County road 44A closes for keeps on Wednesday 4/29/09 As the next town square starts construction...
Started bringing in Heavy Equipment today...........Looks like the Developer is still on schedule.........

:pepper2:Glad to hear that....My husband and myself are partners in some property on 44A.....Hoping for a medical group, Lowes, etc to want to buy the property....Hey, it'll help with the losses we had with the market!!!:pepper2:

Given what appears to be a vast amount of unbuilt property north of 466A, what do you think the timeline for developing south of 466A and around Brownwood would be? It would seem that building Brownwood without having a critical mass of housing around it would not be wise. Yet, I don't see the ability to complete the areas north of 466A and then creep south to the Brownwood area in any near term to medium term scenario.
That leads to my other question: why would the developer put Brownwood on its far southern border? It would seem to make more sense to put it closer to 466A so that it could be surrounded by villages. Since I expect that houses close to a town square can be sold for a higher margin than those away from a town square, it would seem to be more profitable to keep Brownwood in the middle of things.
Perhaps there may be some truth to what I saw on TOTV awhile back - that the currently declared southern border of TV is really not the final southern border.

I think the main reason for the Equipment is to Tie Buena Vista in to 44a and 44. THey are suppose to start that now. we have already been doing more work on Buena Vista between 466a and 44a. They have to close the Road to put tunnels in for Golf Cart and to Tie it all in there. Just Talked to some people and not sure when Brownwood itsself will start. Still alot of work needs to be done on BV tie in with Hwy-44 also.. Still checking with some people... see what happens

My sources say Brownwood's location was negotiated between the Developer and officials in Wildwood who wanted the town square close enough to become an asset to Wildwood.
And why would anyone conclude that Brownwood will be on the TV border?

Last year I heard something similar to ijusluvit - there supposedly was a preliminary map that showed Brownwood next to Lake Deaton and politics got involved and now it is going to be located closer to Wildwood.

How far will it be from Hadley? Is that road from Morse going south going to be opened up? THe driving range said it was moving to the other side of the lake???????

From 466a to 44 is about 2 miles as the crow flies in the vicinity of where Morse will go. What I saw shows it west of Lake Deaton, but unlike Buena Vista, Morse is not there yet and probably subject to change.
Brownwood would be about a mile west of where Morse and 44 will intersect.

have thought the same thing for quite awhile; my thought: brownwood will be suround by TV, which will ultimately reach all the way down to 75..direct link...they are businessmen........and will keep on going.

I have a Sumter County Master Map that is like 2 years old at least. Brownwood is not even on the thing, from that map it wasnt scheduled to be around Lake Deaton. Always been planned for the land across from the old bob evans on 44. The latest updated Map i just looked at show them stopping at 44 where Buena Vista joins and where Morse will Join 44. The whole Morse Blvd south to 44 from 466a was on hold I heard yesterday. See how it goes.

I know an outfit out of Orlando bought a lot of that land but as far as I know never developed it. Or maybe The Villages just figured those folks would use Brownwood! I think TV does own some land by the turnpike - maybe I'll be around long enough to see what happens.

Word is, and this is depending on who you talk to..... Once they hit 44 The Villages is done.. I talked to one of the main men, not saying who, but his comments last year when I asked were, Once we arrive at 44Th Street, that being Hwy-44. We are done he said he was going on a permanent margarita cruise. So I guess we will see what happens. I know Morse has been put on hold for while. They will join 44 down where 468 is.
Now I have heard they own property along with others south of 44, and they plant making a exit off the Turnpike for The Villages and all that. Just see what happens. WIth the economy the way it is, you never know what will happen.

maybe they will set up plug in stations at the toll plaza for carts..
