Hello,
We are Ed and Sue. My wife and I did the VLS in March for six days. Needless to say we loved TV. We worked with a realtor while down in March and are closing on Monday May 18th, on our Pennecamp courtyard villa. We will be snowbirds, from Kansas. My wife is so excited, :pepper2:her last day of work is May 27th and we leave Kansas :crap2:on the 28th for the month of June to set up, and will be back in October for six months. Pennecamp is a very new village. I was wondering are there any people on TOTV living or bought in Pennecamp.

Welcome! Don't know where the village of Pennecamp is but since it is in The Villages I am sure it is beautiful! :pepper2:

Ed and Sue. It is the VERY newest village and a beauty for sure. For those of you who don't know where it is, you can see it across the pond when you eat outdoors at Cane Garden.
You will be the settlers, the ground breakers and the pioneers but it won't be long until like minded folks join you and it is almost eerie how they will be the perfect match to you.
Welcome. You will have an instant bunch of friends outside Pennecamp that you will meet online.

From the Lberty Park entrance at Buena Vista, take St Charles west past Bailey Trail. There used to be a barrier forbidding access beyond the golf course there. Now it's been moved back considerably, and you can continue along St Charles to Pennekamp Road. Make a right, the pool is in already in. There is a considerable amount of construction going on there, a lot of vacant land marked with the PVC tubes that signify houses coming, and some villas as well new Premier homes already under construction. If you meander back through the area, you can find some premiers on the shore of Lake Miona across the water from the Bridgeport at Miona Shores. The last 2 are on kind of a promontory almost out on the lake. Some of the nicest sites in TV I'd guess.

Hi Ed and Sue good luck on your move to The villages. Pennecamp is the newest village . Before you know it you will have plenty of neighbors. We live close by in the village of ST Charles. When we came in December only 2 other house were occupied now the whole street is full of friendly people

We are moving to the villages in November to the Village of St. Charles. How developed is it there and does this seem to be a good choice? We are planning on buying all furniture and washer and dryer once we arrive. Any recommendations on where to shop? We also will be in need of a gasoline powered golf cart. Is there a way to find out if there are any golf cart resales available?

Welcome to PenneCamp. We were the second couple to move on Jonquil Place in May. We were only there for three weeks before we had to come to NC. We will be snowbirds also as we have a cabin in the NC mountains. I think I saw your car at the end of the street before we left but didn't get a chance to welcome you. This is our second time to TV. We first moved in Palo Alto in 1999. It is a great place and know you will enjoy it,too. Look forward to meeting you at the end of October. Sarah and Elwin

we bought our washer and dryer up here in penna at sears, but had it delivered to our home in the villages. did the same thing with mattresses. worked out just fine, and got some good sale prices. lots of golf carts to be had; you have plenty of choice both from dealers and private sellers.

We are coming from New Castle which is 50 miles north of Pittsburgh. How much did they charge to deliver or did you have it delivered from the Sears near the villages? Where are you from?

The Villages Golf Cars sells quite a few reconditioned carts - both gas and electric.

Barry - I have a map of TV and I was wondering about St Charles and Pennecamp. It kind of looks out of the way - I mean it is so "west" of everything. How has this worked out for you? It is far to shopping, town square etc? I intend to make it a point to see this new area, when I arrive for my 2nd visit on 10/03. Wishing you all the best in your new home. Would love your opinion of St. Charles, since you were a pioneer there!

I also have a villa in St. Charles. I don't think it's out of the way at all. By car it takes 5 minutes to Lake Sumter Square - golf car closer to 10 minutes. If you want to venture out on a golf car to Spanish Springs it can be a hike. I believe it took us 30 minutes. I love driving around in the golf car and personally love riding around admiring the entire area. Coming from NJ the slower pace appeals to me. I don't feel like any specific thing is "out of the way." However, that is my own opinion and for what it is worth just the way that I feel. I think Pennecamp is absolutely gorgeous. Thanks for your opinioin Sandy - that's good to know. I intend to check out both St. Charls and Pennecamp when I visit this time. I've seen some lovely homes offered for sale in that area. Your point about Spanish Springs is well taken.

Don't forget that what may appear on a map today as out of the way will wind up in the middle of things once the build-out is thru. Brownwood and many, many more homes and stores will be fairly close. My house is in Liberty Park, just up the road form Pennecamp and St Charles, and it's a fine location. Another point well taken Steve - I only visited once, so my perspective is very limited. You can never get to see the whole picture in one visit. In fact, it probably takes a year or so to realize the entore scope of the villages and all it has to offer.

op - on the other side of Odell circle is the town of amelia... I just bought there .. quite some good new home deals goimg down as TVs tries to complete the town sales for that section... Beaulieu loop side of Odell Circle just down the block from Amelia pool ...

