fall. Life is good. Enjoy your lifestyle visit. I agree that if you only want to come for a week, that's the way to go. There is NO pressure to buy at The Villages. They know the residents will sell the lifestyle. The salespeople just have to sit back and watch it happen.

Well, I finally did it! I put a deposit on a home to rent from 10/12/16 to 10/21/16. It's located on 1288 WEATON COURT. It appears to be pretty close to Rt. 466. Which town square would this property be closest to? It looks like a nice home and comes with the use of a golf cart. We're hoping not to have to bother with renting a car while visiting. Sound reasonable? Now to find a deal on airline tickets! We were going to drive from NJ but decided the heck with that! So much easier to fly and get there nice and quick! We're hoping to retire in April 2018 and are pretty sure The Villages is where we want to retire to. Time to check it out! I have friends who live there and they just love it! Look out Villages, here we come! :highfive:

Well, I finally did it! I put a deposit on a home to rent from 10/12/16 to 10/21/16. It's located on 1288 WEATON COURT. It appears to be pretty close to Rt. 466. Which town square would this property be closest to? It looks like a nice home and comes with the use of a golf cart. We're hoping not to have to bother with renting a car while visiting. Sound reasonable? Now to find a deal on airline tickets! We were going to drive from NJ but decided the heck with that! So much easier to fly and get there nice and quick! We're hoping to retire in April 2018 and are pretty sure The Villages is where we want to retire to. Time to check it out! I have friends who live there and they just love it! You've actually chosen a pretty central location.
You're almost equidistant from both Spanish Springs and Lake Sumter Landing Squares (+-20 minutes by cart to either).
In addition, you're very close to Southern Trace shopping area (less than 10 minutes by cart) where there is a Publix (large grocery store), WalMart (another 5 minutes by cart) and a whole bunch of other shopping, fast food & restaurants.
First thing you need to do is to purchase a map of The Villages. In addition, if you have a portable GPS bring it and set it on 'bicycle.' Most of the Multi-Modal Paths will show up on it as well as on Google Maps (set on bicycle also), which you can put on your cell phone.
In thinking about it, I'm not sure you could have done much better on location for someone who has never been here before and wants to see a lot of TV...good job!

Hello craftysandy2001, I googled 1288 Weaton Court. It is just south of Talley Ridge Drive and a few blocks west of Oak Forest Drive. I looked on The Villages map, and it looks like this home is located in the Village of Polo Ridge. I am not sure if this home is closer to Lake Sumter Landing or Spanish Springs, but I am sure a seasoned Villager can answer that for you. This house is a short golf cart drive to 466. I have rented in the Village of Summerhill, which is the village next door to Polo Ridge, and the shopping and restaurants along 466 are plentiful so you probably won't go hungry while you are in TV :smiley: Enjoy your visit, and post on TV how your visit goes. :wave:

Craftysandy2001, Stop by the sales office in Lake Sumter Landing and reserve a seat or two for the trolley ride. You'll get a taste of TV in a nutshell. It was very enjoyable and so well worth it.

TV has an app for your phone to get you anywhere you want to go. Easy to use. Getting lost is a thing of the past. Enjoy

You've actually chosen a pretty central location.
You're almost equidistant from both Spanish Springs and Lake Sumter Landing Squares (+-20 minutes by cart to either).
In addition, you're very close to Southern Trace shopping area (less than 10 minutes by cart) where there is a Publix (large grocery store), WalMart (another 5 minutes by cart) and a whole bunch of other shopping, fast food & restaurants.
First thing you need to do is to purchase a map of The Villages. In addition, if you have a portable GPS bring it and set it on 'bicycle.' Most of the Multi-Modal Paths will show up on it as well as on Google Maps (set on bicycle also), which you can put on your cell phone.
In thinking about it, I'm not sure you could have done much better on location for someone who has never been here before and wants to see a lot of TV...good job!

I decided to use Google Maps (on bicycle setting) and came up with the following.
From your place to:
* Spanish Springs Square - 4.6 miles/23 minutes
* Lake Sumter Landing Square - 4.8 miles/22 minutes
* Southern Trace shopping area - 1.6 miles/8 minutes
* WalMart - 3.4 miles/16 minutes.
Now remember, these are based on bicycle times and using a golf cart you should beat them by a fair amount (+-20%?).
So in other words, my original post was a pretty darn good guess and my comment that you did very well as a first-timer in picking a location...still stands. :thumbup:
