Have you noticed the dust being stirred up and blowing around at the Trailwinds Development on 466a? Don't think I would enjoy living in a home bordering that property right now.

I am sure the dust will somehow be the Developer's fault. Sometimes progress is a dirty business!

We have to wash the cars weekly if we want them to look nice.........can't wait for this to be done.

Those of us who have had homes built in a developing area have all had to put up with it.
And it does pass. Although while experiencing the problems, not fast enough.

We were told by the developer's rep that the infrastructure should take 12-14 months to complete, and then they will start on the buildings. Looks like about 2 years of construction at minimum.

I posted about this a couple of days ago and most of the replies were to the effect " its the price of progress live with it ". I presume most of those replying don't have to " live with it ". Yesterday the dust storm over the houses adjacent to 466A rendered them only partially visible. Talked with one of the owners who thinks the developer simply is not putting enough water down to keep the dust somewhat abated. He and some of his neighbors plan on talking after the holiday with both Wildwood and Sumter County officials to see if something can be done. Evidently the developer is watering were he is working but not the rest of the acreage which is just a big pile of dust and dirt ready to blow with the wind.

This could be a Public Health issue too. The Villages Developer does a reasonable job of keeping a lot (not all) dust down but Trailwinds Developer is "new" to this area and likely needs to be told that this is unacceptable. Frankly, I'm surprised that "neighbors" haven't made a formal complaint before now. Good luck.

Mleeja: In all due respect you are the only poster on this thread that has brought the Developer (TVLSI) into this discussion. This is a billion dollar plus enterprise and I am sure that they have a public relations firm that can speak on their behalf, if necessary.

Dust is on your house too and will need power washed. Somehow it manages to get inside and no need of washing the windows until later either. Unacceptable.

The word developer was brought up a number of times before Mieeja commented. Just wanted to make clear that TV developer is not involved in this (Tradewinds) project.

Rubicon - please refer to post 7 & 8. The posters refer to "the developers". This site is quite frequently used as a forum to decry the efforts of the developer of The Villages. I for one find that most offensive and wanted to point out that the developers of the Tradewind project are not associated with the villages. Let's make sure the blame for the dust goes to the correct party.

It's easy to say that we've all gone through the inconvenience of construction here, but these people have had to go through it multiple times.Once while their village was being built, once when the area directly across 466A was being built, and now bordering them, in an area that's not part of the Villages, by a developer who probably doesn't have the same concerns about community relations that TV's developer might have. While some people may be affected, the developer probably feels that it won't stop anybody else from going there, so why not. I was at my friend's home that backs to the construction site, when a enormous dozer with vibration equipment came by, and the whole house literally shook, and this went on all day. Since I go by every week to watch the place while he's gone, I see the dust all over the windows, siding, and in the air conditioner filter. And, while I know the saying "you should know that anything can be built on non Villages property", when they asked their salesperson what was going behind them, they were told he heard it was probably a retention pond. So, even if they should have researched it better, I still feel bad about what all the neighbors are enduring.

Thanks for clarifying that; there are residents that moved to The Villages because of what the developers built and they are a lot of the same people that are ready to jump on "The Village Developers" for anything.

And there are those that have a realistic view of The Villages and the developer, and realize that nothing, including the developer, is perfect.

The developer has a responsibility to maintain dust control. Contact FDEP. Florida department of environmental protection and tell them of your issue. The developer is required to obtain a permit called NPDES. This permit addresses your concerns and others as well.

While I completely support the idea of watering this project (we have a big problem with the dust), you are talking about over 100 acres of land, and I am certain when this is presented to the Trailwinds developer and Wildwood and Sumter county, you will get the same response "that it is not practical to keep water on that amount of land". This would probably take 100 or more water trucks, 24/7/365. I wish you luck, you have my support, but I would not expect to come away from the meeting with a solution.

I was driving west on 466A a few days ago, coming down the hill towards Buena Vista and could not believe the dust cloud that was off in the distance coming from this development, enveloping 466A and heading south towards Pinellas. While I realize there is some difficulty controlling dust, I can't imagine that the levels I saw that day are any where near acceptable.

I only thought about the Developer once and that was when I was in the process of buying a home here and once I closed I thought upon him no more.
However he continues showing up on TOTV ad nauseam and in glowing terms and I say to myself its a business that charges what the traffic will bear he's not giving away houses geezzz

Unfortunately (and I admit I've been guilty of doing this) topics start getting sidelined usually during the 2nd or 3rd reply. If the thread keeps going, it'll probably get sidelined to a topic about grandparents being idiots with their grandchildren in golf carts.
Back to the dust, it is getting soooooooo dry; most ground with no vegetation on it is turning to powder.

We've been through this when the property south of Rt. 466 was being developed and it took years. It seemed that the aggravation went on forever. Needless to say, we were pleased when St. James was finally built out. Those in properties bordering Trailwinds have my sincere sympathy.
When we were looking at homes and property we saw some great properties which bordered undeveloped areas. These properties were immediately dropped from our list of possibilities. It was just too risky to buy something without a clue as to what would happen to that property.
If this property had been developed by The Villages the problems would be the same as they are now. This is what happens when extensive development takes place, especially in such sandy soil.

Alden Bungalows are next to start whining...medical center going in...and the land directly behind the Bungalows...only a matter of time before that get's developed.
It may be time to think about getting a House Cover similar to a car cover ..put it on during the day take it off at night..just a thought. The For Sale signs were up and plans were in the loop for development in the near future..and it happened..So deal with as best you can, or sell.

I presume that is for dust control. Tradewinds is a much larger development, but is much closer to many existing homes and in development of infrastructure longer.

With the roller ridges on top of the ground, it looks like it has been seeded with straw put on top of it. Won't get a very good stand if no rain comes soon.

Ditto! The developer is REQUIRED to control dust, (most water). They don't have to water the whole project as one poster here questioned. But they do need to do construction roads etc. which would greatly help. For those that are calling people whiners, you should drive down 466a on a windy day. You cant see through the dust at times. The Villages controlled the dust as much as practical.

This is just terrible. I worked in a stone quarry for several years and there were three men who drove around in water trucks between 40 and 50 hours a week keeping the roads moist. Was it like a perfect, not at all. I have no skin in this game other than a little knowledge of the construction business. They are going to do the absolute least they can and spend as little as possible, I understand that it's a business but what I saw the other day down there was straight up abusive to the area residents. PERIOD. They are residents not construction workers and should expect some dust but not that kind of volume. Lawyer up!

We live directly across from this development, the dust mitigation is non existent. Monday 11/21/16 Water truck never moved, Tuesday morning water truck did make one pass along the Haul road parallel to 466A by noon dust was overwhelming. Wednesday water truck never moved. I called the Wildwood development offices, they were extremely nice but they had no dust mitigation plans in effect. This project has a lot of excavation to complete the site preparation, I would expect at least another month of heavy work. The city of Wild wood has a city council meeting Monday evening 11/28/16. Perhaps if enough people appeared at this meeting there is a small possibility they might take a position on this. My thoughts are while this work is going to continue, the TRAILWINDS Developer could attempt to be a reasonably good neighbor and at least use the water truck that they have on site and make a visible attempt to control the dust that they are generating.
