Property Line of Courtyard Villas

There is a lot of confusion as to the property line of the Courtyard Villas and the landscaping that runs over into the neighbors villa property. According to the property appraiser map, the owner's property line extends 5' beyond their home. However, a lot of neighbors are taking care of the other person's landscaping by their driveway.
Can someone clarify this.

IMO depends on the lay out and design. I live in older design. IMO I go by where my irrigation sprinklers are. Out my front door to up against my neighbor's house straight out to my drive way should my responsibility (if I have plants in this area it can't touch his house or his fence) Then, curve down my drive way. Any area inside my yard wall is mine. I happen to live on corner so on street side outside the wall to street in my responsibility and of course in front of my house. In my design area 1 on my irrigation system is out the front door the little area that up against my neighbor house. My neighbor has excess down my side way to his backyard and that it. The fence that encloses his backyard out my front door is his responsibility. Inside his yard he can not have anything touching my wall of my house. No plants, nothing leaning up against my house or anything attached to my house.

Call or better yet, go to the Sumter county building dept, in Pinellas plaza, and get the plot plan for your house, this will show the lot, the build lines, and the outline of the house. I have looked at Google maps, and the Sumter county GIS, and found the layout of the villa lots and the houses to be very confusing.

Look at your plot plan that was(or should have ) been given to you at settlement. There is a survey pin in the middle of your driveway that designates your plat boundary. Your mortgage describes your easement responsibilities for the property between your property line and the adjoining home (front portion of the home)

For the new courtyard villas, the actual property line runs between the adjacent houses, basically down the center line with an equal distance between the houses. However, there is an easement that allows you, as a property owner, to control the property in front of your front door, outside the fence, and extending to the exterior wall of the next door neighbor. You actually have control, for landscaping purposes, to use your neighbor's property in that area. However, inside the fence, your neighbor has control of the property up to your house exterior wall. That exterior wall typically does not have any windows, and you need to get permission to enter your neighbor's fence gate if you want to inspect or maintain your windowless exterior wall. It sounds confusing, but that is the way it is set up, and described in the documents.

It is always a good idea to get emergency contact info from your snowbird neighbors or go to the county deed office and get their names and addresses which are always on file and open to public for tax purposes.

That is good info on the link. It looks to me if a gate or fence needs replacing on either side of the house it will be a shared expense. Is that how it looks to anyone else?
