View Full Version : Suggestions for Paddock Square

Given the explosion of growth in the southern areas of The Villages, I think there are a number of things we need for Paddock Square and the Brownwood area.
For starters, we should have at least one Market Night.
It would be great to add a water feature of some sort. There is a lake in the middle and a pool with fountains in the north. Both the north and middle have little streams as well. It would be nice to add something in the south (maybe building upon the popularity of Larry).
Of course, we need more retail. Personally, we would love to see more restaurants like a Panera Bread (just like the other two squares), a Bonefish Grill and maybe a Carabbas.
While 44 is gradually showing signs of life, it would be great to have more shopping to eliminate some of the traveling all of us southerners have to do. My wife wants a Michaels (or Joanns or Hobby Lobby or AC Moore). A Trader Joe's and a Costco would be nice.
What would you like to see or add?

Who is Larry and why is he popular?
I'm sorry the Medicine Shop left Brownwood. I'd like to see a replacement of that variety of pharmacy that carries more than just medicine. Otherwise, I like your ideas. But I wonder... are Bonefish and Carrabbas on TV property? I don't know if they would come to Brownwood. But maybe they would come to non-TV land somewhere close to the area.

There are two huge retail spaces right on the corner that have been vacant for quite a while, at least one perhaps forever. Any good restaurant would be welcome but I expect that TV has high lease conditions on the properties. Shooting themselves in the foot if you ask me.

Regarding restaurants, there are already quite a few and one closed recently. Currently, there are the following in Brownwood:
McAlister's
TooJays
Five Guys
City Fire
Ricciardi's
Cody's
Gator's
World of Beer
Scooples
Dunkin' Donuts
It is not clear that there is a demand for anymore restaurants at the current time.

How about a food court. The vacant space on the southwest corner of Brownwood Square could be subdivided into individual stalls with various food vendors similar to a mall food court. They could include Chinese, Japanese, pizza, subs, tacos, sandwiches, frozen yogurt, Wendy's, McDonalds or Burger King or some other burger joint, cookie and deserts, Cinnabon, organic salad/fresh fruit bar, etc., etc. They could have 10-12 mini restaurants with tables in the center and outside. I think this would give residents plenty of eating choices and draw more business to the square. It also would lower the closing possibility of one large restaurant. The opposite corner has had at least two restaurants close and now it is vacant. If a single small food place closed in the food court, it would have less impact and would be easier to replace. Plus, lower rents for smaller food places, but possibly more rent for The Villages in total. I think it is a win-win for all.

Ya shoulda been here before they widened 466 to 4 lanes.
There was nothing south of 466....nothing on Rolling Acres...no Sumter Square....no Arnold Palmer CC....etc....nothing until the population reach a certain level and then the retail filled in...national chains took note and came in....etc.
Guess what folks were saying back then.
So those South of 466 A not to worry. The population growth and future plans for South of 466A will be attractive to a lot of retail and national chains.
If Costco never saw fit to put a store in the Ocala area, why would they put one in TV?

:BigApplause: Truth to what you say here! They "will" come eventually but if they don't have the $$$ to make it worth while, they'll stay away. I'd heard that once LSL was a lot like Paddock Square and didn't offer too much. Before 466 was expanded and it was just the historic side and SS...folks HAD TO go to Leesburg or Ocala to shop. THAT would be highly incovenient if it still was that way. I say that in 3 to 5 yrs. we won't recognize the landscape along 44.

I suspect one of the companies that is part of the Morse conglomerate owns a bunch of land outside The Villages that are rented. The South will grow and expand, it's all about marketing and business cases and you can bet a lot of companies are watching TV. When there are enough butts to sit in seats they will open seats. Remember, their business cases are 12 month cases, not just snowbird season.

There is not a single restaurant in Brownwood thats worth the trip to dine in their establishment--If the movie theater wasn't there we would never go to Brownwood---the same goes for Lake Sumter Landing--once the enchantment of moving to TV wears off--the Town Squares are not worth the hassle, parking and dealing with the out of area tourists

I like shopping in the squares--Talbots, Chicos, Izod, some shoe stores, various boutiques, Woof Gang, and occasionally the farmers' markets. Otherwise I'm not crazy about crowds. (But that's my problem.) The restaurants are okay if your expectations are not high. Generally, I think the price fits the quality, and we go there for socialization and a decent, not outstanding, meal. I'm happy with it all but hope Brownwood comes up with some more stores.

Tear it down, sell the cattle, layoff the cowboys and start from scratch. This is what happens when money and someone’s dream, family history and memories become reality. Grown adults don’t need a cattle themed micro mall sans no water features, no town square ( paddock is NOT a town square, it is a very very small musical venue), devoid of life before 5PM. IMHO Brownwood is embarrassing and we never take family or visiting friends there, ever. As far as I’m concerned there are only two Town Squares in TV.

