Best time of year to buy a house in TV?

I would like to know what is the best time of year to purchase a house in TV.
When are the most houses sold?
When are the best deals made?
Is there a good supply of used furniture and when?
I am guessing that late spring is the best time to buy. I think most people come to do their preview visits in the winter months... by late spring those that were most interested have made their purchase. The houses still on the market may have to wait for the next winter season to see the largest numbers of visitors. Am I right?

I would guess that most people buy their houses on the lifestyle visit. And I kinda think that is happening year round. There are no deals, other than the economy has lowered the costs of the new houses. Maybe ten thousand dollars lower than this time last year.

As a former realtor, I can say that usually the best buys happen when inventory is high and buyers are low. A lot of sellers plan to list their homes just before the influx of snowbirds arrive in January.


So .... I'd guess that April through November would offer the best deals on resale homes.

We had the bright idea of coming back to TV in August to buy a house. We thought that the weather would be beastly hot, and nobody in their right mind would go to Florida in August, and there would be fabulous deals on houses...

First, we were surprised that it was hotter in Utah than it was in TV in August. The temperature in TV was in the mid 70's in the evenings, and it was positively balmy.

Second, it seemed like everybody else had this same bright idea. I expected TV to be a ghost town in August, but there were more people here in August than the previous December! Who knew? :shrug:

I was told that July and August are two of their better selling months. The Villages sales rep that told me this said that many people come down then to see how hot it is and plan to purchase if they feel they can take the heat of those months.

I find that it is not much hotter than Indianapolis in those months and at times not as hot as Indianapolis. And we all know that it don't rain in Indianapolis in the summer time.

One thing I do know for sure is that you cannot believe everything the Villages Sales Reps tell you! They have been telling me for two years (while prices keep falling) that there are steep price increases around the corner!

That is one of the great things about this forum - the posters really have no agenda. I LOVE the sales reps we worked with, but they do make their living selling homes.

While some people on this board do have their own businesses and provide services (and the ones I have spoken with have been helpful and not "pushy), most are just living in a place that makes them happy and want to share that.

One thing I learned from our recent purchase - some of the new homes being sold on spec can offer a very good discount - especially in neighborhoods TV is trying to close out. If you decide to choose a homesite and build, the discount just went from 5% to 4.5% - which tells me that sales are picking up. That may be the time to buy is sooner rather than later if it fits in with your financial plans. We had thought the good buys would be in the resales - but just couldn't find what we wanted and the prices seemed high. As we didn't make an offer on any, it may be that the owners are willing to negotiate.

It seems that the months of November and December are the slowest months for visitors to TV. January starts the upswing of snowbirds and lifestyle visitors. My gage for this is easy Restaurant seating and availability for tickets for performances at the various venues.

We moved from coastal Florida (Hutchinson Island) and thought that central Florida would be extremely hot in July & August. Not so... In fact it was cooler, especially in the evenings and less bugs to contend with. I had trouble golfing there because the no see ums would eat me alive. We purchased our resale home in August 2008 and are thrilled with the purchase. :pepper2:
