I was shocked when my neighbor who has an expanded Lanatana like mine said he is having a new roof put on. I guessed the cost to be 7 to 8 grand and was told it would be 17 thousand dollars. Needless to say I am shocked as my 30 year roof is now almost 15 years old and we both have to 30 year rated shingles.
Is this the normal costs today and what is the average life span of a 30 year Owens corning shingle .

I am skeptical. I would get bids from three or four reputable roofers.

I agree with getting more bids. A 30 year shingle doesn't have a 30 year life in Florida sun. I have a court yard villa a new roof this year cost 6k

People, including me, tend not to read the details of any warranty.
I expect a 30 year roof SHINGLE warranty is a prorated warranty and is based on LIST PRICE not what you would pay. Also, I expect it covers the shingles not the labor to put it up.

It does seem high to me BUT, it is possible that the plywood under the shingles has rotted.

Sadly, with all the people screaming to have their roofs done, a roofer will give you a high price-if you don't take it someone else will.
There is no shortage of this kind of thing. Look on craisglist and you will see people selling generators for 1200 that you can buy for half that price brand new.

We went through this after a tornado with hail damage. We waited one year, the price was 35% lower. If you neighbor can wait he will also find this to be true.

Go to Lowes or Home Depot and get the names of installers they have on file. This wasn't nearly as bad as the tornado in 07 so there should be plenty of roofers available. Also you could call your insurance agent and ask for a reference or two. We had our home in Ohio done in 2013 at a cost of 21,000, it was a large home with lots of high peaks and a 4 car garage. I would say a Lantana should be in the mid teens.

Supply and demand. Once the urgency is gone, the higher price will be too.

Had our 13 YO roof inspected 6 weeks ago by what seemed to be a very knowledgeable roofing contractor during the replacement of the aluminum ridge vents with his recommended asphalt shingle ridge venting. He said the roof has 35 year asphalt shingles with some appearance of hail hits, good installation and should be good for at least another 12 to 15 years.

After the recent very high winds caused by Irma it would be a good idea to have your roof inspected to ensure it was not damaged.

Bull sheet! I would call many roofers before I paid that..ridiculous. Does he have insurance? I live in a four bedroom expanded Ivey with 2700 sq feet and I even if I had to refoof this house about $7000 to $10,00 max......Who ever quoted that should be reported to the office of consumer affairs in for the State of FL.

Another option is to drive around and catch a few roofers on the job. They may want to moonlight and you could save a few bucks.

If you don't immediately need a roof, wait a few months and the price will likely be less. Just a thought.....

We do get hail damage in Northern VA. My home insurance company covers the damage and I got the whole roof replaced with the coverage. We all pay for the premium for years,..check it out.

All roofers will get an "Aerial Measurement" of your roof online. You can do the same thing yourself costs a few bucks. This will tell you the area (# of sq.) how many feet of drip edge, ft. of ridge vent, ft. of ridge cap. and ft. of valley you roof is.

I had a complete tear off and a new roof installed by SACK ROOFING several months ago. The rate at that time was $225 a sq. My roof was 22 sq. and I only needed a small strip of wood replaced. $55 per sheet of plywood.

Didn't pay a dime til a few weeks after job was done. We got copies of Ins. papers from them. They filed all paperwork with the Villages (ARC) and with Sumter Co. Building Dept. who did an inspection and gave us the signed paperwork. When we paid, Sack gave us a notarized Final Waiver and Release.

Certainteed shingles with 30 product warranty and 5 year workmanship guarantee.

Happy camper for $5000.00 +/-:thumbup:

Too much. I am having a standing seam finished metal roof installed on my office for $16,900., which includes a couple of new gutters.

Scott Smith Roofing replaced a roof for us on a house in Lake County for $8,000. I think the house was 1400 sq. ft plus an attached 2-car garage. The price included replacing 6 sheets of plywood and using "architectural" shingles. The girls run the office and they are efficient.

You need to know how many sq. ft. your roof is to compare prices not the sq.ft. of living space your home has. It's different.:wave:

Consider it cheap, in California I did a remodel and decided on a light weight tile roof and when it was all said and done it ran $55,000, tile and labor. If we had tile roofs here it may get ugly if damaged.

the OP needs to determine 1) the number of squares to replace his roof. 2) the unit price (going rate per square)
3) the price to tear out the existing roof 4) any additional charges for debris removal

Roof manufacturers won't admit it but most roofs don't last 15 years. so the 30-40 year warranty is a stretch.
they also won't tell you that statistic tell them people move every 7 years or so . Stats are in mfg favor

$17,000 does seem high

:confused: Could you please explain why it is cheap? And what does a tile roof in Calif. have to do with a shingle roof here?:shrug:

I might add that there is not a one price fits all shingle. Just as there is difference in the cost of a Kia and a Rolls Royce, there are different grades and quality of shingles. There is also a difference in roofing companies. There is Chuck in aTruck who has no liability or workers comp insurance. If Chuck or his employee get hurt on your property, you are liable. There is also a difference between Chuck and a reputable firm. Chuck may be here today, gone tomorrow. A reputable company stands behind their work and guarantee.
