I was at Panera yesterday eating some delicious corn chowder. I overheard someone saying if you purchased a home in Fenney that there is a 2 year deferment on paying amenities fees.

Is this right or was it misinterpreted?

Is this right or was it misinterpreted?If this were true, it would be boldly displayed in every advertisement for new homes in Fenney. My opinion: DEFINITELY FALSE!

They were probably talking about the bond. 2017 no payments, 2018 interest only, 2019 starts principal and interest. Amenity fees and garbage started immediately.

I did a terrible thing, terrible.

I called the Sales Office and asked!
I spoke with a sales person who checked the "reveal sheet" for unit one in Fenney.

There is no waiver of the amenity fee. There is however a deferral of the bond payment. The bond due on the unit she checked was $29,300. For 2017 the bond payment is zero, for 2018 it will be $579, and for 2019 onward for 30 years it is $1781. The home buyer will pay the total bond required but the begin date is moved backwards.

I emailed my question to Villages Realty and just got the answer.

2017 - no bond payment or interest, just maintenance fee.

2018 - no bond payment, pay maintenance fee and interest.

2019 - pay bond, maintenance, and interest.

Amenity fee is not deferred at all.

Don't you just love people who post gossip with no intent of finding out for themselves first if it's true or not? No. It's irresponsible and oozes of the "look at my post" syndrome.
