Great news out today in the paper, The Villages is set to grow again. 8000+ more acres. Not a surprise, the developers are continuing their family business of Developing properties. Good for them for having vision and being successful in their business.
Now the whining will start - it's too big, they're greedy, blah blah blah...
Break out the cheese to go with you whine.
Get over it people, The Villages wasn't too big when you bought your house, but now it is, have to love the "I've got mine.." attitude of some people.
Greedy, nope, just good at their business. Those with the "greedy" and "How much is enough" mind set need to look in the mirror. What were you thinking when you were amassing you retirement savings? It was OK for you to be part of a growing business and working towards your future, but when others are successful they're evil? That green eyed monster jealousy is looking back at you in the mirror.
Continued growth is very good for the area, if the growth stops, unemployment will go up and with it crime; and the safety we all feel living here in TV will quickly disappear.
This much growth will surely bring much needed commercial growth with it that will be good for everyone.
If you haven't noticed, there is the beginnings of a decoupling process going on in TV. Do the people in the BW area really care what's happening in SS or even LSL? Do the people in the SS area really care what is going on in the BW area or Finney? More and more the answer is no. There's enough going on in everyone's local area that the distant areas of TV have little impact on our lives, this process will continue. Does this mean TV will fracture, likely not, it does mean lots of new options for recreation and commerce. This is the same process all cities go through as they grow and thrive.
To the developers I wish nothing but the best of luck in this new growth spurt. Bring on the bulldozers!

Couldn't agree more Bonny. They do a great job even though some don't think so. Go look at other developments and look what they don't have that we do. Keep going KeyWest is a long ways away. A little tough by Golf Cart but so what!

Living north of 466, development of the Village of Fenney will have little impact on our lifestyle. More power to the Morse family for creating what looks to be a very beautiful area to live.

We lived in South Florida for 7 years, awful traffic, poor planning. Here we have good planning. Yes, it is a little difficult during snowbird season. I do have a major concern, water. Do we have sufficient water for this continued growth? Anyone up to date on this?

We just visited friends and family in the Ft. Lauderdale, Boca, Delray Beach area. Two thoughts:
1. Very expensive!
2. The folks down there drive worse than the folks in TV.
We have it very good here in The Villages!

More than just Sumter. TV includes parts of Marion and Lake too.

The article states, "That includes the community's newest neighborhood, the Village of Fenney, announced last May ..." It seems clear to me that Fenney is included in the 8,000 acres.
What I read was that there are 14,000 new homes planned, and that includes 4,600 of those were going to be in Fenney. The expansion is MUCH larger than just Fenney. The areas in green in the paper are the areas that have been purchased I believe. That's why they said "South of Brownwood" and not "South of The Turnpike". Lots of the land is north of the turnpike and some is all the way over to I-75.
Obvious questions are:
1) Will a new country club be built eventually? We know about the 4 executive courses being built in Fenney.
2) Will all of this be golf cart accessible from the "main campus" one day? Is there a goal to be able to get from anywhere to anywhere in The Villages in a golf cart?

Having had membership at both stores (currently only at Sam's), the only difference I can tell is that Costco has more letters in it's name :)

Having been a member of Sam's Club, Costco and BJ's Warehouse, I'd prefer a Costco hands down over the other two. Selection is better for the stuff my wife and I like, quality is better for the house brands of the products we like and the employees are far more friendly and helpful.

My feelings about the new growth is that when we bought we were promised that the building would max out in 2015 with a total of 90000 people, We considered the amenities, the infrastructure, The size and capacity of the roadways, etc. and decided the number was conducive to buying here.
Now the developer has added far more homes and people but has done nothing to improve the roads and infrastructure. When the birds are here is is already too crowded in restaurants, in the rec centers, at many recreational activities and the roads have become over crowded which, along with the driving acumen of renters ans snowbirds has increased the number of auto accidents has increased. The thing which has not increased and which will become woefully inadequate is the number of hospital and ER beds. That has always been a squeaky issue at the current number of residents.
I also Notice that the Village of Fenney which is more of a resort than the other Villages has access to all the villages amenities This will pretty much make it impossible to get into activities. It is the activities which brought us here so losing them will be a huge loss. Not so much of a reason to live here.

I couldn't agree with you more. I for one, would not want to deny anyone living in this paradise.
The Daily Sun seems to have displayed Fenney as a resort type community with all of the accompanying facilities. I believe they said four golf course and a pool with a grill where food can be ordered.
I like to say that everyone tends to look at the finished product but they don't have the vision to borrow all of the money and take on a chance on TV being a successful community. Where were the naysayers when this was all cattle farms and watermelon patches.
A hearty round of applause to the Morse family for having the vision and creating/perpetuating this immaculate community.

Just to add a little more fun the the growth issue...
Last January a company called COW Hammock LLC purchased about 1100 acres on the north side of 44 near the county line west of I-75.
A quick look at corporationwiki.com and who's name appears, none other than members of the Morse family. Could this be more growth?
What could you possibly do with this much land???
And no, this is not the hunting camp land that was purchased a few years ago in Marion county a few years ago by the same company. Nor is this part of what was shown in the paper today.

