Can you negotiate a sale price on a new CYV with your Villages Sales Rep., or are they stuck with only the "list" price?

The history here is pretty much no negotiation on new home prices. The price is set and the agent tells you what it is. In any given month, thy may have special deals, e.g. %off price, closing paid, furniture incentive etc. You may also find a unit heavily discounted when they are trying to finish out a neighborhood.

You hear there is no negotiating on price but in May 2008 when we were looking at Golf front homes we left without buying. Then over the phone a price would be stated and we just let the realtor sit for a few days...he called back on two occasions with a new lower price on 2 different properties. Is this coincidence....I think you have to play your cards right and a lower price or other incentives are possible.

"Two different properties" there could be a very wide variance in price with the same model between 2-3 homes. All your agent was doing was finding you a cheaper home hoping to meet your needs.

Maybe they won't/can't budge, but......it doesn't do any harm to give it a try, and it may even be rewarding. If only in a small way. :beer3:

Was this a NEW home or a resale? I haven't heard of any changes in new homes, but ...........

Thanks all for the info. That was kinda sorta what we thought. No real haggle, just some incentives.
We have been watching their home sale site daily and keeping track of how many days certain CYVs of the type we want are listed. Also doing that on resales. Since we have about 70 days till I get the settlement money we have got time to watch. Hoping that as inventory goes up they will want to get rid of the oldest ones first.

or.. try asking for some type of upgrade at the sales price,
I don't think they back off the price itself much, other than stated above

while still a Wannabe....with our home on the market and hoping for a quick sale so we can get to TV and rent first while looking for our CYV...and having done 3 lifestyle visits and been out with our sales rep each time......we have talked to him many times about price....and...its certainly appears that "IT IS WHAT IT IS"....there is no negotiation permitted....and as others have said...there are certain discounts, upgrades available at one time or another..TV is the place to be....the economic/housing crisis does not appear to have hit TV (to any degree)....so they can get what they ask for

Tank - somewhat my experience but as was mentioned earlier - looked at a CYV with golf view and then went home. Notified three times (via e-mail) that the price was down, down, down. 35K less than first asked.
So maybe you can't offer lower but if you're willing to walk away you may get a call next week.

Russ....thanks for the info...thats good news for sure...guess we did not get any type of call back, reduced price offer because our sales guy knew we were not buying till our home here sells...but...when it does sell and we get there to buy.....your info will surely be helpful

Tank - for full clarity - I wasn't buying now anyway since I can't retire until 2010 earliest. So it was easy for me to say no.
I hope to be as patient when I come down to buy for real.

Russ, that is good to know about maybe not seeming so eager, even though we are! But we are not in a hurry and have time on our side. I can retire at anytime, but wife still has 3 years (yeah, I robbed the cradle!) but would like to buy now that prices are low.
Tank, I will keep them rolling as long as I can!
