What is the SPEC ASMT MAIT that appears on the new tax bill for about $650?
ThanksIt is an annual assessment from your CDD for operations and maintenance, which can fluctuate up and down from year to year based on the budget adopted for that fiscal year.
From the District website: The cost to operate a CDD is borne by those who benefit from its services. Property owners within the numbered CDDs within The Villages are subject to a non-ad valorem assessment, which appears on their annual property tax bill from the county tax collector and may consist of two parts-an annual assessment for operations and maintenance, which can fluctuate up and down from year to year based on the budget adopted for that fiscal year-and an annual capital assessment to repay bonds sold by the CDD to finance community infrastructure and facilities, which annual assessments are generally fixed for the term of the bonds. Because costs and services vary depending upon the individual CDD, specific fee information is available for each community.

:ohdear: You didn't look at the link - did you? I'm guessing you are not correct. If I am wrong please tell us which ones and how they do finance their operations and maintenance. :icon_wink:

"The Village Center District and Sumter Landing District operate from the contractual amenity fees collected from the residents within the CDD, and from other general revenues."
I own properties in both these areas and have never paid the extra annual fee.

I own properties in both these areas and have never paid the extra annual fee.

The lands that are encompassed by the District are located in the Sumter County, FL and consist of approximately 432 acres. The geographical boundary of the District is comprised of commercial properties.
Maintenance of the infrastructure is provided through an annual assessment to commercial property owners based upon square footage of the benefitting properties.

Phone: 352-751-3939 - Fax: 352-753-6430
So.... just not on your "tax bill" like in a numbered district.(1-12) Just guessing on my part, but someone has to pay - right?

Homeowners in these districts do not pay.
