You can use any mortgage company, but be careful if you are considering a new home purchase.
You have 30 days to close and are monetarily penalized if your approval and the required paper work is not in on time.

Citizens First Bank of The Villages will get your paperwork completed within that required time.

I used First Bank and closed with ease from NJ. They had the lowest rate, no points and were very easy to use with an online portal for document uploads. They are not located in TV, but in Tennessee. I highly recommend them.

Citizen's Bank (TV banks) are usually higher interest rates. We have used non Citizens banks in the past with no problem.

Since the vast majority of mortgages are resold they meet standard underwriting qualifications. Thus by extension the mortgage brokers simply markup mortgages that you can find cheaper elsewhere. The markup is typically seen in the junk fees associated with underwriting the mortgage or markup on the appraisal and so forth. Now why would you chose to pay more for something you can readily find via a Google search?

Having said that I would use one of the largest credit unions, not a local one. Many CUs are open to you if you make a small donation to one of the charitable organization that furthers their base membership. The largest in the world, Navy Federal, operates this way.
