Kinda corncerned, just purchased a new build in Orange Blossom and received our closing package from The Villages. It states that we are only allowed 1 dog, we were very clear and told our sales agent that we have 2 Dogs. We did not know that we are only allowed 1 Dog. Is this going to be a problem?

I don't know if you are getting the accurate information but you should have been given a copy of deed restrictions for the district you are in at time sale offer were done. I know of several people coming into the villages with two or more dogs. I'm only familiar with a rule you may only replace a specific number.

A few Villages only allow one dog per household. Your sales agent should have been clear about the deed restrictions.
I've been told that there is an "unwritten rule" that people can bring the dogs they have with them,
even if they have three or four.
But as the dogs die off, you have to follow the deed restrictions within the Village you're chosen.
I'd venture a guess that very few residents in Orange Blossom know or care about the one-dog restriction.

Just to cover yourself, call your agent and ask her why she let you purchase your home when she knew you had two dogs and the restrictions said only one.
Make a written note of the call (date, time and what she said).

Also, you should have been made aware of the restrictions and given a copy to look over before you ever signed a contract.
Obviously you weren't given a copy or even told beforehand.

Our agent knew we had three dogs and we never had a problem.
Good luck and don't worry about it; just be aware in the event something comes up.

Maybe she is one of us that believes in following the rules. Why would you encourage someone to not do so by telling them to forget about it?

We have 3 dogs, but one may not be with us by the end of the year. I asked the sales person about the number allowed. He stated they go by the county regulations. I read about Sumter County and the document stated any amount over six, needs a kennel license. LOL we are good. I think Lake and Marion were at a 2 limit. I am glad about limits.

Seriously? How do you come to that conclusion? They said they read in their closing package they were allowed only one dog.

I believe the accepted rule is you can move in with what you have, but as they pass, you must abide by the deed restriction. Whether that is written or not, I have not seen any instance where it was a problem.

It's very easy for folks to tell you not to worry about it. Yes the rule on the historic side in most of the areas is one pet! I would highly suggest that you put it in writing to your sales representative and their manager so you get something back in writing that it is OK. Overall most people do not complain if the pets do not make a nuisance of themselves. But I would absolutely get it in writing. Good luck!

I don't agree. I have read this forum for almost ten years and not one time has anyone ever been challenged on the dog ownership thing. I am sure it is there to keep extreme abuse out, such as puppy mills and animal hoarding.

Most people are responsible dog owners and the folks who run this place seem dog friendly.

Someone could complain, and then you may have a problem. Get the facts ahead of closing.

I would not be happy with my sales agent. He/she "screwed up" and there is no other way to put it. If the Agent is relatively new, I could see how this could be missed because most Villages allow two dogs. However, you should not be in this position.

Options at this point are few. Given the situation you can probably get out of the contract and move on to another house. If you really want the house, then I would close and tackle the issue with an attorney should there be an unlikely attempt to enforce the deed restrictions.

If you have not already sat down and talked to your Sales Agent, I would do that immediately. He/she may want to bring the sales manager into the conversation. This should be done prior to closing. Good luck to you. The Villages is really a great place to live,

I live in the Historic District and I can tell you that there are plenty of people here with more than one dog. I see one guy, almost daily, who walks his three small dogs. We had neighbors before we moved that had two dogs.

Unless this is something new, I think that it must be a misprint.

Check the restrictions. Also, not to be critical, but,,,,,,,,,,,,,,,,,,,,,,,,, No sales agent is responsible for any erroneous verbal statement, none, Nada.
So, we have found out the hard way.

It has already been verified that TV does not enforce this. It is considered something going on inside your home and they can't. There was a thread on this quite some time back, and I called and verified.

If, that means you've gone through closing-signed all the papers etc-IT IS DONE. You might want to ask an atty about it. Any reply, even from an atty is just an opinion unless it becomes an issue-which it is not currently.

Real estate is in a legal world of its own. Verbal comments mean nothing. All that matters is what is in writing.

If, you are correct and you are allowed only one dog but you have two. As posted by several others, it is not likely to be an issue unless one of your neighbors lodges a complaint. There is no Villages Police looking to catch people.

I WOULD BE QUIET AND ENJOY YOUR DOGS AND YOUR NEW HOME.

I know a couple folks in TV who own multiple dogs and no one has complained. Just be sure to not be out of compliance with the restrictions on landscaping and yard ornaments. No pink flamingos although they certainly are a long standing Florida tradition!

I was told by a Villages sales agent that the deed restriction exists to prevent breeding dogs. Makes sense.
