Ok. I know that a Villages agent will only show new and pre owned properties listed with The Villages. Will an independent agent show these along with other MLS listings?

No. TV agents are not part of the MlS and do not cooperate with other realtors.

No, an independent realtor is not allowed to show any Villages listed properties.

My understanding is that if you want to look at pre-owned properties that are listed with the MLS, you have to have a real estate agent that can show them to you. The Villages agents can show you pre-owned that are listed with the Villages, newly built houses not yet sold , or arrange for you to have a house built on a lot that you pick. So you have to have at least 2 agents if you want to look at everything available.

That is my understanding too. Plus, you need to go out on your own if you want to look at FSBO's.

I think you have it "technically" wrong.... Independent agents are not prohibited from showing a TV listing..they can make arrangements to show a TV lisiting BUT they will NOT get compensated if the showing results in a sale.....therefore why show it!!

The Villages won't allow MLS agents to show their listings.
There are two real estate systems and they don't co-operate with each other. MLS (Multiple Listing Service) and VLS (Villages Listing Service). Most people therefore work with two agents.