They wouldn’t want the space. So, if you can’t lease commercial space, apply for a rezone, build apartments and call it a Village. A constant stream of income higher than what a retail space would generate and more rental Villagers (that’s new), using amenities that weren’t designed for the additional population living on rezoned commercial land. Profit above sucking it up, leave the land as storage for pine straw. How many billions are not enough ?

When we came in 07 LSL was taking shape, a grocery, southern lifestyle, the veranda restaurant, citizens, sales office. I really don’t remember much about the retail at that time, other than the purple pig and the mercantile.
Best was Our GPS showed we were knee deep in water instead of driving on the bridge.
I rarely shop in a brick and mortar store. As younger folks move here the footprint will change to a different mindset of shoppers.
Trader Joe’s and Costco would be my only wish. Rarely eat out due to processed food, Or if we do eat out it’s because I can’t make that dish well.

Do you remember the faux church in Spanish Springs? They had these little concerts for 5 or 6 dollars that were about an hour long. The type of music was all over the place which I like. I would like to see something like that down here.
Have you ever been to Preservation Hall in New Orleans? It doesn't need to be the size of a church or have fancy decorations. I think it will bring in business for the other businesses around the square.

If anyone would pay attention to the future development plans you would see the Morses are putting a lot of eggs into the Brownwood basket. The Villages Adminstrative offices, a large medical center, a hotel & conference center, etc. The Brownwood area will be the administrative & commercial center hub of The Villages.

I think this is a great idea. I would like to see something similar in LSL. I live north but play all the southern golf courses. There have been many times where I thought it would be great to have a fast food restaurant in LSL for a grab and go.
I would guess the current restaurants would be against this concept. Why would 5 Guys want to compete with a Burger King. Let’s see a $5.00 BK whopper vs a $12.00 Five Guys burger.

How about bowling in the south area somewhere? I still think candlepin bowling would be a huge hit down here. It's very popular in the northeast U.S. You bowl 3 small balls per frame to hit pins that are tall and thin like candles. No heavy lifting for those of us who are older or with bad shoulders/arms/wrists.
I would love a good seafood restaurant in Brownwood.

I walked around Brownwood for the first time in over a year Wednesday, and was surprised to see all of the empty commercial space. Is there a reason for this? I have a feeling all is not so rosy with the family business right now, at least from the commercial side. Remember when they converted Katie Belles in order to have more commercial space on the ground floor? I looked in an open door below Katie Belles this week, and there is nothing in there but bare concrete. I didn't see one store being developed there. They say that over 95% of commercial space is rented. I have my doubts.

Suggestion for all town squares. Only golf cart parking in streets adjacent to the squares I.E. the four streets touching the square.
1. Eliminates gawking with tourist driving around the square - very dangerous
2. Increases the amount of parking 4 - 5X.
3. Gives residents a little perk for buying here even though squares are public. Had this conversation with friends and the only flaw they found was what about handicap parking, My response if you made every parking spot around the square handicap it would still not accommodate the amount of placards around here.

I am so glad that the Morses are in charge of design and building. God knows what we would have with this idea or that from the residents. Star Wars? Hall of Republican Presidents? A group of five star restaurants where the entrees start at fifty bucks?
It comforts me to know that the folks behind the curtain pay careful attention to what they have done, what worked and what didn't and keep making it better. It is an amazing success story.
One that apparently makes some people jealous. Someday, after we have all moved to the village of heavenly, the world will continue to marvel what private enterprise accomplished.

I really like this idea. I agree that all the cars driving around the squares can be quite dangerous. The parking lots are not that inconvenient and are of good size to accommodate the auto traffic. You might consider suggesting this on the yearly survey.

I really like this idea. I agree that all the cars driving around the squares can be quite dangerous. The parking lots are not that inconvenient and are of good size to accommodate the auto traffic. You might consider suggesting this on the yearly survey.
An automobile free zone is a tough sell even in the most resident centered cities. Since a resident here has no right to stand upon a soapbox to advocate for such in our town squares, the powers that be will not succumb to this, a retail sales killer.

On the contrary.
A major reason why so many restaurants in TV remain mediocre.
Is the so called issue any more valid to be complaining here on TOTV?

Restaurants remain mediocre inherently so. Patrons have no control other then their own petty issues. If the food or service is inadequate simply walk. Let the execs confer while looking at declining profitability charts. This is what they will do. Look for alternative suppliers, close the most unprofitable and decrease corporate and retail staff. 25 years from now, or sooner, they will be long forgotten and another mediocre restaurant will take its place. The beat goes on and on.

This is my point. The Town Square should be like a park in a city, like LSL and SS. A nice place to sit, take in the sites and people watch. PS is not park like at all, just a crappy little music venue.

