Dear Friends:

We need some input.

We have been looking at new construction in Hadley, Bonita, Hemingway and Amelia.

Most homes in our price range seem to be interior sites.

We have always had neighbors on either side, but never directly behind us.

Does anyone find a lack of privacy from being so close?

Can't wait to be around the friendly people of TV.

we are in hemingway, on nash loop; we have privacy in the back yard because of a fence; there are very few properties with fences. we specifically searched for homes with that. if there is a street behind you, well it is nearly impossible to be shielded from passers-by...and cars.....shrubs can only do so much, and there are many restrictions on the height of that anyway.

Like you, price range led us to in interior site. The houses behind us are off-set from ours, so the lanai on our house is not directly across from the neighbor's. We haven't had any issues. And you can improve things with landscape and even privacy screens if you want. But I hardly ever see anyone out back. I'd bet I get more privacy than the houses with golf course views and folks going by all day.
And I always figured if I really want privacy, I'll sunbathe nude. The neighbors will definitely keep their blinds down after that!

We came down to TV from VA with the intention of buying a villa, no ifs, and or buts! However, once we sat on our lanai in our new designer home overlooking the lake, the $ 155.00 difference per month on the mortgage was worth it..It has now been 2 years later and I can honestly say, buy for THE VIEW!. Not only has there been several folks who offer to buy our place, BUT each time we go down ( ptimers for now) we always say, thank goodness, we bought this, the view of the lake is everything...I still can't believe I am saying this as I really thought we would be happy in a a villa....

Our home is located on a corner lot but our lanai is directly facing our neighbor's. We planted a row of bottle brush bushes and in only one year they have grown so they completely shield the neighbor's view of our lanai.
I should add that it seems we use our lanai a lot more than our neighbor's. We like to have our mid day meal there and I like to read on the lanai. It really helps if you have great neighbors too like we do. Sometimes I wish we
weren't blocked off but the privacy is nice for early morning coffee when we sit out there in our robes.

We were lucky, we were able to find a courtyard villa, on a curved street with a large backyard and a large view of a pond behind us .. we have an 85 ft wide view ... very wide lot for a villa !!! I just love sitting on my lanai and watching all the wildlife on the pond. We are also lucky as we have the privacy factor of the fences on either side of us. Wouldn't trade it for the world.

I think a lot depends on your neighbors. We have an interior lot and are fortunate that our neighbors behind us have enclosed their lanai's, so we don't have to deal with noise factors, for the most part. If the windows are open, you will occasionally hear voices, but it is so infrequent, it hasn't been an issue. But buying new, you don't know what you're going to get. You could have neighbors with constantly barking dogs; people who party til late at night, someone builds a birdcage close to your house, etc. One reason to buy pre-owned - no suprises.

Hi Welcome to TV you won't be sorry but choose your lot wisely??? not by the cost.We started looking at preowned and ended up finding a lot in Hemingway overlooking the golf course. Cost was much more but we just loved the view.Everyday we count our blessings that we went the extra cost. Mary
