View Full Version : More Souther Oaks Info Revealed - More golf courses in the planning

The agenda package for today's Wildwood city counsel meeting reveals a few more details of the plans for the Southern Oaks area. What's included is a "concept plan" so the accuracy of what it will finally look like is still wide open, but it does start to give some ideas of what is to come.
A major commercial area appears to be planned for the north/west side of the turnpike with a multi-modal tunnel connecting both sides of 468.
More executive golf courses north of Fenny and 468 as well as south of 468.
What is obviously a championship course on the north side of the turnpike.
Some additional golfing running parallel to the power lines, similar to Escambia & Okeechobee.
Quite a few recreation areas appear to be planned throughout. One of the more interesting is the very large area designated at the southeast corner, this abuts the land acquisition plan that was just announced with the city of Leesburg.
Other interesting items shown that appear (all speculation here):
What appears to be additional golf courses along the south side of the turnpike at the northern end leading up to another large recreation area (country club?).
What appears to be a greenbelt along the north side of the turnpike to buffer the residential areas.
The multi-modal path leading southeast into the residential area just west of the turnpike service plaza, a look at some of the detailed maps that have been published over the last few months show provisions for this roadway continuing to the south.
Conspicuously missing is any provisions for the Baily bridge south of the service plaza except for a possible spur off the main road leading south off the last shown traffic circle. But then they would have to own the land south of the turnpike to make use of that...
No mention of the planned commercial area just south of SR44, but then the date of this diagram is prior to the release of the news of that expansion.
Lots of speculation here on my part as the information continues to trickle out from the master plans of the developer. Obviously they have a well though out and detailed master plan that they are keeping to themselves as much as possible, as any good developer does.

The area between 466 and 466a has 4 championship and 16 exec courses.The new area will need about the same number to support the new homes.

I haven't seen any reason to this point in their development of TV that they don't know what they are going to need or any doubt they will build sufficient amenities.

I agree! The Villages always does things well but NOT all at once. They have a long-range business plan and it will evolve as to when "the need" is there. People can speculate and remunerate all they want but what is fact is "in office" with The Developer and they'll let us know when we "need" to know.

Absolutely correct! They've been doing it well for a long time time and there's no indication that they got stupid overnight and are going to screw things up going forward.

It looks like they will construct 3 RBS through the Fenney area on 468 with 2 tunnels under 468 and a tunnel under 501. No notation of a crossing over/under the turnpike. The northern area of these parcels are still blank, so maybe more to come, and remember this map ends where the Leesburg lands begin in the east
