View Full Version : Need ARC Approval???

We want to replace our paver driveway, which is crumbling, with a new painted design from Go Concrete. Nothing fancy and no special designs or artwork like a palm tree or a bird. Do I need to get ARC approval before having this work done? We are located in CCD 4, Village of Woodbury.

The contractor say they do hundreds of these driveways a year and most customer do not seek ARC approval before having it done, but some do. It's a pretty big investment and I don't want to run afoul with the rules.

going through the ARC process would delay the project by more than a month. I guess what I'm asking should be directed to folks who have had their driveways done. Did you need to get ARC approval for the job?

Just make a quick phone call to ARC and ask them directly.

The process, if needed, does not take long. I got permission to cut down a Queen Palm in a week.

Better to ask directly than to rely on TOTV which may be incorrect and then have it reported to Deeds Restrictions ananymosly which could lead to issues of money or argument.

Now I'm confused. You stated in your OP that you did not want to "run afoul of the rules", but your second post implies that you don't want to delay the project by a month to get ARC approval. Which is it? It won't take more than a 2 minute phone call to ARC to get the answer you want (or don't want)

Yes, you need to submit the form for approval. Include a picture of what your contractor will do, including colors. Part of the process is to ensure you don't put in a purple driveway (as an example). As long as it is tasteful, in harmony with the property, they'll approve quickly. Phone your district supervisor for guidance. They're there to help you!

If you don't, you risk a complaint, at which point the ARC will review and could fine you $$$ until it comes into compliance. If you're a betting person, go ahead without approval. It'll come back to bite you in the ...

I was able to get ARC approval for all of my projects (3) in around a week to 2 weeks. I completely agree with above, call ARC and ask, but as long as you are not changing the size or dimension of the driveway, there should be no concerns.
Now a word of caution, if I understand, you are planning on removing pavers, and putting in new concrete. This new concrete would be 2 inches to 1 inch thick, depending on the pavers. I would be very concerned about separation of the new concrete from the old, and eventual cracking. IMHO, I would have the entire driveway removed, the based re-compacted (if necessary), and a full depth slab poured with all of the necessary reinforcement. Also, in any case, be sure you wait a month before any coating is applied for the concrete to fully cure.

ARC meets once a week, Wednesday's to be precise. Fill out the app yourself, drop it off in person, then call the next day for the results. I've done this for several projects. It's painless and quick.

I was told Queen palms are not canopy trees ARC approval not needed. I too wanted to be safe that sorry, they (ARC) told me palms are not canopy trees so they don't fall under the 4" diameter or larger approval for removal.. This was Last year unless they changed the rules?

Called Monday morning and was told that I do not have to have ARC approval to have my driveway re done. End of thread.

I'm quite happy the way this thread progressed. A coupe of take-aways. Please don't rely on contractors or public opinion for these type of questions. Go directly to the autority to avoid yourself future trouble.

Good luck with the driveway. I'm sure it will turn out great.
