There is a bowling alley about 10 min from Brownwood. Go down 44 towards Leesburg. Stay straight where 44 takes a hard right into Leesburg and it will be on your right.

Costco's or BJ's
P.F. Changs
a GOOD pizzeria
a miniature golf course for the grandkids
bowling alley
a night club similar to the original Katie Belle's
a 10 mile long well paved and maintained bicycle only path for the cyclists so they stay out of harm's way

Golf Courses. Regional and Neighborhood Rec Centers. Outdoor Pools. CC Restaurants. The Squares.......

These are the things you can already see, no matter where you buy in TV. I have always thought that was a major advantage to buying here. The amenities are in place. Not distant promises.

But as TV sprawls south, location can become more of a consideration when it comes to outside commercial development. It might take a while.

I could go on, but you all get the idea.

Trashers waiting line is like this all day and night from Memorial Day to Labor Day. They have no ketchup, vinegar only.

There is a car wash of sorts at the gas station at the (southwest?) corner of 44 and 301. It's not hands-on, so no people drying your car off. It's in the shopping strip that used to hold the old Winn Dixie.

Spoke with the manager at the Boston Market in Ocala on Wednesday. He said the corporation is looking for a site in TV. He thought it was a done deal.
BTW they have remodeled the interior and our food was good as usual.

There are car-washes in Wildwood--I think 2. There used to be a Dairy Queen on 466 some years ago and it closed, so don't think it would be sustainable now if not then. I think this was about 7 yrs ago it was here.

An athletic shoe store that sells court shoes. For all the pickle ball I'm surprised how hard it is to find tennis shoes.

Taco Bell, or even Mc Donald's. I'm surprised there are no fast food places other than Subway along 44.

A Trader Joe's would be awesome. I wonder why the company doesn't think the Villages would work for them.

We had a place like that in Miami in the 50's, Johnny & Mac by the railroad tracks. You'd be lucky to be able to see out of your windshield after getting your car painted.

The Brownwood area needs a good pizzeria. To make it better they would serve bagels in the mornings.
On 44 we could use a restaurant or two like Appelbees and a Cracker Barrel would do nicely for both breakfast and lunch.
My wife would like a cart accessible Target.
I've written to Costco suggesting that the pilot a new kind of store called Costco Silver that would be aimed at retirement community residents but have gotten no response.

There is a bowling alley there on Main Street just past where 44 turns towards Leesburg. I would love to see a gas station by Rohan and some of the Dept. stores come in near there also. A fresh market, or a Trader Joe's would be good also. Maybe a dollar tree for quick inexpensive stuff not family dollar or dollar general.

down here, 441 and its environs is usually a planned excursion ! With the Village of Fenney coming, I'm sure we will be getting more development. Let's hope no more than the 4 financial/bank type already planned !!

At least for a start, I would like to see someplace for Breakfast, something for Lunch or light lunch & a nice sit down place for Dinner. As far as recreation for now, that'll come! Personally I like Hooters for sandwiches, they've got the best Steak N Cheese sandwich anywhere. I still think inside TV isn't the cheapest place to eat either. I know a lot of people think I'm crazy but it really does depend on what part of the country you come from. East coast is more expensive & the west. I'm from the Midwest & I can tell you our fast food sandwich places, our steak houses & our pubs (bars) are cheaper! :icon_hungry:

My wife secretly wishes for a Michaels (or Joanns or AC Moore). We'd love a Costco and Trader Joe's. A place like Rae Rae's would be nice but a Cracker Barrel would be fine too. I just think many of these chains are more likely to want to be closer to the intersection of 75 and 44. How about another Bonefish or Carrabbas? It is always nice to dream. For now, we are grateful for the places we do have in Brownwood and for the services along 44.

We are within a couple miles of both TJ's and Costco's and a member of Costco here in NC. The only thing I ever use my Costco membership for is gasoline. I just can't figure out why retirees with 2 in the household need to buy cases of anything at one time?

TJ's, on the other hand, is awesome and that would be a great addition.

They will probably build all of these places close to Fenney after the vacant land is all developed by TV. Right at the future turnpike interchange!

TJ's, on the other hand, is awesome and that would be a great addition.

If you buy a case as you say, you don't need to go shopping as often, plus things like tires are cheaper. Would not use the gasoline as it is not premium, only 91 octane.

Cheaper to buy electronic equipment and software. Went to Sams today and now have plenty of charcoal to cook the ribs I wanted but they did not have.

I talked to a manager at Costco when I joined in the Altamonte store (to take advantage of their car buying program), and told him that a large group of people want a Costco in or near the Villages. While he said it could happen one day, it won't be in the near future, as corporate doesn't think there's enough businesses to support one now. I told him there are plenty businesses in TV, Ocala, Inverness, and Leesburg, and while he personally agreed, he doesn't see it happening for quite a while. I seem to remember a campaign on TOTV a while back to email Costco to request a store, and I think nothing ever came of that

If it makes financial sense to go anywhere they usually go......I'm sure all those that have been requested have done the studies and have determined that now is not the time to come here. While there are those that can't stand the growth of The Villages, that growth is exactly what is needed to attract commercial stores. As in most things, they follow the money.

There wasn't a SINGLE home in The Villages south of 466A SIX years ago.

Not accurate. Orlando and Miami are south of 466A. Sure there was a house or two there 6 years ago.

Cycles. Houses get built, people move in. Services follow. We definitely need more services along 44. Once corporate planners decide that we are ready to spend money on their stuff, they will start building. But we are in the down cycle of the lag.

Rosati's Pizza or Aurelio's Pizza. Both are great pizza chains started in the Chicago area and contrary to what some think, they make great thin crust pizza in addition to deep dish. They have other locations in Florida now so they could locate one in or near TV. On 44 would be great.

If you buy a case as you say, you don't need to go shopping as often, plus things like tires are cheaper. Would not use the gasoline as it is not premium, only 91 octane.

Cheaper to buy electronic equipment and software. Went to Sams today and now have plenty of charcoal to cook the ribs I wanted but they did not have.

The Costco's I have been to carry 87 and 93 octane and their gasoline is also rated as top tier. My car requires at least 91 and I cannot find 91 anywhere. Most stations carry 87, 89 and 93.

The announced expansion of The Villages south of Rt 44 will bring commercial development, and who knows what else that some Villagers have been wanting and wishing for the last several years. Good, bad or otherwise there is no stopping the growth coming in the near future.

we have krystals, their gut bombers do the same and taste better. White Castle is over rated.

They are building a Clark station and carwash at 44 and Morse, don't know if it's full service or not. I would like to see a quality butcher shop somewhere down here.
