Take a drive down Buena Vista from Nancy Lopez to 44. You will see a huge difference, huge oak trees lining the boulevard and mature greenery giving way to a more barren look as you head further south.

Less amenities? Sorry but facts are facts.

North of 466:

Executive golf courses = 13
Championship Golf courses = 5
Sport pools = 3
Dog Parks = 2

South of 466 to 466A
Executive golf courses = 16
Championship golf courses = 4
Sport Pools = 4
Dog Parks = 1

There are actually less homes North of 466 than in the section South of 466 to 466A, the most populous area of TV currently.

Amenities that exist North of 466 that are not anywhere else south?

Polo Fields
Savannah Center
The Sharon Center
Katie Belles
2 bowling alleys
Villages Woodshop
The best full court tennis facilities: Glenview, Lopez, Hacienda

There are adult pools, family pools, and rec centers all over TV, every village has these.

Bonds? Highest percentage of zero or low CDD bonds is North of 466. Bond on my Designer in Woodbury was originally less than $10k, now they are $30k in Fenney.

And yes, north of 466 villages have way less traffic, you don't hear us "Northerners" complaining about traffic on TOTV. :D

PS Lyle Gant MLS stats for sales in 2017, average Designer cost $50,000 less North of 466, that cost difference plus zero or low CDD bond owed equals a whole lot of remodeling and furniture.

We did buy in District 2 and have lived north of 466 full time since 2004. I was posting about District 4 not the entire area north of 466. I don't think I said anything bad about it and hope I didn't upset anyone. ( This is the new me! How do you like it so far?):ho:

You are fine, District 4 has no shortage of amenities and in my opinion, has the best golf courses in TV. (all 4 executive courses are rated 3 or 4) and the greens keepers up here are the best in TV.

Don't be shocked. People that own dogs love them (and have multiple dogs, we have 2) and people that don't own them, whine and complain incessantly about them. Dog lovers outnumber the dog whiners.

Yes I remember that thread as it had so many inaccurate statements like this one.

The latest POA flier used Gary Morse's formula on house to amenities ratio. Using his metric they determined that 19 more neighborhood pools and 4 village centers would be needed for it to be at the same level as the South.

4 more village centers?? There is only 1 town center between 466 and 466A, same as north of 466. Spanish Springs and Lake Sumter are both easily accessible from the North and more than enough. 19 more neighborhood pools? Sure, put one in my back yard while you are at it. There are more neighborhood pools between 466 and 466A but definitely not 19 and that area has a much larger population. I have a sport pool, adult pool, and family pool within a few minutes of my home and never experience any overcrowding.

We’ve had ASI Ins since 2005, and have been very happy with their service. They were very quick to assess damages and to pay for storm damage from the Feb 2, 2007 tornado. You hope that you’ll never need home owner Ins but it also comforting to know that they’ll be there should the need arise. The Villages Insurance agency is a good place to start. BTW welcome to TV.

A lot of info/Facts(?).

I think we were and still are in the majority being those who bought/built the home they wanted where they liked the best.

And all the so called facts....how many of which were a consideration in the decision making to live where ever...north...south...north of A or south of B....
Most likely none.

They are all personal after the fact preferences influenced by where one currently lives.

The real identity?
Living in TV in the village of one's choosing...all the rest is chest thumping.

Yes about the dogs outnumbering people. But that's only at restaurants and the town squares.

American Integrity through the Villages Insurance agent.

I can't say it's the absolute best but I got a new roof replacement after hurricane Irma and I only lost six singles!!! Worked for me. :smiley:
