Does anyone have any information on the loft apts being built in Brownwood? Will they be rentals or condos?

sounds like they will be leased apartments from Daily Sun
In fact, several new villages are on the drawing board, including The Lofts at Brownwood, available with annual leases and full amenities. This brings apartment-style living featuring a resort-style pool, clubhouse with game room, fitness center and gathering spaces, slated for spring 2020.

Wondering if they will have that industrial loft feel and look, like in a city location. Leasing a loft might be a stepping stone before an assisted living move.

If I read it correctly, the article said by annual lease. If so, that won't work for snowbirds.
I'm sure they have already researched a need/desire for this. I have personally heard interest from several villagers for the option to have apartment style living and it's not because they can't afford to own beautiful homes. The reasons I have heard for this are basically easier, less stressful living - less upkeep, no maintenance responsibility, etc. Others may choose it for easier monthly budgeting of expenses and/or increased security.
It's also becoming more popular up north - 55+ apartment living with all the amenities. The communities near where I currently live are gorgeous. They are not your typical apartment building. Hopefully, and what I would expect, is that TV will follow suit.

If it’s going to be an annual lease depends on cost, but could be good for those who have summer homes up north

I know snowbirds who rent the place they like in Florida on an annual basis and I am sure many more do.

Agree. I’ve heard people say they would like an option between a single family home and an Elan type option.

I believe there are similar styles in Spanish Springs but I believe they are owned. There has been a strong demand for this type of living for awhile. I wonder if sub-leasing will be an option which would open the door for snowbirds that aren't here for more than a couple months. This was announced several months ago and along with the new Courtyard Villas being built next to Alden, it will be a reason folks will look at the Brownwood area. In addition, with the bridges over 44 it will open access to the new amenities that aren't available up north. Add in the health facilities, Puck Restaurant, conference center, District Offices all within walking distance I suspect it will draw more business's and a more interesting lifestyle.

TV will not let leasees of these apartments sublet, no professionally run apartments do that.
They will have minimum 1 year leases, probably in range of $2-3000 per month, no subletting, no Airbnb permitted. Leasees will have use of amenities whether that is included in the rent or added on.
I think it will fill a need, surprised they waited this long to do it. Lots of people do not want to own homes anymore, don't want the headaches and costs of taxes, maintenance, lawn and pest control etc plus no need to worry about disposition of the property when they pass on.
I am sure TV management are aware of the hundreds or thousands of rental properties here. I own 4 and only rent them long term, they provide a nice ROI on original investment.

They will have minimum 1 year leases, probably in range of $2-3000 per month, no subletting, no Airbnb permitted. Leasees will have use of amenities whether that is included in the rent or added on.

I suspect that was under different conditions, might have included county funding and/or regulations. I would be surprised if Sumter or Wildwood want to open that box. If they haven't required it so far, what would be their incentive to do it there?

Overheard a couple who are moving to that place early April. Cost $6,000 a month for them which includes 2 meals day. That's it

and....In doing so may hurt Villagers who might depend on there snowbird rental income.
But, business is business..... and money is money....

There is a big difference in renting for a term of a year and renting for "the season". They do not compete.

On my street one of the villas is used as a rental. The owner lives in another state. The villa is rented for short terms. Like two weeks here a week there. Always different people. I don't like it at all.

I think the biggest impact this scheme will have is that we will have a cadre of new people complaining that they live on a town square but cannot find a decent restaurant.

Unless I have missed the article so far no mention of how many lofts, cost, or sf. There has been an interest for this type of housing for awhile. I would love to move my parents there when the lofts become available

annual meaning 12 months concurrently or annually meaning 3 months out of a year every year for a specific number of years?
$3-4 thousand seems awfully low, depending on whats included anyway, power/water and cable.....security and amenities?
interested to know the real answers anyway.....we shall see

I rent out a lot of places but none in The Villages. Annually always means a 12 month lease and my renters are always responsible for their own utilities.

I am surprised that our deed restrictions don’t have minimum rental restrictions of 3 months . Many communities do have such restrictions. :shrug:
My prediction- - - the proposed apartments will lease quickly.

You can already rent very nice furnished homes here Jan - March for $3-4k per month which include all utilities and amenity fees. The rest of the year rates are less than that especially in summer.

I consider those who chose to live in our assisted living as part of TV community. We know several couples who have sold their homes here to move to a care free, lifestyle.

They are also a great way to let in section 8 housing or whatever iit is called now.