It depends on the individual store. The Sam's in Ocala on 200 is much larger then the one here in Lady Lake.

Have been away from posting on TOTV as many of the postings became same old, same old. However, today I wanted to find out what's being said. Yes, more powers to the Morse's. The place is so clean, beautiful and cozy, indeed like a small Village even if the place is huge. I always anticipate what new things they are planning. Beautiful sculptures in Brownwood was so wonderful. Really enjoying Sharon Studio Theater in Tiel del Sol. Paper mentions a park. Wonder if they are planning an English park or maybe a Japanese park? Indeed now we can get Whole Foods, COTSCO and Trader Joe's? Definitely COTSCO is hands down over Sam's. How about Wegman's. Wonder if City of Wildwood will rearrange themselves so we can visit more often there instead of making a trip to South Park Avenue, Winter Park with so many nice restaurants. Yes, no mention about a country club or ways to get to Fenney via golf cart but am sure Morse's have thought all of it through. Should be lot of fun.

We live just south of 466A (Gilchrist) and my husband jokes
we may end up being in the middle of T.V.
Fenney is 10 miles from us going south on Morse Blvd.
I think it's going to be an independent place of it's own.
Won't be surprised if the 4th town square goes in there.

Yep that's what they said in Houston in the 1980's until the housing market fell apart because of over saturation causing people literally to walk away from their homes
the only winner in this continuing saga are those selling land and developing on it. Home buyers will have plenty of time to think about it as they sit in traffic or stand in a line at a store. Who the heck would celebrate over crowding. Geezzz

I hope they open up more space for churches than they did south of 466a.
My prediction: A lot of the land they own is along the turnpike. The developer really "wows" non-Villagers passing through on 466A with golf courses, ponds, landscaping, and such. I'm sure they're going to do the same along the turnpike so that people driving by are going to be totally amazed. With that, I'm sure that the exit ramp is going to have the "mother of all squares" placed nearby. I can just see it: "Honey, honey, turn off here!!!" Can't wait.
Yes, more churches . . . and maybe putt putt golf for the grandchildren. With REAL windmills! I'm hoping it won't be too hard to get a tee time.
So share your ideas with the Developer here. Try to get beyond the Trader Joe's - Sam's Club debate.

My feelings about the new growth is that when we bought we were promised that the building would max out in 2015 with a total of 90000 people, We considered the amenities, the infrastructure, The size and capacity of the roadways, etc. and decided the number was conducive to buying here.
Now the developer has added far more homes and people but has done nothing to improve the roads and infrastructure. When the birds are here is is already too crowded in restaurants, in the rec centers, at many recreational activities and the roads have become over crowded which, along with the driving acumen of renters ans snowbirds has increased the number of auto accidents has increased. The thing which has not increased and which will become woefully inadequate is the number of hospital and ER beds. That has always been a squeaky issue at the current number of residents.
I also Notice that the Village of Fenney which is more of a resort than the other Villages has access to all the villages amenities This will pretty much make it impossible to get into activities. It is the activities which brought us here so losing them will be a huge loss. Not so much of a reason to live here.

Morse Blvd needs some work, but nearly all of the roads and infrastructure around here didn't even exist before. It was all built as the development expanded. And they've continued to add more and more and more rec centers, golf courses and pools as well. What more is needed?
I understand clubs and activities fill up quickly, but those are most often resident organized. So get get organizing! Haha.

We live just south of 466A (Gilchrist) and my husband jokes
we may end up being in the middle of T.V.
Fenney is 10 miles from us going south on Morse Blvd.
I think it's going to be an independent place of it's own.
Won't be surprised if the 4th town square goes in there.
There is going to be another town square, there is going to be another 27 hole championship golf course and there will be a connector between the existing Villages property, Fenney and all the other property being bought by The Developers down that way. It may be awhile, but it is going to happen.

My prediction is a tunnel under 44.....Closing down 2 lanes while they put a concrete tube would be inconvenient but I believe would be easier then building a bridge.....JMHO

Costco has the best store bought chicken pot pie ever! Sam's and Costco are basically the same in concept, but Costco is hands down a better place to shop...cleaner store, friendlier employees and higher quality selection...

New Covenant United Methodist did purchase land from the developer to build a second church near Dunedin. Construction hopefully will start this spring. The developer makes less selling land than homes.

8,000 MORE acres! Growth! Love LOve LOVe LOVE it! So much excitement to be part of the TV Experience! Let's face this fact together, when we collectively bought, TV's growth excitement was certainly in the cool-aid, was it not?
Now, concerns... there are concerns, but none negate the upside of growth. Frankly, what does it really matter what "TV sellers" said or didn't say about growth (build-out). As we bought (all of us below 466A), I could have cared less about any so-called "build out." We bought in the "last (new) Patio Villas in TV" now we know we bought in the last Patio Villas north of 44. Whatever. Now, we learn (but I also suspected in my informal survey of the great "empty" expanse south of 44) that we were about to be in the MIDDLE of a one-day expanded TV. And now, we are and I say "Hurrah for us" all of us!
Location, Location Location... I'd tell a TV Northerner, I'm from the deep TV South, Osceola Hills, and they'd look wide-eyed, "Where (the hell) is that?!?" Well, now the answer is about to be, "in the great middle"... Morse will be the gateway to the whole of The Villages. Travelers driving by on the Florida Turnpike will TURN THEIR HEADS DIZZY, amazed at what TV is about to build near the turnpike! Gorgeous (and numerous) golf courses, acres of spanking new beautiful houses, sprawling recreation centers and sparkling pools and RETAIL to beat the band! And, no doubt, the creme-de-la-creme, another fantastically fabulous Town-Centre. That's Growth!
The numbers: 8,000 acres? If Fenney is 1,000 acres with 3,000 homes, is it reasonable to conclude that the other 7,000 acres will support another 12,000 to 16,000 homes? If true, these are amazing numbers! And where (and why) are TV Developers moving on growth? Simple demographics: As reported, 1.7 million folks retire each year; 200,000 seek to move to southern homes; some 53,000 to 58,000 move to Florida. TV Developers are working on capturing some 3% to 6% of those numbers. This math appears to supports TV's projected growth model. Sure, nothing is set is stone, but the "Baby Boomer" retirement projections are a fairly "safe bet"... We have to live somewhere, why not here?
Clubs/Activities: Yes, increased populations would spell disaster! If.... Yes, no chance to enjoy activities on a long, long waiting list....if... This projection disaster is shortsighted, assuming that the new growth will place people-pressure on "their clubs"... The fact here is that new growth areas will create MORE opportunities for hundreds of new clubs and activities... With the 8,000 acres (and its TV growth) there will be MORE clubs/activities. Imagine the SIZE of our Weekly Activities

Retail: 156,000 plus people with money to spend? Holy Cow! TV's Retail Team will be very very busy leasing properties! And it's all good to us.
Growth: The expansion of TV is controlled... growth is timed and spread out. On point, the growth of TV south of 44 will have little to no impact on the day-to-day life of folks in Chatham. As I heard from TV Northerners, other than a first-look-see, those I chat with confessed they never visit Brownwood, do not play the South of 466A executive courses, and certainly do not shop at Colony or anywhere near 466A and south. The truth of this is, with timed growth spread out over such a large area we can shop where we want, eat where we want with relative ease. I mention Colony, as shopping there with the snow-birds in, has been (and is) tricky... but growth there has a solution; Wal-Mart is building a store across the street from Colony-Publix diverting/spliting use-traffic south of 466A between Colony and Wal-Mart area where the Pine Hills/Pine Ridge armies will easily access off Moyer. Word here, patience. Build the basics, allow others to fill in the needs... that's how it works (in theory).
Disney (and Orlando): Look at Disney World... Look at it's growth... Is Disney "over-built"? Does adding new park areas increase the value of the Disney Experience or decrease that experience? Disney's model of growth is no different than TV's... Disney grows because the "numbers" are there and since 1971 that model has worked... Same with TV, starting in 1973 (?), growth has been sustained... If it works, if the numbers support it, why not?
Bottom Line, for me (and I more than suppose thousands of us), growth? Bring it on... Sharing TV is a wonderful gift...