Hi ripwho - thanks - I just checked them all out on the Villages website. I hope to get to see several of them this coming weekend. Very nice of you to send this information. Much appreciated. What type of home did you buy in Amelia if I may ask?

We just bought in St. Charles, and it is 2.5 miles from Sumter Landing. We are equidistant from 3 pools and the new Regional Rec center, Sea Breeze is less than a mile away. It seems like a nice location, but I have noticed that everyone seems to like their neighborhood, whichever one they are in.

Welcome to Pennecamp ... I just bought in Jacaranda Villas in August - First person there. Lots of building down here .... but also lots of sales... neighborhood is building very quickly.

we just purchased a new Home in Pennecamp @ 1958 Ashwood Run. Our colosing is in Dec.
My wife and I are very excited. We will be part time residents for a while

We are Ronn and Mary. We just bought a Courtyard Villa in Pennecamp today (November 10, 2009). We both retired this year and will also be snowbirds from Kansas. We are actually from Olathe, KS. Our new address is 1936 Sagamore Street and we will be closing in mid December and probably won't be in The Villages for our walk through until January 2, 2010.
I guesss that means we will be neighbors or at least in the same Village.

Hi sanron just got back from TV on Monday my sales rep. gave me a heads up with a price increase stating on 11/16 of 5%. I went right up from my condo in Stuat Fl. and got a closing date of 1/4/10 boy they move fast. I also bought in the Village of St. Charles Baldwin Run. The St. is so crowded with construction vechles and workers i got stuck between a large cememt truck and a food vender truck as i was unable to get out for a while. My lot is the only vacant lot on the St. but it wont be for long. Now that i will be closing on 1/4 i have to hurry and get my financing in place. The cash is there i just have to cash in one of my 401K's. I know i'am going off topic but its important to me. I'am thinking of pushing back the closing date a week or to insure that everything is in place and no clitches will occur with the closing and it will give me time to get my financing in place.
I think the best way for me to go is to open up a small IRA at my Scottrade account then send a form to to Smith Barney and have my 401k moved to that account then sell everything in that account and that will round out my cash buyer deal. Very stressful time but its good stress. The other suggestions are excellent like getting a washer and dryer fom Sears near me and then have it delievered from a Sears near TV to my house. Wish me luck with nailing down all the moving parts to this adventure.

We are seriously considering a Patio Villa in the Village of Pennecamp.
What are the current prices for a Colony?
I look at The Villages web site but the prices there are always higher than when I’m down there.
We have a rental through the villages for Feb & March but we must decide before Dec 15 if we are to buy.
We will be snowbirds for 3 months a year

We bought our house in Pennecamp on 8/17 closed on 9/22 via mail. Put our house up for sale on 9/2 and sold it 10/2. We close on it 11/26 and hope to be in Pennecamp by the 2nd week of Dec. Whew!!! We were very lucky.
Now we are looking forward to meeting our neighbors and having fun.
Cannot wait to get there.

Congratulations Pam and Jack. We're somewhat in the same boat. We put depostit on a piece of dirt in Pennecamp on 5/6. Had to come back to VA and get our house listed. Got that done on 7/29. Got a contract on 9/10. We are closing on 10/29. Will be in TV on 10/30 and will close on our house in Pennecamp on 12/13. It's been an extremely hectic time. We're looking forward to taking a few days for relaxation when we get down there.

This would be the 5th house we have sold and never had an appraisal problem.
The lawyers and agent are working on a resoluton. Hope they will be able to do something,
We want to meet you folks and now this monkey wrench.

Some options:
- Have the appraisal company revisit their assessment.
- Get another appraisal.
- Split the $30k with the buyers.
- Lower to contracted price the $30k.
Those are the ones I've heard of being employed. If revisiting the appraisal doesn't work out, getting another appraisal would make the most sense for you as the seller, though the cost would be on you.
Bummer. Don't let it put a damper on things.

$30k is a chunk of change, regardless how you slice it. BUT........in a very short while, you'll pretty much forget alllllll about it.....since you'll be in TV!! :pepper2: And the moral of the story is you got the place sold good for you!

Just a note. We'er in Buttonwood the "newest village". Right now it seems that Penny and Button are way south and out of the way but when the get the new town center built south of here we'll be right in the middle of Sumter and Brownsville. We won't be the newest for long. Hope it helped. The Scarecrow !!!!!!
