We are returning to TV in three weeks to purchase a home. We were last there in May of last year and were immediately convinced that TV was the best of all worlds for us. So, for the last 14 months we have packed, planned, sold our house in California and are ready to buy in TV.
In considering all available options to purchase we have looked at new homes on the TV website in both the Pine Hills and Pine Ridge areas. My concerns regarding this area are the marginally higher tax rate and the fact that 3/4 of this area is surrounded by land not under the ownership/control of the developer.
What are your opinions as to what may be built in the areas surrounding Pine Hills/Ridge? Would you exclude this area from consideration? I have seen posts from some of you that live in this area and you seem quite pleased with it. Any thoughts any of you may have would be appreciated. Thank you.

When you get here, you can see that is a very large area, with many choices and if you are concerned about what might surround you, pick somewhere away from the perimeter. I think this house is lovely. (I don't, nor have I ever been in real estate) Just a house hunter fan.

Don't be worried. There are all kinds of choices here and there will be many, many, many, to look at. You may like a newer home rather than a new one.
I am not in real estate. I love to look at houses.

Do a search on TOTV and you will get a earful of comments...good and BAD on this subject.
Taxes higher, Dump smells ect.....
Speaking as a Realtor/Investor......make sure you know what you are investing in, and what else is or will/may become available in the near future.
The choices are endless....Enjoy the search...

It's the taxes that would deter us from buying in that area. And of course a house backing up to open property is also subject to you have no idea what's going to be in your backyard.
I would rather pay less taxes could and use the money saved for our pocket

I have observed houses in pine/Hills in Lake County are selling a bit cheaper to help offset the slightly higher taxes. The taxes are deductible on your federal taxes too. Property to the east is owned by first Baptist Leesburg. North is across 466A. Neither would be a concern to me. Construction site landfill no concern. It is not raw garbage and EPA you can bet will monitor this site. There are $500,000 plus homes much closer than you to the construction landfill.
I like the location, close to golf (both championship and executive) close to Colony plaza, doctors, regional recreation and family pools and adult pools. That is a lot of pluses. Not to mention Morse Blvd will have an exit to the Florida Turnpike and transportation to Orlando and all it has to offer will be easily assessable. BTY, I am not a Realtor but have purchased five properties in The Village and currently own a designer home in the Village of LaBelle. Good house hunting to you.

I suggest you rent a golf cart and drive it to Colony Plaze. You will be making many trips there. Gas,drugs,groceries,cleaners. etc. The closer, the better. Go to different areas and time how long it takes. Right now you would have to go back around the Sarasota practice area.to get to the tunnel under 466A. My guess is you would get tired doubling back.

I disagree with a lot of your post and I live here year 'round. JustJim owns there. KStew43 is a realtor and lives down the road a piece. Please OP come here and make your own judgment. It is beautiful and nice just like all of our homes and villages. Some posts make it sound slummy. I can't imagine how people must feel who live there reading this. I wouldn't like to have my home described in such a way. Designers and Cottages and Ranches and Villa's are always intermingled and sometimes Premiers too. Retention ponds aren't pretty????

To me, the biggest issue is no golf cart convenient shopping. That alone would deter me purchasing in that area.

We live in Pine Ridge.....that said, it's no more than a 15 minute golf cart ride to Colony, 25 minutes to Sumter, and 20 to Brownwood. the new Walmart neighborhood market will be about 10 minutes away with the new road making colony about 12 minutes away. We're for the most part retired......what's the big hurry. Enjoy the scenery.
My parents live near the Savannah center. We take the golf cart and are there in 35 minutes. It gives my wife and I time to to look around and catch up on things together.
The area has a lot to offer. 4 new executive courses, the driving range, Bonifay and Belle glade are 10 minutes away, and the Rohan Regional Rec Center is 15 minutes by golf cart.
When my dad moved here 18 years ago his home was considered to be far from everything.

Hi, it is as the realtors say, location, location, do you want to drive to everything or be able to walk or take the golf cart, so think on that. Do you want a small garage or a large one, do you want yard work or no yard work, so get a tablet, write down what you want.
Pretend you are walking into a new development and there are many choices, make those choices and this may help. Good luck to you.. There are some good realtors, Remax and Grizzard, there is the village Lifestyle program you get a villa and maybe a golf cart for a week, there is by owner, a very good way to go if you take your time and be careful, no impulse buying. Sleep on any deal before you put down a dime???????????????? bbbbbb :crap2:

Pine Hills is in Lake County so your taxes will be higher. However, in Lake County you don't pay a bond, so in the long run it will probably even out. If you buy in Pine Hills and want a golf cart you should purchase a gas cart. Currently, there is little close by and if you want to go from Pine Hills to just about anywhere in TV, an electric cart will run out of the charge quickly. If you want to be in the center of TV, you should look at pre-owned in Mallory Square, Amelia, Caroline, Sable Chase, or Virginia Chase.

SOME of the negative remarks could be by anonymous people whose advantage it is to belittle or demean any areas here where only NEW homes are sold
Such as MLS realtors...they can ONLY sell used homes.
AND owners of not as successful developments.
AND some villagers who don't want any more growth.
SOME. Just sayin'. SOME, not all.
This is the fastest growing area in the United States. It is causing some folks to have headaches.

You should visit here in February when the population doubles and see if you like not being able to enjoy the wonderful amenities the Villages offers because its so crowded. This would be what you really should consider.

It is true that you don't pay a "bond" in Lake County. However, that does not mean that that you aren't paying the equivalent. The developer simply adds the bond equivalent to the cost of a home in Pine Ridge. This was well known before homes started being built there.

You should visit here in February when the population doubles and see if you like not being able to enjoy the wonderful amenities the Villages offers because its so crowded. This would be what you really should consider.
Doubles? Really? Not hardly. In season it becomes more crowded, but you can still do everything you wish. Personally I enjoy seeing my seasonal friends again.

We have a home in The Village of Duval that is For Sale and we have gotten feed back from the showings. It is crazy that some say what they do. Like to far back in the village, hence no traffic on our street but they could not understand that. One said they did not like having to drive in past all those other ranch homes. One didn't like the water tower that they could see. So it is all a matter of opinion in my opinion, LOL. I second Justjim and 88keys comments. We just moved in to our new built home in Pine Ridge. We did our due diligence, bought a lot backing up to a pond so lot's of space, and decided building was cheaper than buying pre-owned. We LOVE the location. 10 minutes by cart to Colony or 5 minutes by car. Less than 3 miles from Pinellas ( library and more shopping). 15 minutes to Sumter by cart or 8 minutes by car. Belle Glade, Bonifay, and Evans Prairie all an easy drive. New Moyer Rec Center less than 5 minutes by cart plus neighborhood pool 2 minutes away! No "dump" smells and let's get serious about taxes. Are they higher than Sumter or Marion counties? Yes, BUT, my guess is that rate will go down in a couple years due to the inflow of more than double Lake County's tax revenue from the Villages development. And, as stated, it's tax deductible.
It's a great location, so come on down! :welcome:

Pine Hills has some issues that the developers just don't see.
First of al,l say you buy a lot close to the dog park and want to play golf on the 4 executive golf courses, or llive on the North end of moyer loop by the new recreation center, and want to play Belle Glade.
They did not put a golf cart trail from the closest street through that would connect up to Pope Drive getting to the 4 golf courses or vice versa. I saw a perfect place for an easement, as the street closest to the dead end street could have an easement dropping down to the next street, leading to Pope. If you don't do it now, it will make a lot of homeowners angry down the road.
Why in heavens name would you drive all the way around Moyer Loop, rather than having a small cutoff to get to the 4 clubs, or for that matter, just to Sarasota Golf Area and driving range, or down to Belle Glade.
Developers: It is not too late to put an easement in, leading from one street to another, to cut off a good 5 minutes or more travel time, not to mention the dangers of traveling on narrow Moyer Loop, when all the houses get put in, it will be a huge mistake, that should be taken care of now!
Secondly, have you noticed that it is a sea of homes, so different from the rest of the villages. What about golf views, or a park view. No, it is a sea of houses backing up to others. No parks or natural green areas that they could easily build. Has the almighty dollar gotten so important to the Morse family, that they forgot the original look to the Villages of greenery, parks, and trees intermingled with homes and tranquility. This is not the way people want to live. I beg of you the Morse family, Fix it now, before you sell all the lots off! Stop worrying about how much money you are making, and add some landscaping and beautiful parks or small garden areas to look at.
The fact that there are literally no trees on the South end. The Villages needs to add more trees not only to the golf courses but to the Villages themselves and the Dog Park. Such a shame. Do they really think people want to sit in the hot sun whether summer or winter, and bake on a bench, with no relief in sight for themselves or from the elements? And what about the pets? you know dogs love to sit in the shade under trees. Have you seen our dog park? Not a tree in sight. Such a darn shame, Someone just doesn't get it, do they?