Rarely eat out due to processed food, Or if we do eat out it’s because I can’t make that dish well.Absolutely agree. People in their 50's have very different shopping wishes. Groceries? Amazon Pantry. Household goods? Walmart delivery. Great date night? Hello Fresh delivered to your door. Dancing on the square? No be-bop please. Something 1970's. The Villages is slow to change... look at the Villages app (not even an app)... The Villages radio... you can hardly find free WiFi in the Villages. Restaurants and grocery stores need to be something we don't already have. Trader Joe's is a big one. Costco far exceeds Sam's. Something a little more organic, just a little more something... not the same chains we already have!

We have dined at The Rose Plantation, Mark's Prime in Ocala, and Bern's Steakhouse in Tampa. Please let us know 5 other restaurants that in your opinion are a worthwhile destination. Thank you in advance.

So zero is better than anything?

I wonder if whether you "like" Paddock Square at Brownwood or don't like it has anything to do from WHERE you grew up? Perhaps the folks from areas that have horses and farms around them, or in their memory may feel more enjoyment and nostalgia? Maybe those who lived in large cities or areas that didn't have these memories or connections don't like it as much. I am always a little amazed about what some folks call "red neck"....... disdainfully.

For me, since I love Florida and all things Florida, a Key West Coastal or Spanish architecture speaks Florida to me. Hence LSL and SS fit the bill. Six gun City doesn’t and never will. Although I do disdain anything rednecky, it has no bearing on my dislike for Poopwood.

We northern Villagers would also like to see more shopping and restaurants in the south so that you don't have to travel through the north to get where you are going. The roads here get very crowded with people having to come to 441 for everything. Not enough population for TJ's and Costco. I believe Panera is a franchise so if you think it would be successful you ought to consider opening one.

We didn't have Wi-Fi immediately when we bought our house in 2014. We periodically made trips to Eisenhower just to get online. At that time, we were under the impression that only the Regional Rec Centers had wifi. Of late, we've been able to get online at the smaller rec centers as well. I assume TV has been adding this capability over time.

We use them year round, never had a problem with heat or lack of a breeze, they keep the sun off, and make for a dry comfortable place to sit when there is a light rain and the band keeps playing, no need for a poncho. I think the seating is the best of all the squares. I tend to see the positive aspects of everything, makes life a lot more fun. Those who complain and are negative tend to lead a miserable life.

When we were snowbirds we went to the squares maybe once a week, or if company came we took them to a square. 7 years later, I may visit a square once in a month and that’s being generous. I find the squares to be about equal for what we use them for. I rarely shop at the retail.
We use prime, for grocery, and pretty much everything. I would say 90% of what I order I do not need to touch it to make a purchase. Why drive when you get free ship, and better prices, and it’s always s in stock.

We get it....you don't like Brownwood, you don't like Fenney, you don't like southern TV, you don't like the developers, and on and on. Isn't stating your opinion once, enough? In my opinion everyone buys in TV where they feel comfortable buying. What I like, others may not and what others like I may not. I don't feel the need to bash them for it. I figure if I don't like something I either move or don't go visit that area. I don't need to try to convince others of my opinion.

People post I want this or that at Brownwood, but the truth is that no one can grant your wish except the companies that own the business who need to have the cash to open another location if they are a chain or have a bundle if they are a mom and pop. Only high volume businesses are successful where the rent is higher and the rent is higher in all successful tourist destinations. It is market driven, the old "build it and they will come" situation. I am always annoyed when people say that Commercial Leasing here charges too much. They ask what the market will bear. I believe a five year lease is usual and the difference here in Florida is that renters are dealing with three months of feast and nine months of famine.
I wonder at the folks who think the Morses can say...we will now have a Costco or an Italian Restaurant owned and run by a successful New York Italian Restaurant owner. Those businesses have to want to open here. They also must protect their contracted leasers from someone who will sell the same kind of service or product and cause their revenue to drop. That is done everywhere.
I am sure that any owner of commercial buildings wants them rented, but even here, it isn't that simple.

I like Paddock square for listening to music and dancing. I really like the bleachers, though we don’t plan on sitting in the high season.
There are groups that cater to the “south of 60” folks. I like American Martian, the Hooligans, Chuck Barrios, And Second Slice. I’m sure there are others.
However, I think they should have the floor seating right in front of the stage for a few rows with the dancing behind it. Right now, for folks to see or take pictures they tend to stand right in front of the stage, and there is a lot of jostling going on for people to get a better view, usually causing people to stomp on the plants in front of the stage. Seating would allow those folks that get to the square early the opportunity to see the band, and save the plants. As one who loves to dance, I’m happy to be a bit farther back, and can see over the folks in the seats.

