Can someone give me a estimate of the yearly expense of a patio villa.This includes all cost. Outside lawn care, taxes, insurance. Utilities everything but mortage payments.

About $9,500 yearly estimate.

These costs can vary by owner.
For example: Do you claim homestead exemption? That would reduce your property taxes.
Do you keep your air conditioner at 70? Your electric bill will be high.
Do you keep your heat at 76? That will spike your gas or electric bill.
Do you like basic cable or full service with HBO, etc?
Are you talking about an 1100 square foot villa or a 1700 square foot villa? (I overlooked that the original post was for "patio" villa. I know there are no patio villas at 1700 sq ft.)
Here is a list of expenses you can expect to be paying:
Electric
Gas (in older villas, new ones are all electric)
Water/sewer/trash/recycle
Cable
Ammenity fee
Home owners insurance/flood insurance
Landscaping maintenance
Property taxes
Misc house repairs
Pest/termite control/fertilizer
As I stated earlier, your personal preferences can make a big difference, GomerPyle says $9500. I say $12,000. Joan Doe may say $8000.

Gomerpyle, could you give an approximate breakdown including taxes, bond, insurance and what the $9500 includes? Also, is it based on homestead?

Our Patio Villa there is no homestead, we have it as a rental property.
Being rental, insurance is $1015 for current.
Taxes were around $2550 this past yr. Bond made up about$ 675 of it.
The bond on the property is in the $8500 range.
Electric, gas, TV, Phone, Internet, water, yard work, amemity fee are normal.
TV, phone , Internet are on one bill by CenturyLink of $105 a month.
Amenity is $138 a month.
I have a guy mown lawn for $32 a month. No other outside work done.
It rents out very well been rented 32 of the last 40 months.
22 months to a long termer.
Just re-rented feb-mar-apr due to tenant buying a property in 40 hours.

Thanks for the info. You have a nice rental (got the info from a previous post). We would not be able to rent it because we have a cat, but I can see why you have no problem renting it.

Taxes with homestead $2200 annual (includes bond)
Home owners Ins $ 660 annual
Pest control, lawn fertilize $ 500 annual
Newspaper Subscription $ 53 annual
Amenity, sewer, water, trash $ 200 $ 2400 annual
Cable, phone $ 150 $ 1800 annual
Lawn mowing $ 40 $ 480 annual
Electricity $ 85 average $ 1020 annual
Powerwash siding $ 45 annual
Total $ 9158

We find that we eat out more when we are at TV, due to socializing plus so many convenient, reasonably-priced choices. You might want to add a bit to your current food budget. If you'll use the championship golf courses and if you want a priority memberhip, remember to add those extras also. Gym membership?

My real cable/internet bill is $160 but I got all the bells and whistles included, I use Vonage for my phone, about $30 a month. I know you can do TV, internet, and phone for a lot less.