Moyer loop will be a dangerous road for people driving carts. All the neighborhoods funnel onto Moyer with North and South Moyer the only entrance/exit. Moyer will be very very busy. Moyer including Hillsborough Trail should have had a multimodal.

I moved to Pine Ridge in Jan from CA. I wanted to choose the home and the lot and you can still do that here. I have a beautiful designer home on a beautiful retention pond.
The pine ridge pool rarely has more than a few cars/carts there, I don't believe the pine hills pool is open yet, and Moyer rec center opens Sept 2. If you want a family pool before then, Burnsed is a short trip down Morse, and if you go a bit further, there is Rohan Regional rec center that is gorgeous. Right down from Rohan is the new shopping center with the Publix already open, all golf cart accessible. While it is true that my street has both designer and cottage homes mixed in, the neighbors are equally nice regardless of home type. I don't think Ranch homes are being built anymore. Never smelled anything from a dump, and don't have any neighbors complaining. In short, I love it here and I'm sure you will find plenty of people who actually live here that feel the same.

Sad to say but the new builds in Lake County, Fruitland park do have Bonds....plus higher fruitland park taxes.
Its a double wammy.......Just setting the record straight.

We just bought new in Pine Ridge. I made it to Winn Dixie in Pinellas one Saturday night in 20 minutes in my gas cart. Yes it is stock speed. Late, so little traffic but still........not like living "off the grid".

Golf cart access? Where is it written that golf carts are mandatory? As long as I can hold a driver's license, nothing is inaccessible. I drive in my air conditioned car instead of sweating it out in an open golf cart.
Bottom line, you make your own happiness. If you don't like what Pine Ridge offers... be happy someplace else.

Clawdio. . . I see you are from Bartlett; I'm from Schaumburg so we are almost neighbors. Yes, agree with you that property taxes in TV are a bargain compared to property taxes in Crook (oops, I meant Cook) County. Hope you are enjoying your home in TV; I hope to someday join you as a Villager.

We all have our reasons for preferring to live in a particular area. In our case, we do not want to have to turn left onto a 4-lane road just to check our mail. Since Moyer, Hillsborough, and Pinellas have two car lanes and two cart lanes, we consider them to be 4-lane roads.
That is why we ruled out Dunedin and Pine Hills and chose a lot in Osceola Hills.

Actually, to me it looks just like the rest of The Villages. Lots of homes and lots of activities.
Have you seen our dog park? Not a tree in sight. Such a darn shame, Someone just doesn't get it, do they?
Even though I will never use the dog park, I agree with you. They should have built structures to provide lots of shade.
The Villages needs to add more trees not only to the golf courses but to the Villages themselves
If you were an avid golfer, you would know that one of the most historic and respected courses in the world has no trees at all. You can read about it here and also see the movie.

After reading numerous responses it is important to decide what is important to you. Every location has something to offer. It is not uncommon for people to be moving to their third, fourth home. The Villages is extremely large and many choices. Until you get familiar with it, and the layout, it is overwhelming to say the least.
Pros and cons as to buying new and preowned homes. You need to also be aware of how the sun faces. Afternoon sun can make it impossible to enjoy your lanai. You might consider renting for awhile and taking your time in addition to talking to people. You also have the option of renting outside the Villages in the surrounding area. The more research the better decision you will make.

We also moved to Pine Ridge from Tamarind Grove, we find the distance to Lake Sumter Landing, and Brownwood to be about the same when traveling by golf cart. We are even closer to some shopping locations. We found a wonderful home that backs up to a nice retention pond and we love it.
After all what is the big hurry this is time to stop and smell the roses !!! :throwtomatoes:

Its really a shame that the people who have purchased a home in Pine Ridge have to defend their neighborhood from other Villagers not living in the Pine Ridge Area. I say if you don't live there, why say all those nasty things.

We are in Claremont a college town thirty miles directly east of Los Angeles. Not many Californians in the Villages as it is not heavily advertised there. We were referred by friends that happened to drive through while on vacation. Good luck with your move.

I live in Pine Ridge and LOVE it! We have just started a new social club that I am sure will be a hit. I think I am about half way between Sumter and Brownwood and an easy drive to 441. A small trip on Moyer Loop will put you at the brand new Neighborhood Market, owned by Wal-Mart grocery store. The brand new Moyer Rec Center. I cant think of anything not to like. And yes I heard a Baptist Church will be developing on the empty lot next to us.I also have to mention that I have the BEST neighbors!

In my opinion, you need to consider the cost of living there-i.e. higher taxes, how far the neighborhood is from the squares and the close proximity to Fruitland Park? If none of those concern you, then I'm sure you can find a good deal on a home. The best advice I got from my realtor back in 2011 was to talk to the residents.

Well it take a while to evaluate it all.
May need at least two or three weeks here, visiting to get the whole story.
You can buy new or used, you can deal with the Villages, they rent a Villa to you and a golf cart and a bus tour to look around.
You can get the Sun Paper and will see Homes By Owner, By realtors, Executive, GRizzard, REmax etc.
First maybe just settle on the area, want to drive a bit while here or be close to a center, Sumter Landing, Brownwood or Spanish Springs?
The house size or Villa, only Villas have privacy fences, except I understand there are a few fenced units in Pine Ridge.
Take your time, and do not buy impulsively, you can make a mistake. And,,,,,,,,,,, Be Sure, take no one's word for anything, get a tablet, put it all in writing and have the other party sign a copy of your agreement,,,,,,,,,,,,,,,,,,,, BE CAREFUL. bbbbbb

We are delighted residents in Pine Ridge. It is convenient to 4 exec golf courses and Belle Grade championship course. Additionally it is convenient to shopping at Colony and the currently being built Wal Mart Market Place (groceries). It has many active social activities including a new social club, several golf leagues, bocce and others. As another poster mentioned neighbors are very friendly which may or may not be the case in a more established neighborhood. Many people think their village is the best and the rest are subpar. You should specifically ask about things that are important to you to find your best match.

I live in Pine Ridge and LOVE it! We have just started a new social club that I am sure will be a hit. I think I am about half way between Sumter and Brownwood and an easy drive to 441. A small trip on Moyer Loop will put you at the brand new Neighborhood Market, owned by Wal-Mart grocery store. The brand new Moyer Rec Center. I cant think of anything not to like. And yes I heard a Baptist Church will be developing on the empty lot next to us.I also have to mention that I have the BEST neighbors!

We also love Pine Ridge! We made the move from Belvedere which by most is considered very popular due to the proximity of all the shopping areas. This area is just beautiful as you drive in by the golfing range and golf course. Also the convenience Colony and the Rec center is fantastic. We recently drove by the new Premier 1.5 million dollar homes in the Preserves at Pine Hills. Wow talk about a beautiful view of nature. I was a skeptic about moving to Pine Ridge but no more!!

Public is across from that village and there is a tunnel to go under the road. We are moving to pine hills and it seems pretty close.