Seems like a good time to dust off an old one I concocted several years ago about growing pains when we were around a population of 60,000.
I was on my way to pick up the mail which is next to the doggie park. I see
this young person walking a dog that just did it's business. The young whipper
snapper simply walks away without picking up the evidence. I was so upset
that these young people have no respect for our community I shouted out you must
be 55 to live here. The young person flipped me the bird.
I do an immediate U turn in my gasoline driven golf cart and promptly fall out.
I was too cheap to buy those seat belts.
As I lie there on the ground and another golf cart runs me over.
My lucky day, it's only a scrape. I was in district 4 where the Multi Modal Paths
(MMPs) are stripped and the driver refused to cross the line to avoid me.
The Community Watch guy shows up and tells both of us not to move.
I tell I'm alright but I obey his command. I suspect he has some sort of official authority.
He must have authority his truck has bright yellow flashing lights and official looking
decals from one end to the other. He is well armed with a flashlight and a clipboard.
I laid there motionless on the newly widened freshly blacktopped MMP courtesy of the windfall
lawsuit money the northern 466 districts won against The Developer.
I had plenty of time to reflect on should I pay off my bond or will I loose my tax deduction - no conclusion.
The EMT's finally arrived far over their usual 6 minute response time and were very apologetic.
They explained they were on a call to rescue snowbirds that flipped their car over
in a roundabout. Apparently they were trying to avoid a bicyclist that flipped them the
bird for not giving the state mandated three feet clearance. They bowed their heads
and mumbled something about the cyclist would still be alive if only he would have
taken the lane. The EMT's proclaimed the good news was the birds were granted
immediate admittance to The Villages Hospital due to being transported in via ambulance.
Out of no where the police show up and drill me if I been drinking and driving my golf
cart on the MMP. I said I only had one which I purchased at Spanish Springs Square
two hour happy hour. I explain I felt guilty passing the square without supporting The Developer
for providing me such a great place to live. I also hear tell the developer may be in
danger of not maximizing profits. Well civic duty called. The LEO's still made me
walk the line. I passed the test - good thing cause I overheard them talking to
each other did they really have jurisdiction on a MMP. The dust has settled and I'm
free to go.
OH NO I just remember I have a tee time in 15 minutes - I'm already within the 20 minute rule.
I put my gasoline cart to the boards. I must confess probably doing 22 mph but that's the
risk I have to take. I know very well if I get into an accident while speeding
my insurance won't cover it. I could lose everything I own. Dam the torpedoes
I'm late for golf. I get to Turtle Mound and there are no parking spots. Some
ignorant inconsiderate person, I suspect from the new neighborhoods south of 466A parked
over the line taking up two spaces. Even though I'm late I stop and take a
picture with my cell phone to send to "the other newspaper" tomorrow.
I get to the starter shack window and this overly friendly man with a smile
explains I lost my tee time and just earned myself three cancellation points.
Dejected I leave. Back on the MMP
I realize I have not eaten today. I wheel into one of the four one owner concession
country club restaurants for a bite. I forgot my customer loyalty card at
home and had to pay full price for a drink. I order my meal. It took 1.2 hours to
arrive and it was cold. I wanted to send it back but I read on Talk Of The Villages
never send your meal back to the kitchen. You don't want know what they do to
returned food the second time around. I get the manager. HE looks like 16 years old.
I complain politely and to my surprise he apologized and compted me dessert.
Well I don't eat desserts so I pass. I thanked him and left quietly. I felt sorry for the
owner because the rent is very expensive and the place was so busy. Anyone who
lives in The Villages is duly aware of the need for these courageous high risk taking
entrepreneurs to make or break it during high season. I call it a night. I'm driving home
and remember I started out to get the mail. I travel past the square again. It's the end of
break time. I can hear the announcer proclaiming how we appreciate your grandchildren.
No coolers are allowed on the square per Florida statute. Seat saving is not permitted.
I chuckle. I know the speech in my sleep.
I pull into the postal station and guess what I see. A person buckling a dog into
the rear seat of their car and a fresh bag of dog poop in the garbage receptacle.
You can just tell by looking at her she was a renter. By now I have no fight left in me.
I give her a friendly head nod and proceed to mailbox which is on the lowest row.
As I approach the sea of silver doors I discover someone removed my smiley face sticker.
I can't remember my box number. On my knees I fumble through my keys
and get to the big gold one that weighs about three pounds and lady luck strikes again.
It has the box number stamped on it. I open the box. Inside is just one letter.
It is from the VCDD. My amenities fees have been raised from $145 to $148.
How far do these bureaucrats think my social security goes? Riding home I give
the increase further thought and conclude it's still a pretty good deal for what we get.
It's 8 pm and I fall asleep in my chair after another normal day in The Villages.

Yep that's what they said in Houston in the 1980's until the housing market fell apart because of over saturation causing people literally to walk away from their homes
the only winner in this continuing saga are those selling land and developing on it. Home buyers will have plenty of time to think about it as they sit in traffic or stand in a line at a store. Who the heck would celebrate over crowding. Geezzz
Not the same thing at all. People did not walk away from their homes in Houston because of "oversaturation", they left because they lost their jobs. Enron, the bursting of the dot-com bubble, and a decline in the energy industry all had a big impact on an area that was growing with WORKING people. Developers built high price homes on spec and were left holding the bag.
As a retirement community, TV is not dependent on the job market, but more on assets, investments and pensions of retirees. The demographics of the baby boom is undeniable, and there will be a steady stream of them heading our way.

picture with my cell phone to send to "the other newspaper" tomorrow.
I get to the starter shack window and this overly friendly man with a smile
explains I lost my tee time and just earned myself three cancellation points.
Dejected I leave. Back on the MMP
I realize I have not eaten today. I wheel into one of the four one owner concession
country club restaurants for a bite. I forgot my customer loyalty card at
home and had to pay full price for a drink. I order my meal. It took 1.2 hours to
arrive and it was cold. I wanted to send it back but I read on Talk Of The Villages
never send your meal back to the kitchen. You don't want know what they do to
returned food the second time around. I get the manager. HE looks like 16 years old.
I complain politely and to my surprise he apologized and compted me dessert.
Well I don't eat desserts so I pass. I thanked him and left quietly. I felt sorry for the
owner because the rent is very expensive and the place was so busy. Anyone who
lives in The Villages is duly aware of the need for these courageous high risk taking
entrepreneurs to make or break it during high season. I call it a night. I'm driving home
and remember I started out to get the mail. I travel past the square again. It's the end of
break time. I can hear the announcer proclaiming how we appreciate your grandchildren.
No coolers are allowed on the square per Florida statute. Seat saving is not permitted.
I chuckle. I know the speech in my sleep.
I pull into the postal station and guess what I see. A person buckling a dog into
the rear seat of their car and a fresh bag of dog poop in the garbage receptacle.
You can just tell by looking at her she was a renter. By now I have no fight left in me.
I give her a friendly head nod and proceed to mailbox which is on the lowest row.
As I approach the sea of silver doors I discover someone removed my smiley face sticker.
I can't remember my box number. On my knees I fumble through my keys
and get to the big gold one that weighs about three pounds and lady luck strikes again.
It has the box number stamped on it. I open the box. Inside is just one letter.
It is from the VCDD. My amenities fees have been raised from $145 to $148.
How far do these bureaucrats think my social security goes? Riding home I give
the increase further thought and conclude it's still a pretty good deal for what we get.
It's 8 pm and I fall asleep in my chair after another normal day in The Villages.

