Looking at different comments noticed some say that the house has northern exposure or southern exposure etc. What�s the difference?
We�re from up north and we enjoy sitting on our deck and seeing the sunset, but in most case it�s not 95+ degrees.

That's it in a nutshell. Our lanai faces west and in the late afternoon, after the heat build-up, it is really hot out there. It is great to have breakfast out there in the mornings but not supper. If the house faced the other way, you could have both meals out there if you wanted. At breakfast time, the coolness of the morning is still with us, in the late afternoon, you are in the shade... which brings up another point. If you havea TV out there like we do, it is very hard to watch in the late afternoon with the reflections from the sun. I would much prefer a home with the lanai facing east.

Like everything here there are Pro's and Con's. I happen to like the West facing Lanai. Several reasons. We have a pool and it gets many degrees warmer in the spring much sooner and stays warm longer in the fall than if on the East side. Evenings are warmer after the sun goes down. A really good umbrella on wheels works wonders to provide shade when it does get hot. A good fan helps. Sunsets are the best. So a lot depends on when you want to use the lanai. Weather your there all year long, and what your future plans are for the space. Every home has four sides. So if you face east you can have your coffee on the front porch and your evening toddy on the lanai. If your lanai is facing North, you get more use in the summer but less in the winter. So you can make the best use of the space no matter what way you face if you map it to your life style.

We have bought and sold two homes in Florida and my experience is to go with a south/ southwest facing lanai. We have many visitors from the north and they love the sunshine and warmth when they visit. Our next home will be facing west for sure-the sunsets are gorgeous if you have a view lot.

We have backed South in the last two homes we have owned. It is my first choice. Our new home in TV faces NW, which is ok, but still prefer South. We still get sun, just later in the morning on an angle.

Just depends how much you like the sun, I prefer it cool and our lanai is made where it's basically in the shade all through the day. That sun in summer can be pretty darned hot!

Coming from England, we prefer a south facing back yard / garden. We see so little sun here ;) we like to make the most of it!
The home we owned in Kissimmee had a south facing pool deck area, almost all our guests asked about this before booking.
The home we rented at The Villages in November /December had a north facing lanai, it was like being in a cold dark cave!!:cold: It never warmed up once, so we could never make use of the outside space.
We would always go for south or west facing.
