View Full Version : Rubber seal on sliding glass doors

We closed on June 30 on a new place here and are in the process of getting some of our initial warranty work done. Today someone is coming to look at our sliding glass doors. Two out of three have the rubber seal that is not uniform around all the glass. In some sections the rubber seal is sticking out way too much. Just wondering if anyone else has had this problem and how it was rectified. I'm also wondering how cheap these doors are. I'm thinking that replacement doors might be required here as I'm not sure how you can repair these bad seals sticking out. Thanks in advance, Bruce

I'll let you know after T&D attempts to fix this problem Friday. My next door neighbor had this done, said they simply tap the gasket back in.
They are also replacing 4 of my circle top windows because the factory guy put window dividers in wherever he felt they should be. The windows don't match. Also 1 other single hung will be replaced because they put the outside pane in backwards at the factory causing the E film to create a rainbow effect on the glass.
These new vinyl windows are as cheap as windows can get.

The guy is here now tapping them back in with a rubber hammer. When I said these windows were really cheap, he didn't really have a response.

I didn't catch the guys name but these sliding glass doors are crap. He broke the seals on some in the corners. I'm going to call the warranty office to complain. You shouldn't have to do this on new doors.

I'm shaking my head. What did he say after he broke the seals ?

He said he didn't break them, that they weren't continuous so there were two ends at a corner which is probably true. I'm just ****ed off that this needed to be done at all and it wasn't just a couple small sections but it was about 50% of the seals. The guy admitted that it was just poor workmanship at the factory. I called the warranty office to complain but she said there was no formal procedure to file a complaint. She is going to relay my concerns to the builder. I may be getting a call from him. I like to think that we just bought a quality home but I'm beginning to have second thoughts.

It was Dusty that called to set up the appointment so I'm assuming that's who came to do the work.

And nothing against him. He was nice enough. It's just the poor quality of the sliding glass doors.

Yes, he sets the appointments and does the work. Overall T & D has been very responsive with all our other issues.

FYI , the windows are covered under the 10 year structural warranty.

Thanks, that's good to know.
On a positive note, we went over our initial list of 12 or 13 things that needed fixing with the builder late last week. To their credit most things have already been rectified with just the last step of painting touch-ups left so the response time has been really good.

We had the same problem as did our neighbor. They are not seals but gaskets so the glass panels don't bang agains the frames. 2 of the 4 he fixed came back out. The first time Dusty came out he wasn't even prepared to fix them so we had to make another appointment with him as one had to be completely replaced. The warranty office told me that these gaskets are only under warranty for 30 days which truly is BS. The paint touch up guy was the worst, we had a large area, maybe 5 feet x 6 feet that had been repaired for some reason and the paint didn't match. He used our small can of touch up paint from the kit with a small 3 or 4 inch roller that he simply dipped into the paint can and spread it around. If I had an employee do that he would be fired immediately. The warranty office does get the people to come out quickly but some of them are just worthless. Landscape, you have 30 days to file a claim, 3 dead shrubs replaced then we had to go back to Ohio for more furniture, came back 3 weeks later, 2 more dead, no warranty. I hope they are better with large items than they were with the small things. The furnace guy that came out to show how everything works was the best, took his time with us and answered all of our questions, also the carpet guy who steamed out paint stains in the carpet was excellent, he was like an artist down there cleaning individual fibers, the paint stains came out just like he said they would.

Forgot to mention. When he is banging in those gaskets I wonder how much can the windows take before a seal gets broken and they steam up inside. I'm not sure but I think after a while you have to pay the labor to have them replaced if the seals leak.

I think it's like a deductible. $150 for one or seven windows replaced at the same time.

He was banging pretty hard. I was expecting broken glass.

Why is T&D mentioned? Do you have a new home? T&D is a pool installer. T&D would only deal with things associated with pool installation.

My cheap a$$ sliding doors have to have the bottom glass frame knocked off to replace the rollers. WAFU design? My old house the sliding doors were made so you could replace the rollers from the bottom of the frame without disassembling the frame structure. Quality? BS cheapest route ever TIME IMO.

I utube it. (Utube is great! Where was it when I was young and dumb? Took years for me to learn stuff, now days just google!) Found you have to knock the lower frame off with block and hammer without breaking the glass. Mine been on awhile I sure bottom frame not just going to slide off?
I took the sliding glass door out to put new rollers on and found the were in cases in the bottom frame. At least I was able to clean, lube, adjust, and got the rollers to actually roll. They make racket, but at least the door slides easily, see how long it lasts?

I watched the T&D guy replace the side frame on one of my sliders. Just as you described.