There was a lot of talk about the new growth at the hairdresser's the day before this article came out in the paper. You can be skeptical but I've often gotten great and reliable information from talk at the hairdresser's! LOL! Anyway, one woman said she had been to a community watch meeting the night before and heard that a new town square was being built in the Fenney area. It is to have a New Orleans theme! It will be fun to see if this plays out. Go Morse family! Love, love, love the excitement here!

Great news out today in the paper, The Villages is set to grow again. 8000+ more acres. Not a surprise, the developers are continuing their family business of Developing properties. Good for them for having vision and being successful in their business.
Now the whining will start - it's too big, they're greedy, blah blah blah...

Get over it people, The Villages wasn't too big when you bought your house, but now it is, have to love the "I've got mine.." attitude of some people.
Greedy, nope, just good at their business. Those with the "greedy" and "How much is enough" mind set need to look in the mirror. What were you thinking when you were amassing you retirement savings? It was OK for you to be part of a growing business and working towards your future, but when others are successful they're evil? That green eyed monster jealousy is looking back at you in the mirror.
Continued growth is very good for the area, if the growth stops, unemployment will go up and with it crime; and the safety we all feel living here in TV will quickly disappear.
This much growth will surely bring much needed commercial growth with it that will be good for everyone.
If you haven't noticed, there is the beginnings of a decoupling process going on in TV. Do the people in the BW area really care what's happening in SS or even LSL? Do the people in the SS area really care what is going on in the BW area or Finney? More and more the answer is no. There's enough going on in everyone's local area that the distant areas of TV have little impact on our lives, this process will continue. Does this mean TV will fracture, likely not, it does mean lots of new options for recreation and commerce. This is the same process all cities go through as they grow and thrive.
To the developers I wish nothing but the best of luck in this new growth spurt. Bring on the bulldozers!
No whining from me. If I don't like something about TV, I'll move. There's other places like TV, maybe on a smaller scale but I know from being there there cheaper there for amenities, restaurants & you don't have every repairman, vendor to fix everything banging on your door. TV is a great place to live but even the people that's lived here for 15,20 to 25 yrs. tell me that when they first moved here you could live like a millionaire, now they say you got to be a millionaire to live here. Think about it most of us are living on pensions & saving from what we made 10 to 30 yrs. ago. But with nothing getting cheaper here it's draining some people very quickly. Remember nobody is keeping anybody prisoned here!

An excellent example is the Comedian turned Priest in Belleview..he's making a killing as a " Priest " and it sure beats being a stand up comedian on the tour circuit.
Take a drive around if your not convinced. The collection is by envelope, basket, and some actually take credit cards.

It occurs to me that a very important issue is being missed in the dialogue of what TV "....used to be vs what it is now..."
For most of us who have lived here for the past 15-20 years ++ TV is still the same as when we opted to buy here...a little bigger, but much more quality and content.
Those who have been relocating here the past 5 years or less represent a generation with a more modern outlook (what ever that means).....from a different day and time and expectation....right wrong or indifferent......the expectation is very different in many ways.
Nothing negative intended above. It is just a fact of life.

For very many of us TV growth has brought us more of what we want to have around us. I would venture to say that if TV profile of retail/restaurants/entertainment/et al were still like it was in the year 2000, the population would not be growing like it has and many of the newcomers woud not be here.
TV has been consistent in what they intended and what most of us bought into. Having reached a critical mass population has made TV attractive to most national chains and businesses from around the world.

I first became interested in TV in 2008 when good friends of mine bought their TV home. At that time I still had 7 years until retirement, and I decided that for me, buying at that time was not going to work out. I know that when my friends bought, directly from TV, TV was definitely marketing a "sense of urgency", due to the impending "build-out". Of course, that never happened. Be that bad, or good, or neither bad nor good, to me is only part of the point.
I'm retired now, and will be heading down in March to visit those friends, with an eye out for buying. What bothers me the most about this is that I prefer to deal with honest people, and I don't believe, in my heart, that the developers ever really intended to stop building as long as they were making money. Why would they? But to try to instill that sense of urgency based upon something they said they were going to do, but never intended to do, is, well...dishonest.
It has been my experience that people who are dishonest in one dimension, will be that way in others, and that gives me pause.

If Sales Reps thought build-out was imminent, they may have conveyed a false sense of urgency.
However I don't think you can fault the Developers for not advising of their plans to continue building.

I want honesty from a sales person too. But I would never judge their honesty based on that pitch alone. In real estate, build out is too much a constantly moving target.

The fact that we get used to being lied to doesn't change the fact that it is what it is.
If I do buy in TV, I will do so knowing that I will be, to some degree, relying on the promises of people who aren't totally trustworthy.

