Hello everyone.... Just registered for the forums, but we have been to TV twice on the preview package... Currently, still working and living in Germany, for the moment. Probably be here for a couple more years, but the relocation plan is to go straight to The Villages!
Even after 2 visits, I still have this, "It's too good to be true feeling".
How is the real estate market right now ?? Good time to buy?

Can't speak to the real estate market but this place is the best. Lifestyle is terrific, great weather, great friends and what more can you ask for in retirement. You'll find the answers to your questions on this forum and everyone is always willing to help. See you in a couple of years. We'll be waiting for you under the clock at Lake Sumter.:pepper2:

Prices do not seem to be moving much and they are still offering some discounts. They have gotten away from building more houses on speculation and into taking orders but they still do have some spec houses. Recently ran into our sales rep who said sales are doing well and for July there was around 240 homes sold (140 new & 100 resale). At least I think those were the numbers she quoted me.

Thanks for the update.... As I look through the homes for sale, it doesn't appear that prices are really down much, but I wasn't sure whether they are getting sold or not. We might need to think about purchasing earlier, rather than later to get the best deal.

Anyone worried about this bond thing and the IRS? We want to buy down there but starting to get worried after seeing the post yesterday about the IRS again and how it could make the Villages go broke.

Luckily, we don't have a home to sell. We already took a beating, when we moved to Germany and sold our home in Chicago. On the return trip, we'll be able to choose and pull the trigger rather quickly..
Just saw the other post.... What's the deal with the IRS and bonds?

Thanks AJ.... I read through the POA website [newsletter] yesterday. The whole issue looks rather complicated. I moved from a subdivision, in Chicago, where the developers went broke. Consequently, all of the common areas and services were the first to suffer and our subdivision began to look unkept and residents were asked to pickup the slack. With the sheer number of common areas...golf courses, rec centers, boulevards, roundabouts, cart paths, etc., a bankrupt developer would be devastating to the Villages...
Hope this all works itself out soon...

Anyone know if TV has reversed their policy on home options? When I was there last, we were only able to select a few options for a designer or premier home. My wife felt that if we were spending 400to 500K for a home, we should be able to decide the color of the granite or the kitchen cabinet styles and color. We were told, at one time, you were able to choose everything... Anyone know the status now?

We just went through the process and it seemed fairly reasonable. But with some craziness. (ie you need to get double sink in kitchen, molding size) Selection required going to many models and selecting that option.

Yes, this place is to good to be true. Until someone proves that it is just true, we'll have to live with it. As skeptics, of course.

Yes, I have tried very hard to find something wrong. But, I've not found anything yet other than the issues with the IRS... I'm hoping that gets resolved positively soon. Pretty complicated issue, so I'm not certain how it might impact TV over the long haul.
Right now, I think I need another preview :-)
