If pre-owned, pretty typical. Call your agent re info for utilities, etc.
If new, seriously remiss. You should get info about builder contact, sprinkler check, etc.
Welcome letters per se do not exist.
And welcome to TV! It ain't perfect, but it's pretty dang good.

I assume you are not currently in TV. When you arrive and go to get your Villages ID you will be given all kinds of information, the Newcomers Guide is terrific. You will also be given information on a couple of meetings for newcomers which are very informative.

While this is after the fact, if you did not have an inspection, it might be a good idea, Frank DeAngelo is great. Also, be sure you read the directions on how to navigate the roundabouts. Your new neighbors should also be a wealth of info.
Welcome to TV

Have you tried reading a 3 part series written by our ZCaveman (eternal partner). It offers a lot of information and sites to go to for cable, phone, etc.
Here's part 3 which could be helpful.

Another thing to try and find out as soon as possible is your mailbox number. I was given keys, but no box number. TV sales office called the former owner, she didn't know. After a week a neighbor finally volunteered to take me to show me which box was theirs. Fortunately, mine was right next to it. Sad that TV wouldn't give me the information. The post office wasn't much help, either.