You are making an assumption that the developer did not intend to build out when stated.
There is the other side of it that would go something like, this is what they own and here in the plan to "build out" what they own. As success continues to beget success the sales meet or surpass expectation. The developer encouraged by neighboring communities and residents look for additional opportunities. Low and behold thousands of acres come available. New aquisition; new plan; new scope; new build out.
The pattern over the years would suggest the latter is what has been happening.
Why would one have to lie and decieve about a product that is selling on it's own merits, track record and status? They don't!

I still think you're way over blowing the significance. Build-out is just a temporary measure until the next phase comes along.
One common definition of build-out is "the state of maximum development as permitted by a plan". Plans change.

"Buildout" is a matter of perception. Will The Villages stop growing? I doubt it. Are sales people being deceptive when they talk about "buildout"? Again, I don't think so. It is very likely they are not advised of the plans to acquire land for new development. If you are looking for a home in Pine Ridge and the sales person says you should buy before the area is "built out" then they are not being deceptive. They are courting you to select you lot and home style before it is gone.

Walt Disney was buying properties under different names all over Orlando. I don't find the developer or Disney not trustworthy, just very smart people who wanted to make people happy

8,000 MORE acres! Growth! Love LOve LOVe LOVE it! So much excitement to be part of the TV Experience! Let's face this fact together, when we collectively bought, TV's growth excitement was certainly in the cool-aid, was it not?
Now, concerns... there are concerns, but none negate the upside of growth. Frankly, what does it really matter what "TV sellers" said or didn't say about growth (build-out). As we bought (all of us below 466A), I could have cared less about any so-called "build out." We bought in the "last (new) Patio Villas in TV" now we know we bought in the last Patio Villas north of 44. Whatever. Now, we learn (but I also suspected in my informal survey of the great "empty" expanse south of 44) that we were about to be in the MIDDLE of a one-day expanded TV. And now, we are and I say "Hurrah for us" all of us!
Location, Location Location... I'd tell a TV Northerner, I'm from the deep TV South, Osceola Hills, and they'd look wide-eyed, "Where (the hell) is that?!?" Well, now the answer is about to be, "in the great middle"... Morse will be the gateway to the whole of The Villages. Travelers driving by on the Florida Turnpike will TURN THEIR HEADS DIZZY, amazed at what TV is about to build near the turnpike! Gorgeous (and numerous) golf courses, acres of spanking new beautiful houses, sprawling recreation centers and sparkling pools and RETAIL to beat the band! And, no doubt, the creme-de-la-creme, another fantastically fabulous Town-Centre. That's Growth!
The numbers: 8,000 acres? If Fenney is 1,000 acres with 3,000 homes, is it reasonable to conclude that the other 7,000 acres will support another 12,000 to 16,000 homes? If true, these are amazing numbers! And where (and why) are TV Developers moving on growth? Simple demographics: As reported, 1.7 million folks retire each year; 200,000 seek to move to southern homes; some 53,000 to 58,000 move to Florida. TV Developers are working on capturing some 3% to 6% of those numbers. This math appears to supports TV's projected growth model. Sure, nothing is set is stone, but the "Baby Boomer" retirement projections are a fairly "safe bet"... We have to live somewhere, why not here?
Clubs/Activities: Yes, increased populations would spell disaster! If.... Yes, no chance to enjoy activities on a long, long waiting list....if... This projection disaster is shortsighted, assuming that the new growth will place people-pressure on "their clubs"... The fact here is that new growth areas will create MORE opportunities for hundreds of new clubs and activities... With the 8,000 acres (and its TV growth) there will be MORE clubs/activities. Imagine the SIZE of our Weekly Activities

Retail: 156,000 plus people with money to spend? Holy Cow! TV's Retail Team will be very very busy leasing properties! And it's all good to us.
Growth: The expansion of TV is controlled... growth is timed and spread out. On point, the growth of TV south of 44 will have little to no impact on the day-to-day life of folks in Chatham. As I heard from TV Northerners, other than a first-look-see, those I chat with confessed they never visit Brownwood, do not play the South of 466A executive courses, and certainly do not shop at Colony or anywhere near 466A and south. The truth of this is, with timed growth spread out over such a large area we can shop where we want, eat where we want with relative ease. I mention Colony, as shopping there with the snow-birds in, has been (and is) tricky... but growth there has a solution; Wal-Mart is building a store across the street from Colony-Publix diverting/spliting use-traffic south of 466A between Colony and Wal-Mart area where the Pine Hills/Pine Ridge armies will easily access off Moyer. Word here, patience. Build the basics, allow others to fill in the needs... that's how it works (in theory).
Disney (and Orlando): Look at Disney World... Look at it's growth... Is Disney "over-built"? Does adding new park areas increase the value of the Disney Experience or decrease that experience? Disney's model of growth is no different than TV's... Disney grows because the "numbers" are there and since 1971 that model has worked... Same with TV, starting in 1973 (?), growth has been sustained... If it works, if the numbers support it, why not?

When we came here there were only 26000 residents at peak season but I still remember waiting an hour and a half to get a seat at the Chula Vista restaurant, because there were so few other choices. With WalMart as the only major store, we had to run to Ocala or Leesburg 2 or 3 times a week for all those home supplies new owners always need. Size has brought us a lot of benefits as well as a few problems. And I agree that the developer has kept quality of life at the forefront of its expansions.

