Just received our amenity fee increase. From $133.51 to $137.14. Any other numbers out there. Progression looks like this:

$125.00 2006
128.12 2007
133.37 2008
133.51 2009
137.14 2010

Any other numbers?

Still a great place to live.

I assume that all rise based on some standard? Looks a COLA at 2.72% for this year.

Ours actually went down last year, $2.91. It recalculates in September. Looks like we can expect an increase this year, though (looks like that's what yours did). It is tied to the GPI.

This is nothing new. Check your deed restrictions section 4. Your amenity fees will go up by the CPI every year on the month you signed for the property. If you look at your VCDD Utilities bill it tells you when your amenity fees will go up.

Mine states: Amenity Charge AMN Next calculation date 05/01/2010.

This is not a mystery raise in amenity fees.

I would say it is very very reasonable for what it provides. Like management and upkeep on all the executive golf courses. Flowers and shrubs on all the roadways that are changed quarterly. Recreation centers in each village with free tennis, bocci, pickleball, horseshoes, and billiards rooms. Pools in each village for adults and familes. Just to name a couple of things it covers. Compare our amenity fees to some of the other commmunities. I am very happy!

I assume Amenity The line actually reads:

Amenity Charge AMN Next calculation date 05/01/2010.

Note the spaces between the Charge and AMN. I guess it is their way of using a title and information.

We bot our place in Silver Lake in July 09, fee was $135.00. In Dec 09 it was raised to $144.62:shrug::shrug::shrug: Anyone have any idea why ours would be so much higher than everyone else? ALSO, next calculation date is 12/2012,
why 3 years???

Since you probably bought a resale in Silver Lake, the amenity fee increase is based on the original owner's purchase date. So from now on the increase will be in December.

I am not sure why the large rate increase. First I would check with your Realtor to see if they can find out why it is so high. Then check with the Villages to find out why it was so much.

When we bought in 2001, there was a three year freeze on the amenity fees before the first increase. It was spelled out in the deed restrictions. Maybe the deed restrictions will tell you why the big jump in the first year.

We purchased on Oct of 2008 and it was $130. In Oct of 2009 it went down by $2 or $3 because CPI went down in that period. It does seem strange that everyone's amenity fee is different given that all the amenities are the same. However, given that ours seem to be lower than most, I'm not going to complain.

Ours went up to $140.80 for March 2011. CPI for Social Security & some govnt pensions ZERO! How many CPIs are there. Figures don't lie but liars sometimes figure.

My understanding is that the amenity fee is essentially your share of the costs for the common areas, including the executive golf courses, plus the interest on bonds taken out to purchase some of these facilities from the developer (north of 466). The increases in this fee are tied to the CPI and limited to a maximum percentage. I suspect in some years the CPI increase did not reflect the actual cost increases for the maintenance of these facilities. So costs went up but the amenity fee did not, or did not go up enough. So, when a property is sold, the amenity fee for that lot is calculated to address the shortfall. Thus, neighboring properties may have different amenity fees. Also, when a new village is built, the fee may be set different from other villages, just like the bond varies from village to village.

The amenity fee covers the operation and maintenance of all of the recreational facilities. It does not cover the maintenance of the common grounds like mowing and landscaping. That is covered by your annual CDD maintenance fee that appears on your county’s tax bill. Somewhere in the vicinity of $700/yr plus or minus a few hundred depending on which CDD you live in.

Always wondered why some things are tied to CPI (like amenities fees) and some things aren't like Social Security Benefits.
