Realty Executives, JDV, Villages Hometown PM, Downhome, VIR... all the same? I'd like lower commissions, fewer restrictions, and an owner-friendly contract.

Do it yourself. I do it from Wisconsin, no problem. Just need someone to clean between visits and a homewatch when you don't have renters. There are plenty who do this.
You just advertise on villagers homes 4 rent.... it is quite easy and nobody takes 20%

We did it ourselves remotely for 3 years. I was very choosy selecting tenants and only rented during the “high” period. No issues other than someone ( could have been the cleaner ) creating scratches on the dishwasher stainless finish. No biggy. We earned much more than that slight damage.

I agree with all of the above posters, do it yourself.
I originally went with a property manager, found myself at
the bottom of the list in every way. Even caught my PM redirecting
inquires about my home to other homes that had 'priority' over mine.
Renting to snow bird seniors is easy...not at all like renting long term
properties in the north....now that is a pain in the fanny.

Not only can you do it yourself you can command higher rent and operate your home at lower utilities cost than a PM will. It's pretty simple: you have a vested interest in maximizing profit while a PM only has a passive interest.