Seems like a good time to dust off an old one I concocted several years ago about growing pains when we were around a population of 60,000.
I was on my way to pick up the mail which is next to the doggie park. I see
this young person walking a dog that just did it's business. The young whipper
snapper simply walks away without picking up the evidence. I was so upset
that these young people have no respect for our community I shouted out you must
be 55 to live here. The young person flipped me the bird.
I do an immediate U turn in my gasoline driven golf cart and promptly fall out.
I was too cheap to buy those seat belts.
As I lie there on the ground and another golf cart runs me over.
My lucky day, it's only a scrape. I was in district 4 where the Multi Modal Paths
(MMPs) are stripped and the driver refused to cross the line to avoid me.
The Community Watch guy shows up and tells both of us not to move.
I tell I'm alright but I obey his command. I suspect he has some sort of official authority.
He must have authority his truck has bright yellow flashing lights and official looking
decals from one end to the other. He is well armed with a flashlight and a clipboard.
I laid there motionless on the newly widened freshly blacktopped MMP courtesy of the windfall
lawsuit money the northern 466 districts won against The Developer.
I had plenty of time to reflect on should I pay off my bond or will I loose my tax deduction - no conclusion.
The EMT's finally arrived far over their usual 6 minute response time and were very apologetic.
They explained they were on a call to rescue snowbirds that flipped their car over
in a roundabout. Apparently they were trying to avoid a bicyclist that flipped them the
bird for not giving the state mandated three feet clearance. They bowed their heads
and mumbled something about the cyclist would still be alive if only he would have
taken the lane. The EMT's proclaimed the good news was the birds were granted
immediate admittance to The Villages Hospital due to being transported in via ambulance.
Out of no where the police show up and drill me if I been drinking and driving my golf
cart on the MMP. I said I only had one which I purchased at Spanish Springs Square
two hour happy hour. I explain I felt guilty passing the square without supporting The Developer
for providing me such a great place to live. I also hear tell the developer may be in
danger of not maximizing profits. Well civic duty called. The LEO's still made me
walk the line. I passed the test - good thing cause I overheard them talking to
each other did they really have jurisdiction on a MMP. The dust has settled and I'm
free to go.
OH NO I just remember I have a tee time in 15 minutes - I'm already within the 20 minute rule.
I put my gasoline cart to the boards. I must confess probably doing 22 mph but that's the
risk I have to take. I know very well if I get into an accident while speeding
my insurance won't cover it. I could lose everything I own. Dam the torpedoes
I'm late for golf. I get to Turtle Mound and there are no parking spots. Some
ignorant inconsiderate person, I suspect from the new neighborhoods south of 466A parked
over the line taking up two spaces. Even though I'm late I stop and take a
picture with my cell phone to send to "the other newspaper" tomorrow.
I get to the starter shack window and this overly friendly man with a smile
explains I lost my tee time and just earned myself three cancellation points.
Dejected I leave. Back on the MMP
I realize I have not eaten today. I wheel into one of the four one owner concession
country club restaurants for a bite. I forgot my customer loyalty card at
home and had to pay full price for a drink. I order my meal. It took 1.2 hours to
arrive and it was cold. I wanted to send it back but I read on Talk Of The Villages
never send your meal back to the kitchen. You don't want know what they do to
returned food the second time around. I get the manager. HE looks like 16 years old.
I complain politely and to my surprise he apologized and compted me dessert.
Well I don't eat desserts so I pass. I thanked him and left quietly. I felt sorry for the
owner because the rent is very expensive and the place was so busy. Anyone who
lives in The Villages is duly aware of the need for these courageous high risk taking
entrepreneurs to make or break it during high season. I call it a night. I'm driving home
and remember I started out to get the mail. I travel past the square again. It's the end of
break time. I can hear the announcer proclaiming how we appreciate your grandchildren.
No coolers are allowed on the square per Florida statute. Seat saving is not permitted.
I chuckle. I know the speech in my sleep.
I pull into the postal station and guess what I see. A person buckling a dog into
the rear seat of their car and a fresh bag of dog poop in the garbage receptacle.
You can just tell by looking at her she was a renter. By now I have no fight left in me.
I give her a friendly head nod and proceed to mailbox which is on the lowest row.
As I approach the sea of silver doors I discover someone removed my smiley face sticker.
I can't remember my box number. On my knees I fumble through my keys
and get to the big gold one that weighs about three pounds and lady luck strikes again.
It has the box number stamped on it. I open the box. Inside is just one letter.
It is from the VCDD. My amenities fees have been raised from $145 to $148.
How far do these bureaucrats think my social security goes? Riding home I give
the increase further thought and conclude it's still a pretty good deal for what we get.
It's 8 pm and I fall asleep in my chair after another normal day in The Villages.

