It is a little complex so use a good lawyer to set it up and and a trustworthy custodian. There are pros and cons to it. Good luck.

This is really not a good idea, especially if you need to hire a lawyer. One of the main disadvantages is that, when you cash out, you need to pay taxes as ordinary income, without the advantage of capital gains tax rates, which is one of the major advantages of investing in real estate.
