I enjoyed attending for the first time the VHA’s “An Evening with the Developer”. The format was interesting and it’s always fun to be the first to hear about additions and changes to TV that will impact our lives here. The following observations also make me chuckle.

While the dress code was advertised as business casual, Mark’s attire reminded me of my son's dress code while working for Abercrombie & Fitch. However, I didn’t see any holes in the jeans worn by Mark and others.

For some reason, Mark continually showed and jestingly mentioned the “The Villages Daily Sun”. Maybe the Sun has been reacquired.

Much ado about nothing was given to the morphing of the annual village survey to a format that has been used for many years by most progress firms. Darn, PDQ gives me $2 off my next meal when I submit feedback. Where’s any money off my amenity fee?

The caption in the Daily Sun on one picture taken at this event stated “Membership annually sells out the VHA’s An Evening with the Developer”. That statement brings back memories of the term doublespeak in that I believe all of the tickets for this evening event were actually given out free to VHA members and others.

I was pleased to learn about the second woodworking shop to be built down south and additional details on the green house project.

Again, I enjoyed last night and am happy to be living in TV to have fun!:D

PLUS....we can go online "any time" and post thoughts, ideas etc. I liked that announcement AND the one about the new farm to table growing venture. I had to chuckle a bit to myself because so many folks have that critical spirit and want to diss our great community. Because they're not "in" the know on what's going on in the future...then there must be some grand conspiracy. I recently read on social media someone wondering why we don't have MORE healthy food offerings because (of course) they did where-ever they used to live. NOW it will be coming here as well. Thank you Morse family for ALL that you do to make this area such a great place to live!!

As a future resident of Fenney, I am super excited about the new Woodworking shop! With the new cart paths, I will be able to drive my golf cart there. Can’t wait!

This was the first time I went to the Developer’s
Meeting.
I thought Mark was very down-to-earth and friendly.
I was very impressed by his daughter Kelsey.
Also very excited about the farm to table organic farm
they’re building.
When they finish the new hotel/health center/spa it
will be a wonderful addition to T.V.

I’m sure Mark’s jeans were $$$. I thought he looked good and very approachable.

BTW, I think the whole Morris family is pretty down to earth.

The only down-side to this was they should have had head mikes as when they turned a certain way---their voices didn't carry well. At times the participants seemed either to mumble OR they just have soft voices. As a note here---I do NOT have hearing issues. Maybe next time their tech team can be aware of this, if they're not already.

Average selling price for preowned = $277,000
Average days on market for preowned = 47 days

Did anyone state whether the preowned numbers given...were just those sold through a TV sales person?

I would be curious to know the total of preowned homes sold last year...from both TV sales rep's and outside realtors. :shrug:

The Villages sales team sells about 60% of the pre-owned homes in TV. And, I believe that the 2,215 number is only for the Villages sales team.

If the % is correct and the number represents only TV sold preowned, then that means about...3,690 total preowned homes were sold.

Given that we know only The Developer can sell new homes (2,193), it indicates that preowned homes are outselling new homes...by about 68%.

Interesting.

Interesting.As a homeowner what does that mean? How does it reflect resale value?

Good questions.

I'm thinking that since the resale market seems to be so strong compared to new, those that are concerned about their home value and intend on selling at some point...might breathe a little easier? :shrug:

As for myself, I'm a FROG...so it will be my kids that have to deal with it. :D