Thinking out of the box how about some form of transportation (aka:Rail/Tram) possibly between the squares? Maybe something to transport you and your golf cart from Lopez area to Feeny area, and back. It would take some innovation so let's get the ideas flowing.

the only winner in this continuing saga are those selling land and developing on it. Home buyers will have plenty of time to think about it as they sit in traffic or stand in a line at a store. Who the heck would celebrate over crowding. Geezzz

Groundbreaking has already begun for the new monorail station in Fenney. Rumor has it will contain flatbed cars for golf carts like the auto train. You will drive your cart up a ramp onto the railroad type car and stay with it like on a ferry boat. Various packages like trail fees will be offered.

The big positive for Brownwood villagers will be the buildup of retail and restaurants on SR44 and quicker access to the Turnpike when traveling to Orlando. The new Publix on 44 is probably the biggest one around.
I am curious though what the traffic scheme will be on the Morse Blvd extension. I don't see any circles so once the expansion is complete there probably will be a number of traffic lights which will slow things down quite a bit. Hope I am wrong.

There are several food items I purchase at Costco that Sam's does not carry. I also like some of their paper products better that what Sam's has. We have memberships in Sam's and Costco. I continue to do most of my warehouse shopping at Costco including items that Sam's does carry.

Having been a member of Sam's Club, Costco and BJ's Warehouse, I'd prefer a Costco hands down over the other two. Selection is better for the stuff my wife and I like, quality is better for the house brands of the products we like and the employees are far more friendly and helpful.

No, they don't go to church. And they're leaving in droves, as well. For example:

Omigoodness. I had not ever read these statistics but suspected it was happening. That kind of explains why some people think it is o.k. to do whatever they can get away with and to assume your stuff is theirs for the taking.. We owned a golf course lot in Arkansas situated at a tee box with a clear flowing creek on the other side of the tee box; we had an architect site plan the home we had picked out, talked to a couple of builders and then :boom:, we made the 2 day drive down here, turned down 466 from 301 and didn't make it to Morse when my wife announced "we're selling the lot and moving down here". We've been here 2 years and just like Loverboy's song, we're "loving every minute of it"!

The Villages is already larger than Ocala, Leesburg, Summerfield. Fruitland Park and Bellevue combined.
If a retail business would consider opening in Ocala, they should consider The Villages. There are more people here and it's centrally located between Ocala and Leesburg, the other two major population centers.

There a new manufactured home of equal value is selling for $160,000 plus. The home I displayed at $145K was actually the most expensive in Rolling Greens, they have many new homes on the market for well under $100K.
For example, this home is for sale in Rolling Greens for $74,000. I'm sure there is no mobile home on the historic side that can compare at this price.

I see your point, there are newer manufactured home in the historic side, but they were put there by the property owner, not the developer. Of course I know the developer has been buying older homes as they come on the market and replacing them with stick built homes and probably someday every manufactured home will be gone. For those who like Ocala and would like a new manufactured home in a retirement setting, Rolling Greens is a great answer.

I can't get into a debate about the homes, the $74,000 for a new manufactured home is probably what you paid in just the upgrades on a designer on a golf course lot. For those of us on a budget, I mean a tight budget. A new home with the features of this home for $74,000 is worth investigating.
You list the facilities here like options on a car. I have not been in a rec center since April 2014 when I took a zumba class with my wife. I joined MVP in May of 2014 and that place has totally consumed my free time for the most part, and yet it is not part of TV amenties. I've been in the neighborhood pool once in the last 3 years. I don't play pickleball, or tennis and I would of said softball here was my biggest draw. However, last year after I had pneumonium I was diagnosed with COPD and I can no longer run any great distance.
I think amenties are different to every person. I haven't played an executive course since 2013. They just aren't that much fun to me. The championship courses I would love to play more, but for $55 a round I've been stuck playing just 9 holes all winter. Now with summer, we have the great prices and I need to make up for lost time. My biggest draws to TV are the Villages Medicare Advantage, no premiums can't be beat. Also the VA Medical Facility at Mulberry is great for me, I get care there plus my medications. The music at the squares, I was there last night at LSL to see Johnny Wild for the tenth time. The movie theaters here have also drawn me back. I was never a fan of going to the mall to see movies with a million kids screaming, now it's a pleasure to go see a film. That's the things that keep me here, not 500 holes of golf when I can't afford to play 18.

I don't play pickleball, or tennis and I would of said softball here was my biggest draw. However, last year after I had pneumonium I was diagnosed with COPD and I can no longer run any great distance.
I think amenties are different to every person. I haven't played an executive course since 2013. They just aren't that much fun to me. The championship courses I would love to play more, but for $55 a round I've been stuck playing just 9 holes all winter. Now with summer, we have the great prices and I need to make up for lost time. My biggest draws to TV are the Villages Medicare Advantage, no premiums can't be beat. Also the VA Medical Facility at Mulberry is great for me, I get care there plus my medications. The music at the squares, I was there last night at LSL to see Johnny Wild for the tenth time. The movie theaters here have also drawn me back. I was never a fan of going to the mall to see movies with a million kids screaming, now it's a pleasure to go see a film. That's the things that keep me here, not 500 holes of golf when I can't afford to play 18.
Nice post. Sums up well that every place should judged individually. What works for one may not work for another.
(And...my compliments for expressing a different opinion in a very non-confrontational, factual, respectful manner. That is too often lacking here. :) )