We were originally headed there on day one but decided because it is a construction zone and will be for a while that I couldn't face that aspect. After the 2-3"inches of rain, Tropical Depression, Category 1 Hurricane, with a side dish of possible tornadoes my decision to not buy in Pine Ridge didn't feel so good when I heard evacuate your manufactured home immediately after the original 2 to 3 inches of rain turned out to be incorrect. I love Country Club Hills...love it. I also love new and I also like a fat balance in the bank. I have been at the site morning noon and night since the day after the storm and see nothing wrong with anything down that way. It is like anywhere else in The Villages it requires give and take because no place is perfect. The only reasons I'm hesitating to jump ship is that I would probably get someone from the political thread as a neighbor and I like that the pools are open late over here. Decision, Decisions. If I was coming in here without another property already in my pocket, I would choose Pine Ridge with no reservation whatsoever.

To me, the biggest issue is no golf cart convenient shopping. That alone would deter me purchasing in that area.
We have been looking in Pine Hills ourselves. I have never seen the or smelled the dump. I would not buy near the power lines. We are thrilled that the new Walmart IS golf cart accessible. There are few if any places to buy in Sumter. The taxes are higher but the prices are definitely lower. More hose for the money or lower price for a home. Great access to many golf courses and practice facilities. :spoken:Not convinced Pine Hills is quite the slum it is being described as.

Check out health care. In july,2016 tv health dumped about 15,000 members. Many of us are looking for new doctors.(not an easy task if you are looking for quality care at a reasonable distance) if you have original medicare & a supplimental plan you are not welcome anymore. They only take medicare advantage.
$0 copay sounds good until you find out a drug that cost you $25/mo will cost you $338/mo. Under tv health medicare advantage.

I'm trying to figure how that works. I have a $20k bond, plus interest, and no maintenance. I'm paying $1700 per year for 20 years.
I have no mortgage. What is your payment period?

The homes in Pines Hills and Pine Ridge DO have a bond. Your statement is true only in the older parts of TV that are in Lake County.

You need to look at your amortization table. Also, I believe everyone, no matter which county, pays maintenance. It is added to your tax bill (bottom portion) along with the bond. Your amortization table should have been provided to you by your sales agent prior to close.

I disagree with a lot of your post and I live here year 'round. JustJim owns there. KStew43 is a realtor and lives down the road a piece. Please OP come here and make your own judgment. It is beautiful and nice just like all of our homes and villages. Some posts make it sound slummy. I can't imagine how people must feel who live there reading this. I wouldn't like to have my home described in such a way. Designers and Cottages and Ranches and Villa's are always intermingled and sometimes Premiers too. Retention ponds aren't pretty????
I agree with graciegirl. I had a home in Duval and moved to Pine Ridge. All of the areas of The Villages have their pros and cons, it all depends on your individual tastes. I love living in Pine Ridge a much as I did in Duval. See it for yourself before making a judgement. Wherever you settle in The Villages becomes your home and you will love it!

This is only MY personal opinion.... We have a home in the Lake Sumter area. We love it here, centrally located to all the downtown areas, easy to get to most areas. I like the feeling of being located in the center of the Villages, we really do not have any "outside" busy roads close to us and that's what we prefer. I like the feeling of being surrounded by Village properties and for better or worse I feel safer located in our area. I am not knocking any areas and have driven past the homes near Fruitland Park. For ME... those areas are to far away from what I consider The Villages.

Just bought there. We love it. Convenient to Colony Plaza (soon to have a Walmart Grocery) and 27 (so we can leave the Bubble when we want). Great area for walking cuz there's little traffic (yet). Not a bad ride to Brownwood (our new fave hangout).

When some months ago I asked for opinions regarding this area of the Villages I was unsure what to make of the area. Ultimately we chose to buy in Osceola Hills primarily due to the taxation differential between Sumter and Lake Counties. In doing our "research " we traveled throughout the Villages, visiting many neighborhoods, rec centers and speaking to many people. I believe that on whole every Village is much the same, clean well maintained and filled with happy and very friendly people. Living in any place day to day will make the blemishes appear but I think these blemishes must be contrasted with the world outside the bubble. I believe the Villages supersedes any other retirement community. We are extremely happy to now be Villagers.
