Differences????

Ok, with us just starting the looking/buying process in TV, are there any differences in villages? Any better/worse? Location in TV?
We do like the newer layout of the Southern Area near SL, and the newer road network that much we did discover.

The basic difference between villages is their age. None is "better or worse" Each has distinct advantages and there are almost no disadvantages to living anywhere.

Check the New Members Forum and read the answers to the same questions you have asked by folks in the same boat. Then when you want to follow uup on a particular topic, use the 'search' option at the top of the page.

The very newest houses being sold now are in the villages of Bonita, Hemingway, Hadley, Amelia, St.Charles and Pennecamp. The latter being for Premier homes. (They are the largest and most expensive.) Everyone seems to love their village the best.

I hope you will find just the right place for YOU. It is so wonderful here that sometimes we think we are dreaming.

About the only thing I can think of that differentiates villages from each other is the newer houses are all electric. The "older" homes (maybe older than 2 years old) have gas for heat, hot water, cooking and clothes dryer. The newer ones (in the villages GG mentioned and perhaps elsewhere) are all electric.
So if that makes a difference, take it into acct. If it doesn't, you'll like it anywhere!

We have an all electric house in St Charles. It took some getting use to an electric range after years of cooking with gas. We are happy with the location here. Easy to get around

Many of the villages are divided into a property value class also... some are predominantly premier homes, some predominantly designer, some ranch and some predominantly villas. You may find some mix in general but you probably won't find villas or ranches mixed in with premier.

We find that the "younger "group seems to gravitate towards LSL..As far as the all electric, I don't agree. We bought in Ameila one year ago and were SO happy that we have natural gas, it helped make the decision for us. We have a designer that has natural gas water heater,stove etc....The neighbors on our street all have it also..Not just designers but ranchers also..( Entire street is only 12-18 months old..). We ( just a matter of opinion) like the southernmost ( newer ) section due to the wider golf cart paths and the probability ( if they ever build it :undecided:) of being in the middle of the 3 squares..Either way, you will love it ..Remember, everything here is pretty darn good and it is all a matter of opinion...

wlou...just curious, but what don't you agree about electric? Are you disagreeing with me that the newer houses aren't all electric? Or disagreeing with the poster who likes electric? I have gas in Liberty Park, as do all the neighbors. I am pleased with it and would not want electric for everything. I was led to believe that the newer sections had all electric. Perhaps the switch occurred less than 12 to 18 months ago. There are a couple of economic reasons the builder stopped installing gas Perhaps it was just later than I thought.

As everyone has pointed out, all villages are great. Each one has advantages and disadvantages. The best one for you is the one that meets your individual preferences best. Some like the older villages because their landscaping and greenery is more "mature". Some like newer ones for the wider golf cart paths. Some like nearer Spanish Springs for the diversity of the "outsiders" who come there while others like to be nearer LSL because more "insiders" go there. Look a lot, talk a lot, hang around a lot, and you will find the place in TV that best suits you.

I believe it is a location deal. Properties outside of (south of) Odell Circle have no gas lines. At least that's when the all-electric started, when they crossed Odell in Duval. Pretty sure the "no gas" extends at least to Hadleyville, if not to the sections of Amelia east of Odell. Don't have any idea what they've done with the new construction inside the Odell Circle (Bonita and parts of Hemingway, Hadleyville, and Amelia.) Logically, all of District 8 will be all-electric.

Wow! Thanks for all the info! I will also check the other threads that have been mentioned. Yes, both me and the wife are very excieted about TV and moving there, and I agree as most have said, it was like we can't believe it is real! We call it Disney for Adults!
From our visit to TV, we definitely prefer the South side with SL, not that there was nything bad about the older North side either. We did like the golf cart paths and tunnels, and thought the road design for cars was more efficient.
As far a s gas/electric that really doesn't matter to use as we have lived in all electric for 20+ years. Gas would have been nice so we could have had a gas grill instead of using a tank!

We are looking at the Savannah Villas. We like the easy maintence and also the fenced backyard since we have a dog. Also like the size since we are looking to downsize in retirement.

ArmyGuy.... the amenity fee entitles you to use all the amenities throughout the Villages.... any exec golf course, any pool, any rec center. One tends to gravitate more to the facilities in their local area but all are available.

We are looking at the Savannah Villas. We like the easy maintence and also the fenced backyard since we have a dog. Also like the size since we are looking to downsize in retirement. Army Guy

We also decided on a location south of 466 as we wanted something newer that wouldn't require a new roof or furnace right away. We also liked the wider golf cart paths.

We bought a courtyard villa because we have two dogs.

We like the Village of Belvedere which is central to Southern Trace Plaza, minutes to LSL and SS, close to the library, 7 minutes to the private dog park (Doggie Doo Run Run), and restaurants such as Bonefish Grill, Red Lobster and the new Olive Garden. Also close to the new Walmart and Bealls.

Whereever you end up will become the "Best Village" to you! :welcome:

Your Villages Real Estate agent could answer that question specifically. If you need a suggestion for a great agent, please PM me.

In Belvedere Village there are "stucco" CYVs west of Belvedere Blvd called Belmont Villas. There is also another separate CYV community which is east of Belvedere Blvd which is all vinyl siding. Both CYV communities have some villas that back on the golf course.

I would think this is typical of most Villages, except for the ones that are all premium homes, such as Bridgeport.

Barefoot, no we have a real good one, that they gave us at the Lifestyles Visit. I just hate bugging her with all our questions. Just was trying to figure out if every Village has like a neighborhood of vinyl Villas and one concrete, etc. Just really trying to put it in my mind since our visit. We are actually looking to come back down in May to spend more time and really check it out and get the layout etc. You have to remember I am Army 30 years so intell and recon are important to me! I have to know my surroundings especially like TV where we are retiring. Want to not act like a newbie! :beer3:

Everyone has one.

We're south of LSL in Hemingway. We like the wider streets and better golf cart paths. We like being off the mainstream areas. We use Canal as our way "up north" and it has no roundabouts and not that much traffic.

Steve, sorry it was not clear but what I meant was there IS gas in the newer sections, that is what I meant when I said I dont agree..The entire section we live in ( off of Corbett in Amelia) is all gas..I just wanted the new guy to know that there was natural gas available and he should ask before assuming it was'nt available..., that's all....
