View Full Version : Want a village without a lot of rentals?

Can anyone tell me which places have more full time residents. We want to buy but don't want to be where there are a lot of rentals. Thanks in advance.:confused:

Not sure anyone has statistics on this. I know on our street in the village of winifred you have about a 80/20 mix of full time to snowbirds. We have two rentals on our street of about 40 homes. We have not seen any problem with having two rentals on our street. It has been a little bit more of a problem with snowbirds. Their property is sometimes not as well kept up as rentals. We had one snowbird that is in Maine for the summers. All his front plants were completely filled with weeds and his larger bushes were very overgrown with some type of vine weed. Many neighbors had advised him of this but it took several weeks for his maint people to take care of it. Rentals are usually fairly well kept up as they are a source of income.
I would GUESS that older areas have fewer renters / snowbirds.
What is your fear with renters??

Nothing. I would prefer to be in a neighborhood where I can get to know the people, instead of them being there and never seeing them again.

Cher.... you'll probably find more rentals in villa neighborhoods (ranches? not sure) that designer neighborhoods. And, more rentals in newer areas than in older areas. But, no matter where you are, there should be enough full time residents for socializing plus, the longer you're here, the more your social circle expands beyond just your immediate neighborhood.

Thanks, we are looking at ranches, probably north of 466. We have stayed in that area, and found it a comfortable area to get to everything.

Go to www.thevillages4rent.com and you can search by village and see how many rentals in each one. My guess would be this site covers about 60% of the rentals so add a few more then this shows. But most have somewhere between 15 and 30. Even if 30, then max would be 45. Most Villages are 1500 plus homes so only about 3% still a very small percentage of the total. I would agree, the older and more established the neighborhood the less rentals and snowbirds. However the older and more established they are, so are the residents. If you are just retiring, you may find more people about your age in the newer neighborhoods. A good compromise might be those just South of 466, about 5 years old, so most people are now moved in and no longer renting, a larger % of the snowbirds have decided year around is not so bad, and closer to your age group.
