The ammendity fee on our VCDD bill monthly just pays for the Rec centers and the Pools?
Do we pay from our taxes for the roads, trees, flowers in the outside of our villages?

Not saying you won't get a multitude of opinions offered up on this by the many knowledgeable and informed posters here.....but your actual BEST BET is to attend one of these sessions and get your questions answered directly, by VCDD Staff:

Welcome Wednesday is a program designed to give residents the opportunity to learn about ongoing projects, address rumors and have their questions answered by District staff. Please join us each Wednesday at 11:00 a.m. at the District office located at 984 Old Mill Run to have the opportunity to hear first-hand about the latest rumors and meet District Board Supervisors from your CDD and others.

Good luck!! It's actually a pretty useful session and quite informative.

The roads are public so they are maintained by the tax payers. That is why the gates open for all.

What about the trees and flowers off our properties in common areas like Morse Blvd or Buena Vista?

Each residential CDD has a maintenance fee in your annual tax bill that covers those things. The amount varies from CDD to CDD. Ours runs about $500 per year.

I know Rubicon is accurate but does anyone know the rationale for this exception?

My understanding is they plant 300,000 flowers every three months or 1.2 million per year.

It's best to go to the meetings and get all your questions answered.

The roads are not wide enough. Don't meet county regulation for new roads.