If anyone would pay attention to the future development plans you would see the Morses are putting a lot of eggs into the Brownwood basket. The Villages Adminstrative offices, a large medical center, a hotel & conference center, etc. The Brownwood area will be the administrative & commercial center hub of The Villages.
And what were the future plans when Brownwood opened in the fall of 2012? Of course, that Brownwood would be half full after 6 years! You residents of Fenny, don't think about getting a town square anytime soon!

I don't believe Fenney will have a square but Southern Oaks will at some point in time. 26,000 homes is a lot, when this is half built out down here Brownwood will be doing well and as they get near to the complete build out of what is already known, there will be another square of sorts but who knows how much more they'll build after these 26,000. heck there could be 2 more squares several years down the road. It's a lot of fun watching this area grow on a daily basis, that is one thing you can't see anywhere else in TV.

....more shade, organic or artificial
I'm trying to think of a tourist attraction or street where you can walk in the shade in front of stores and restaurants. Does anyone know any?

You are not going to see a McDonalds, Burger King or Wendy’s on a villages owned property. The return on investment isn’t there. The rent in the villages is high and they want a piece of the action

There are at least two McDonald's, two Burger Kings plus at least one each of Wendy's, Arby's, Chick-fil-a, Taco Bell and PDQ fast-food locations on Villages property already.

Retail space rentals in TV are about the same as in any of the modern malls...open air or closed.
As far as TV getting their cut. A totally misunderstood concept and how it is applied here in TV.
The rents and developer cuts are always the excuse every business that went out of business uses.
Remember the rents and any other expenses are all spelled out and agreed to long before they sign on the line.
So how can there be a complaint about a KNOWN cost to the business.
Way off topic but I have a hard time letting this subject pass without commenting.
Subject for another thread.

Your post is absolutely spot on.
I believed from the "
Rumors " floating around that the Villages got a certain % at xyz break point ....not so. I asked one of the owners of Red Sauce and he filled me in on the truth.
Bottom Line ask the owner.
Footnote: Whatever the establishment is if it's good...everyone wins.
Actually when ya get down to it, it is an agreement between the owner and the occupant so what purpose is served by stirring up unfounded facts.
Basically mind your own business

I think this is a great idea. I would like to see something similar in LSL. I live north but play all the southern golf courses. There have been many times where I thought it would be great to have a fast food restaurant in LSL for a grab and go.
I would guess the current restaurants would be against this concept. Why would 5 Guys want to compete with a Burger King. Let’s see a $5.00 BK whopper vs a $12.00 Five Guys burger.
With the high rents, you would never see a $5.00 burger. Check out 5 guys monthly rent and you will see why they have to charge higher prices.

[QUOTE=EnglishJW;1524031]Given the explosion of growth in the southern areas of The Villages, I think there are a number of things we need for Paddock Square and the Brownwood area.

The rent is not the reason for the price of the burger.
But always seems to pop up in discussions that the rent is always the bad guy...it is not....

Five Guys is out of Arlington, Virginia. They opened in my hometown of Bel Air, MD in 2003, here is the Bel Air store order page. As you can see, a hamburger there is $7.29 and the little burger is $5.19, just click on the item for the price. I believe that's the same prices as Brownwood.

And every business that opens up in any leased property knows exactly what it will cost them for the location, there are no surprises on that side of the equation. If your business plan does not include all the cost of running the business and how to keep it afloat in the market you have a poor plan and will soon be out of business. You'll only sell some many costumes for dogs before the market dries up and you're out of business. For leased commercial space a fixed monthly plus a percentage of gross receipts is normal.
As for the restaurants that have opened and closed in Brownwood in the one corner location, their plans were lacking in at least two areas that I know of, the food and the service, kiss of death for a restaurant. The others there that survive, City Fire, WOB, etc. are proof of a solid plan that works.
The developer of the commercial properties knows what their property is worth. It is much cheaper for them to have shell space waiting for the right tenant than to drop their price, let in a business that will likely go under or bring in an undesirable element and have to spend a fortune on legal fees.
You can complain all you want about not having your favorite store or restaurant and then say you can't wait to go home to use them again, but realize that is a part of the problem. A business must not only be able to but also willing to survive the boom and bust cycle of the market place that is The Villages, a lot of chains don't and won't take on this kind of risk. For those that do take on this risk, those of us who live here all year greatly appreciate it as April through September are the best times to frequent them.

While on the Fenny trolley ride last weekend, the commentator indicated that a Trader Joe's was coming. I presume that it will be in the plaza near Southern Oaks, but that is pure conjecture on my part. Wherever it is built, it will be most welcome

Why Costco? Well we moved here less than a year ago and just about everyone we have met here makes the trek to Orlando once a month. Even though there is a Sam's club its not Costco and I know they would have people coming from Ocala if they put one by the Loews on 466A. Then there is Fenny...Non stop growth and built in customers. Yes and I would love a homegoods / Marshalls Ross Joanne's etc...
