Here are plans for a phase that is south of CR 468 and east of the Turnpike.
A new stretch of Morse Blvd. will come southward to meet the new Meggison Rd.
Decent size Amenity area - Village Rec Center?
I "think" the roundabout at the south corner of the Amenity will have a street leading to an overpass over the turnpike near the existing cattle bridge.
No golf course is shown, but I "think" a championship course is planned for the bottom center, labeled Village of Southern Oaks Phase V-C.
This plan shows a sliver of green that represents Golf, so presumably there will be more golf below that. I "heard" it will be championship golf.
I have been told that right now if you are on the turnpike south of the Okahumpka Service Plaza, you will see stakes on the east side of the turnpike. One color marks the tee boxes and another color marks the greens.

Fairly new to TV. Isn't Meggison Road 44? And Morse crossing 44 is where the Rohan rec center is presently. So these maps show new tunnels going under 44 into the Phase V-C.
Is that correct?
What is the new Meggison road? I think I'm missing something.

Meggison is the road heading south out of Brownwood (between the bronze cows) that will continue south through the property under development between SR44 and the Turnpike, it will turn SE and parallel the Turnpike crossing CR468 and continuing SE all the way to CR470.
Morse, which passes the Rohan Rec Center will continue on down CR468 until about 3/4 of the way to the Turnpike crossing where it will hit a traffic circle and turn SE, finally intersecting Meggison as shown in the drawing that Champion6 posted. Going straight through the traffic circle will keep you on CR468 which is now call Warm Springs Blvd where it continues over the Turnpike, past the Villages of Linden, McClure, and Fenney finally ending at US301.
Clear as mud right? Just like all the roads in TV, these twist and turn their way through the property, there are few straight roads here.

How far south will The Villages be extended to? To where "Road C" runs into SR 471?

They will probably keep going until they run out of land. Woopie! In ten years, you will a get a free Disney Pass when you buy your house, since you will be within walking distance of the back gate. Glad I won't be around. Ha!Ha!

The Villages used to push "free golf for life" (executive courses) as part of their sales pitch to sell homes. They don't do this anymore, since they have not added any "free" courses south of the ones bordering 466A. The Brownwood area has zero executive courses, and you need to go all the way to Fenney to see 2 more. There will only be 2 more nearby. My guess is that they will add another championship course or two, which are not "free'. The ratio of "free golf" to residents south of 466A seems to be on a steep decline. Yes, you can play anywhere, but expect to drive a long way if you live south of Brownwood. The few executives there could be pretty crowded.

That is speculation there have already beeb 3 18 hole executive courses announced as well as a pitch and putt course all west of the turnpike and surely there are more in the works

Free golf is still part of The Villages website. My guess is that is probably one of the first places people go when they are thinking about moving to The Villages.
"The Villages Community is the only place in the world where you can play complimentary golf for the rest of your life, on all of our executive courses."

Good question and the answer is pretty amazing when you start to measure.
From Road C to CR470 is 5.4 miles
From Road C to where US301 turns west just north of Fenney it is 8.2 miles.
From CR470 to SR48 on Road A it is 6.3 miles.
This is a HUGE amount of land to be developed, obviously a 30+ year plan.

Getting close to the Webster Flea Market.
I was curious why it's called a flea market.
"The term flea market originated with the French marche' aux puces. It translates "market of the fleas" and referred to the likely flea-infested used merchandise."

Hard to imagine, given the projected size of additional development...that only one regulation course is planned.
Even if there were 3-5, it doesn't seem commiserate...with the current ratio.
And given the distance to the existing courses from this 'southern expansion' (particularly any courses north of 466A), I'm thinking the current regulation size courses already built...better start expanding their automobile bag drops. :D
I'm thinking (actually, just guessing, like everyone does when it comes to future planning here) that 'Da Family' has decided that since golf doesn't seem to be a priority among the 'generations' that will eventually be buyers down there, that they can still attract residents...without golf being a focus as it has been up until now.
Maybe they will build a plethora of small rec centers with the latest in computers/gaming technology installed and the future marketing will be...'Free video game playing for life.' :D

Exactly. The ratio of "free golf" to housing units is way down. Why "waste" the purchased land on free golf when you can build hou$e$ on that land? Give 'em putting and "pitch and putt" courses and tell them it's the "free golf". At my location off Canal Street, there are 22+ executive courses no more than a 15 minute golf cart ride away. You are not going to find that in these new development areas. Perhaps the developers are planning on reduced interest in golf. If not, expect those few executive courses "down south" to be very crowded. Good luck on the winter tee times.

You really need to try out the new area before settling in if free golf was the biggest motivation.

Lots of remarks about how many championship golf courses or executive courses are being planned. Who knows what will happen in the next five years, let alone the 30+ years it could take to complete the current expansion. Anything is possible over the next 30+ years. At this point, all we can do is guess and speculate.

I'm just thinking 5 years ahead. In 5 years how many champ courses and how many execs will be south of Brownwood?
I thought the golf course view premiums of the course and the most expensive houses paid for the course. It was only a hunch.
I remember joining the woodshop. Great group, great shop but driving a car there almost took a half an hour. That got old very quickly. I have 3 places to shop for food 5 minutes away. I could buy in bulk and have amazon deliver but would miss the bargains. I have many restaurants to choose but I don't dine out. Movies are close enough to bike.

I agree with your observation about the golf to homes ratio as well as your projection that even with 3-5 new Championship courses, the ratio will still be diluted.
Why would a senior golfer even consider buying a home where there are no courses, even if courses are promised five years into the future. Most people our age have a very limited remaining window of years where our aging bodies will be able to play championship golf at a respectable level. I estimate my window is another 10-12 years, if I am lucky enough to remain relatively healthy. My window is now, and I value every precious remaining year I have and I am not willing to wait for future promises to come to fruition. On a positive note, this should increase the pre-owned home values in the northern sections of the Villages where several Championship courses are located.

Golf is a dying sport. Older baby boomers could be sold on free golf...younger boomers and those younger then them do not come here for golf.
The Villages know how to market...golf is way down now on the list of most used activities.

This place and our age solves that problem. If that's what management is thinking I think they got it all wrong.

So this is plans for 30 to 40 years from now? I can’t be concerned about anything that does not effect me.
But if my grands came here say in 40 years only one would be playing golf, the others would have designed the online game that their age group have been playing since they could hold a controller. Most think even though they did not play in their younger years they would take up golf when they moved here.
Problem is they would actually have to go outside with no WiFi to golf:1rotfl::1rotfl::1rotfl:
Right now my grands do not shop in a retail anything. Online is it. One is in 3D anime, other is web graphics design. College is online.

Simple division does not explain the lack of executive courses in many of the new areas. Get yourself a map and look at the area that has Bogart/Bacall/Yankee Clipper/Southern Star/Sandhill/Turtle Mount/Redfish Run/Bonita Pass/Tarpon Boil/Pelican/Heron. Where on the southern map do you see that many executives that are that close together?

It doesent take a rocket scientist to figure out the declining golf ratio per home. The last Championship course to open was four years ago, and lots and lots of homes have been built since then. Lots and lots of more homes are currently being built, as well as going forward, with no end in sight. Yet no new Championship courses are currently being built and it appears as though none are planned in the near future. And let's not forget that homes can be thrown up very quickly, but good golf courses take a very long time to build and mature to the point when they can open. The golf ratio is dropping very rapidly on a daily basis and that is a fact!

Two new executive courses were built in Fenney. At the current ratio, that would cover 3200 new homes and I don't believe Fenney has 3200 homes ;-) And additional executive courses are on the map for the other announced villages. I agree that the courses are not uniformly distributed throughout The Villages. There are more clustered around Bailey/St. Charles but there are also more houses there. There are 7 courses below 466a not counting Grey Fox and Red Fox. I haven't seen any evidence that The Villages is cutting back on executive courses.

It appears that a new Championship Course is planned for the new area south of 44. I don't know the plans for additional championship courses beyond that. The Villages does keep plans close to the chest so I wouldn't make too much of the fact that additional future championship golf course plans have not been released. Care to provide some Villages specific data to support your theory that "The golf ratio is dropping very rapidly on a daily basis and that is a fact" ?

The reference is for Championship golf, not executive. The data is self evident. Belle Glade opened 4 years ago, since then lots and lots of new homes have been built, but no more Championship golf. New homes going up daily, no Championship golf is being built. What more data do you need? The math only requires two numbers, one is the number of Championship golf courses, and the other is the number of homes built. When the number of homes built goes up daily and the number of Championship golf remains constant, the golf ratio drops. That is not a theory, it's a fact!
