I am curious to know what it costs to close on a house in the villages. Anyone out there that just did so, could you give me an idea of what the costs are and also what type of home you closed on? Thanks

I would also be curious. WE are thinking about moving from north of 466 to Hadley. Any information would be helpful in making our decision.

Preowned homes have very little closing cost for the buyer.. most all of it is on the sellers UNLESS YOU BUY NEW and then it is just reversed.
CASH closing... $325 for Inspection and termite (optional), about $75 in recording fees, and depending when in the month you close anywhere from 100-300 in pro-rations for CDD, Water and Trash and amenities.
Mortgage... add another ( .0055 * Mortgage ) for the state
BUT NEW I AM ALSO INTERESTED IN.. What I have been able to dicern is its about 10K

it really depends on a lot of factors...the price of the house, the time of the month you close, the amount of your mortgage and of course the interest rate, the county the house is located in, etc etc etc......we just closed on July 10 on a Stoneybrook and the closing costs were around $6700.00
if you have a particular house in mind...your sales agent should be able to provide you with a very good estimate of those costs for that particular house...ours did this for us...and his numbers were right on

our closing costs were much less - we paid about $1,000. for a title insurance for the future if we wanted to sell our home (optional) and a couple of hundred dollars for some fire dept stuff. really very minimal - we didn't finance anything so there were no points or anything.

Conn8757 - Did you buy a new or pre-owned home? Also, what type of home was it? I am interested because if we purchase, we would not be financing. Thanks

Recently closed on New House ......
Majority of closing costs are result of having a Mortgage.
> Mortgage related fees such as Application, Admin., Appraisal,etc.,
> County tax, and Bond for Oct. 2009 Tax payment, based on house price plus Hazard Insurance - in escrow to Mortgagee,
> Closing and Recording Fees
> Mortgagee Title Insurance
> Bond payment from closing date to Sept. 30, and
> Fire District fee, plus other items.
Hope this helps as incomplete as it might be.
Bottom line is it depends on what you buy and how you buy it!

We bought new (a Lily). The builder gave us credit for his share of the property tax (on the land) for the year. Our costs were very minimal, (but we will have to pay all the tax for the year when the bill comes in.) We are in the Amelia area.

It is comparing apples to oranges time. There are so many variables a meaningful answer is not available on this forum.
As mentioned by another poster, contact an agent.
By the way, in many cases some closing costs are negotiable on resales. If the seller is hungry enough he may be willing to foot more of the closing costs.
